I’m cashing in $20K of precious metals for land. Is it a mistake?

the price of precious metals is starting to skyrocket and will go up shortly as much as ten times in value. Land prices are a little depressed right now and switching metals for land is just plain stupid, NOW is not the right time. Wait a year until silver goes to a hundred and gold goes to five thousand. Then buy your land.

Land is a good thing and is going up in value just like gold and silver. If we get a correction in the market, then he may lose out. And you can be right as well the metals might keep jumping..

Sounds really stupid, i mean the consensus among peeps knowledable about silver is that we are entering its actual phase of returning to value... why quit now, when its just about to start? Like sitting though the commercials at a cinema and leave at the title screen.

Congratulations! That is worthy of some of your stack! Gold for land and silver for cows and chickens. In your case maybe silver for a swingset or a pool. Good luck in your deals!

Vacant land is a bad investment without structure and a tenant. Negative cashflow.

I did too. And it was a great price on the land so it’s a win win for me. Selling my metals was Bittersweet but worth it.

Congrats on your land score! I bet they will take $20k for it. Might even offer $18,000. I'm looking for warehouse space and downtown commercial, but I may have to wait a year or so for the deals to come flowing.

On principle it is NO mistake in my opinion ! Especially for a young man with young kids ! But (2 buts): a) I would advise to get land OUT of town, in the countryside, in the green (if there is any outside Vegas).... a piece of land with water, vegetation, clean soil, clean air. Have an old caravan there or build a simple cabin. Make your fam's weekend get-away ! In a future you could make it your start of a homestead and become more self-sufficient b) If you're just in for the speculative asset (metals to make profit, now land to make profit) then I think you are converting too early. There should come a moment when the metals can vastly outbuy property (incl. land), a lot more than now.

I did the same 5 years ago! I purchased 5 acres in what I thought would become up and coming, and now it is! With some improvements I stand to profit around 400k! Best investment I've ever made!

These other commenters do not know what they are talking about. When you see a for sale sign on every other block, wait 1 year and then buy for at least 50% off. I did it in 2010. Paid $190k for a house listed $237k AFTER it had already been drastically reduced, then sold it in 2020 for $335k. Wait till the stock market collapses and then start buying those back, too.

I would hold on a bit longer for higher prices then you keep more gold and maybe get land a bit cheaper

Nice job brother. Ive always told myself the only thing ill walk away from the stack for is a piece of land i could either put a rental property on or just dig in a garden, build a chicken coop on and throw up some solar genys for myself. Best of luck

Silver, gold, land, real estate, businesses are all GREAT assets. I personally invest in all of them in the order I put them in in this text from least to greatest. I think you are doing the right thing, just be sure you are sure the land is what you think it is. Be sure you know the restrictions placed on the land. Not only from the government regulations but be sure the seller doesn't have any restrictions on the land that transfers with the sell of the property. It could limit your buyer pool when you go to sell it. But it sounds like you have done your research. If you haven't agreed on a price yet, find out what the sellerhas been adking for the land. If its been listed for $20 k for a while and hasn't had any recent reduction then start out with a lower offer. Try to find the sellers lowest price. Remember that money in real estate is made at the purchase. Don't buy too high. It will eat your future profits. Good luck. Glad you are venturing out into larger assets. Real estate creates more millionaires than any other asset class. Plus it has the best tax benefits. Your future self will thank you for this leap of faith.

If I could do it all over again, I'd buy some land and put a tiny home on it. Some of those prefab homes are nice and cheap. I agree, foreigners shouldn't be able to buy our land.

Both are great investments, land = taxes tho. Gold is going to take off. All signs show gold heading up. Too many clues too list

Just make sure you have water...land is worthless without water rights...and your water tables are not up to par...if it hadn't rained like it did this year Vegas would have been a memory...just a little food for thought..smiles

If you buy a land though, you get taxed for it through rates :). Though it could appreciate more than gold.

Huge mistake. Commodities are going to keep going up and stocks, bonds, cash, and real estate are going to keep going down. Why would you sell low and buy high?
