Really happy that you and your wife made it through your second flip. You will realize that even the pros lose on flips. Every flip won’t be a home run. As long as you have more home runs than losses you will be fine. Last year was my husband and I learning year but, this year we have been doing so much better. Dude I’m in the same situation as you. I’m a new flipper in Tennessee and about to close on our first flip. I made a ton of mistakes and learned a lot. It looks like I’ll walk away with a little more profit than you but not much😂. We just started another one that looks more promising.

Great info. I suggest to count all the hours you and your wife spend, discussing, planning, driving in every month to get a average hourly pay rate, so people know what is really pay rate of a flipper.

If you try new construction take a look a modular built homes. Theres a company in tyler, tx called pratt homes. They build duplexes too

Over payed. 70% minus repairs especially in this market. You need to source your own deals if you really want to make profit. Unless you find a legit wholesaler that feeds you deals

On my second flip. My god it is so stressful. We have learned so much, even though our last one was basically a full gut . We made $50k on the last one but this one, we have listed too high. So many showings, not one offer. Meanwhile those nearly 4k payments are adding up 😫you have flippers say they make a $100k on each deal, I call bs.
