As someone who designed and built their tiny home, you NEED a closet and don't need a double vanity. I would put the kitchen across the back wall. Center the sink on the window. Ref to the right. Range on the left wall. I could easily sketch something out for you if you'd like. Additionally, you'll want to plan your water heater. Next, put a door on the storage shed outside and make the loft area easy access as storage. Finally, with the way the building is shaped, put small windows at the top area to let more light in. More light makes it feel bigger.
@tszampruch11 ай бұрын
I'd also consider trying to keep all plumbing in the same wall. You're right to put the intimate areas to the right, but you might want to still close off the bathroom to the bedroom.

I was thinking something similar! Two videos back he was asking what to do with a couple other buildings. I think an AirBnB type property that could be booked as part of the resort would be great. I have an immune system disorder, so it's not always practical for me to stay in a big hotel and have to go to restaurants to eat. A small, self-contained rental, with a kitchen, would make it possible for me to come and enjoy the resort. Also, people that have food allergies and such that need to make their own food. I just think it would provide an opportunity for more people to come to the resort if there are options that are ADA accessible and provide an option other than the restaurant.

Rule of thumb for wood utility pole bury depth is 10% of the overall length + 2'. A 30' pole would be 5', 15' pole is 3.5'. Ground compaction and material changes the bury depth but it's a good starting point
@PatrickKniesler11 ай бұрын
Yup. An equation burned into my brain with ten years designing distribution. With almost non-existent compaction but also no perceived horizontal loads, i have absolutely no idea what depth to go for. Maybe strap them to a brace and run auger anchors into the berm behind them to keep them upright if the berm settles a bit.

As a young woman, wanted so much to flip houses, and I love every aspect of all of the construction/fixing up of it. Plus, I love to paint. But alas, hubby wasn't enthusiastic about it. Guess it wasn't meant to be. About the tiny home; as an occasional traveler myself, I can tell you that a lot of tourists leave the room/rental in the AM and go sightseeing, etc. and come back to the room with leftovers to heat up or something they bought to heat up for dinner, which can be done in a microwave. Since you will be renting this before the resort is ready to fully enjoy, why not advertise it at a discounted price and then list how close the nearest town is, restaurants there and close-by places to see/visit.? Also, are you going to make the couch a fold-out for sleeping? And I might suggest putting up just a partial privacy wall at the side of the bathroom entry. It could be an attractive piece of decor;, like a moveable folding screen, or just a partial wall that doesn't have to go all the way up. I have done loads of property management and some home staging as part of it from time to time, plus my husband and I have done some travelling over the years and these thoughts sort of came to me as I watched. Also, with the advertising I suggested, folks would then just plan on doing their activities/sightseeing away from the resort, so you wouldn't be obligated to provide any of the eventual amenities you will be offering as a full service resort. t

The round outlet you weren't sure about is an L6-20 or L6-30. 240V 20A (or 30A) socket that locks in place so the cord doesn't fall out. Very commonly used in data center power, but some large 240V tools use them as well.

Smart move with the range, i'm glad to see it's happening.

The Tiny House needs closet space. Everybody forgets closet space. A shower stall is more functional and will leave room for a closet, but if you’re marketing it as luxury you probably have to go with the tub. The outside shed looks like a great place for a stackable washer/dryer for laundry. The range needs its own name. Rooting’Tootin’ Shootin’ Range. Make signs.

For the tiny house you could connect the little outdoor "storage" and make a really nice bathroom or closet.

1st open to the public range day on my birthday. That’s so cool. Wish I could make that.

I would swap the layout front to back, have the door open into the living room area as you first come in, that way you could mount your tv on the dividing wall and it wouldn't really interfere with coming and going. This opens up more room for the kitchenette and dining table on the back wall. I would also swap the bathroom and bedroom front to back just so your kitchen and bathroom are both on the back wall to make plumbing easier. Otherwise I like it, nice and simple.

I think a tiny home is perfect for that shed! Love it!

If flip your floor plan this way you don’t really need to break the pad and then this way you can make a more grand entrance in the small home through the out side storage and then you walk into a living room style area with the kitchen along the back wall then you step down into the bedroom/ bathroom with a closet

Use the existing house for employee housing, and turn the shed thing into a caretaker shop and storage. Easy shop access for the person in the house.

I think the best layout would be building a upper bedroom. You could change the middle wall too. The large ceiling wont feel good when its super tiny square footage overall. I think building a upper room would be really useful. If anything you could build out the roof to be bigger to make a upper floor.

Put in a deck at the back. From the kitchen open a door, install a nice heated spa bath.

I really like you layout plans, i would only change the size of the enclosed toilet. It may came off weird or looked smaller on camera but i really liked everything.

The tiny home will be so cute! I would definitely stay there. The storage in the front could have some lawn chairs, a BBQ grill. The whole place is gonna be awesome!

I would put in one of the old fashioned raised up showers, with bath plug in the floor, suitable to hold enough water to bath young children if needed. Otherwise it's just a comfortable shower that doesn't leak water on the floor 😊 Make sure the sofa is a bed sofa, or modular, so a couple with two smaller children have the option of coming with the kids. Love your tiny house idea. I wonder if I will ever get to visit your resort, all the way from Australia 🇦🇺 🤔 Maybe one day, before I'm too old to travel OS 😂
