Can you insist on seeing the builder’s insurance liability certificate and have a full schedule of works prior to agreeing to the notice? I’d appreciate advice because of the lockdown I have to decide now. It is adding pressure to make a decision fast. All I have is the planning application plans and no details. Thank you

You can ask to see anything you like. If they refuse to provide it then you can 'raise the dispute' talked about in the video by appointing their surveyor to be the Agreed Surveyor or appoint your own to be the Adjoining Owners Surveyor. Tread carefully with insurance. Unless you know the full details of the policy, the Schedule could be worthless, e.g., they may only be insured for one type of work, and so there's no cover if they're doing something else. Planning drawings never have enough into so you should ask for the ones submitted with the Building Regulations application. Hope this all helps.

@@SussexSurveyorsLLP your an absolute star thank you. I spent hours looking into their surveyor and established he wasn’t a member of the RICS etc. I am disputing and told the owners last night I refuse to deal with him. I cannot thank you enough for advice and insurance advice 🙏🙏🙏🙏🙏🙏
