A lot of foreigners or Filipinos who grew up elsewhere think BGC is the most expensive place because that’s the only area they have access to. But they’re wrong and uninformed. The real and old rich live in gated communities mostly in Makati, like in Forbes Parks, Dasmarinas, Urdaneta, Bel-Air. Some are in Mandaluyong, Quezon City, Pasig, or Muntinlupa (White Plains - lots of celebrities live here, Greenmeadows, Wack-Wack village - that has the Wack-Wack golf club) Some of the house and lots can go up to billions of Philippine peso. But foreigners can’t access or own these places because our laws forbids foreigners from owning land in the Philippines. BGC is mostly just for condos and offices.

Prices in BGC are outrageous. 37th flr, 3 bedrooms and doesn’t look spacious is already at ₱77 million? And if there’s a fire, how do people from that floor all go down safely? You’ll even have a hard time going to the parking lot. Just buy an empty lot and build your ideal home. It’ll be a bit more expensive (engineers, architects etc) but you own the lot and house, vehicles are stored in your garage and you’ll have the option if you want a small home but with a large garden. You can have a mini farm and grow your own food.

Yea, but if you're a foreigner with no direct Filipino family, you can't just buy land. And the stairs are built in, no architects, engineers or permits would allow a modern building to be built without the fire safety codes in place. High-rises are not built with wood, so fires would be isolated/not spread as far as highly combustible building material. Some people don't have the time to tend a garden, let alone a farm and would need to hire help for that. Maybe people also like being in a high-amenity central area that covers all their needs with convenience due to their business/ career-focused and social lifestyles. But for those who want to be self-reliant and closer to nature, yes, the option to grow an edible garden in your own plot of land is an ideal option.

You should hook up to the very Rich....or find someone with connection...They can show places where you think is not possible in the Philippines....Forbes Park, Corinthian, Green Hills, Alabang, Blue Ridge, White Plains, where you can find houses of the Rich......most exclusive subdivisions are mostly restricted to outsiders unless you know someone who lives in those villages but if you know someone in the higher society of the Philippines a Big Business owner, A Rich Politician and some of those Popular Celebrities they can accompany you to how Rich Filipinos live.

I was able to roam around in Forbes Park to buy a second-hand car from a rich man. Only maids and drivers are seen on the streets. Also just guards of private residences. Guards, guarding homes of ambassadors and diplomats.

Singapore is the most ludicrous when it comes to property prices in the world. A Bungalow in one of the expensive neighborhoods there will cost you $30M - $60M minimum, that is a mega mansion in the Philippines with a helipad. Makati and BGC still cannot compete.

That's because they have very limited land and I personally wouldn't want to compete... buying a shoebox house for $30 Million to $60 Million isn't a flex, that's actually sad and depressing, I would rather live in a large mansion.

That's because Singapore has a very small land area. Although the Philippines is a small country, Sg is even much smaller. In fact, Sg will fit inside Subic, the former US naval base in Ph. When you have small real state with millions competing for it, naturally, the prices will shoot sky high.

If you mean a GCB, yes that is the “ultimate” property in SG as GCBs are very limited, less than 3,000 of those and in certain neighborhoods only.

Mortgage defaults in Philippines is very rare! Because real estate loans and brokers are only selling to people that can actually buy and afford it! They don’t sell houses to people that sell food stand on the streets, that’s why housing bubble in that country is very low..

Yeah! My family is filo, and they run their own local businesses, just like their neighbours and none of them own a home. They only make $2 AUD a day from selling. So you really gotta have plenty of money by either from your parents or someone to afford a decent home.

Let me give you an example, when Jollibee realized that Mang Inasal was gaining popularity, they bought 70% of its shares for 3 Billion Pesos. The vast majority of celebrities don't even own that much money, despite working for decades.

Comfortable is subjective. She definitely sends her kid to international school which is already around 250k X3 a year. Plus drivers, maids, vacations, THEN you finally get to the actual expenses of building admin fees, groceries, utilities, etc

Makati is richer than BGC. Subdivision and villages homes alone cost as much as Southern and Northern California or even more. I was looking for a rental house in Bel Aire village close to where I grew up and the average cost is about $7 to 10 grand for 3 bedrooms and 2 baths. Makati was the financial district of the Philippines. Before I left for the States in 87, BGC was a Philippines army base with military base housing for the officers. Fort Bonifacio (BGC) was bare with lots of vacant land. Makati is where the old money is.

