BGC is the flagship of modern Philippines. Check out Aseana, New Clark City and I am waiting on Horizon Manila. Ortigas Center is booming. Checkout Bridgetowne.

BGC is the ideal model and urban planning. it was easy to develop BGC because the land is vast and open. No permanent vertical structures that hinders development. Ayala have free hands developing, no right of way issues. It will be difficult to do the same in the old existing cities around BGC. There will always be resistance from landowners and some politicians that hinder the development of infrastructures. The subway will be delayed due to right of way issues because of crazy landowners. The LRT extension to Cavite will once again be delayed because Cynthia villar want to have LRT pass by their project. That's the reason why developers are opting to reclamation projects, that's how ASEAN city and Mall of Asia came about, Moa is already expanding.

@@axizcorpagree. At the current rate, the Philippines will be all connected 200 years from now because of reclamation. Manila bay keeps shrinking. It's probably the biggest advantage of doing business in the Philippines.. just build your own land for developers. Minecraft IRL

It's easier for clark to develop because they have an open vast land to play with, they're developing faster than Southern Luzon's Nuvali, Eton, Megaworld project in Laguna have slowed down. Central Luzon are mostly farmlands so more lands to play with. NSC train in the north won't have problem, the challenge is when the NSC train will start building in Metro Manila, there will be more resistance.
