Hello, exactly why I went with a new construction. I didn't want to be competing with other buyers, being outbid or over bidding. 11 years later & I'm so happy & blessed that God has me where I was meant to be. I actually had to move away from family & my job (about an hour & twenty minutes). Commuted by driving for 5 years, then commuted by train. Then boom that nasty C19 hit us & I have been working from home. Blessed.

Be careful with the new builds! The trades are having trouble staffing in lots of places. Make sure inspections are top tier and you keep an active list with proof of any issues for that first year

I will pass on that advice to my brother bcuz he and his gf are looking for a house in Houston theyre moving from NYC and have Been touring newly built houses. The three in the running are all newly built so its safe to say that's what they're going with

That was a nice house and a huge backyard. I can only imagine how the house hunting game has changed with so many people relocating and these investors buying up everything. I get calls almost every day investors asking to buy my home…Nope..nada..ain’t happening stop calling me. Hang in there you will find the home of your dreams soon. Right, I literally found that house last night about 10:30pm and said that’s the one!! I’m going to find it!! Like, I have to tour it… and 2 Townhouses were listed in my desired neighborhood but they are only 2 bedrooms and were both priced higher than the house in this video because they are in the city!

Even if you have to go builder grade for new construction remember it's your and you have time to redo it and plus after 10yrs most things are going to need to be replaced or upgraded

This is very true! Even though I was hinting at picking the new construction, after a lot of thought last night, I honestly feel that’s going to be the right route for me. And like you said, It’ll be mine, and I can upgrade it along the way.

Everybody asks about HOA. Remember to ask how old is the roof, original property lines, a marketable title free of any loans and liens, check the neighborhood for nearby criminals, easements, covenants, and mold!!!!

Hi Mesha! On the handheld shower piece is it set up that water shoots out of the top? That water pressure from that type is super helpful in keeping those shower doors clean. If the shower door is clear(versus frosted) it’s going to take extra effort to keep it clean. Besides the water pressure a squeegee will be necessary. I think in one of your videos you mentioned the backsplash in new construction. No one is doing all the tile cutting anymore girl. You can buy “stickers” and they are just as beautiful with half the fuss. From subway tiles to mother of pearl.

If you go through a private owner. Be prepared to pay your own closing cost. Not all sellers will pay it but will negotiate in the purchase price instead.