Security in BGC reminds me of the ever present security guards in Bangkok. 99.9% of their low paid jobs are insanely boring, so when they get to challenge a foreigner it's the highlight of their day. Even tuk tuk drivers have more variety of their day, scamming tourists and whatnot.

I must say the last lady was really humble during the interview and really gave so many pointers as well. Though she forgot to mention that Philippines has some of the worst corruption there is and having political connections might be worthwhile, but the risk of involvement is greater than being rich is. At best, corporate/entrepreneurship should be one way for success.

You know, there is a difference between the rich and the poor. Many times, the poor rely on government assistance and blame others for their poverty. On the other hand, most of the wealthy have started businesses, worked hard, and don't depend on the government or blame others for their lives. If you're struggling now, don't blame others. Actually BGC, Makati, Alabang etc.. are some of the expensive, fancy and most expensive or richest areas of the Philippines in terms of businesses, financial hubs or luxurious condo, gated subdivision, villages, townhouses or apartment complex. But in terms of home/land property like mansions with wide ranch/ farmlands, resorts near the beach, or property on top of a hill overlooking a city or a town it's all spread out across the Philippians. Most of the rich individual have a property mansions distant from the main cities mostly in provinces and away from the hectic city life. It's advisable to have your own land property than live in a luxurious penthouse condo unit in a building in the Philippines worst case scenario is the when earthquake hits your area every thing collapses, fire would break in some units and spreads to other parts of the building, issue with the buildings developer or problems with land rights where the building is built.

Some might think that Forbes, Bel-Air, and BGC are where the rich live (That's true) but the really rich Filipinos have their own Haciendas. If you want to see where they live, you will have to go to the provinces where their "villas" and "haciendas" are located. Needless to say, they also have houses in BGC and Makati for convience but it's really the "family homes" or "balwartes" you should look for if you're looking for really rich Filipinos.

You can’t generalize BGC & Makati as there will be areas where rent/properties are cheap, squatter’s area, or the nicer part of the town. There are actually expensive areas in every city specially in the Metro. You have Ayala Alabang in southern NCR, Corinthian Gardens, White Plains & Capitol in QC, Green Meadows & Valle Verde in Pasig, New Manila in QC/San Juan, Merville in Parañaque etc. I can go on and on. BGC is just newer/more modern looking & center to business area. There’s so much more outside BGC & Makati, its not really the end choice of locals. Most old rich are in QC, Mandaluyong, Pasig, & Makati.

Makati is the old money, it's where the most of the Upper class lives. Some are segrated in gated communities in Quezon City, Muntinlupa, Las Piñas, Parañaque and San Juan.

You didn’t make it inside Forbes, although the listings in pictures are correct. While technically in Barangay Forbes, the houses you knocked at are not inside the gated part of Forbes, but on McKinley Ave.

BGC may seem luxurious at first glance, but it's only because that area was commercialized recently (a decade or so; it used to be just flat open land). That's why the entire city looks clean, and modern because the buildings/infrastructure of the area, and even the roads are new compared to neighboring cities who have been established decades before that (Mandaluyong, Pasay, Manila, QC etc) The real old money rich people either lives in Makati (Salcedo, Urdaneta, Bel-Air, Rockwell, Forbes, Dasmaranias) or Ayala Alabang down south. The people you will find in BGC are mostly 30% EXPAT/Foreigners and 30% Upper/Middle Class. Sadly, the remaining 40% roaming around that area are what we call "estetiks/aesthetics" (or poor people who dress up nicely by buying fake brands that look expensive to pretend they're above their class). The surrounding area of BGC on the north and east side are squatter area. So you will mostly see on the outerskirts of BGC, particulary venice mall, market market, sm aura are squatter people. It's a mix so we don't consider it the most expensive area at all. Good try tho.

Rich Filipinos typically don't buy condominium units. Rich Filipinos prefer to buy land and mansions, such as in Forbes Park which you featured in the video, there are many gated communities just like that, but non-residents are typically prohibited to enter.

She also said that there were some Filipinos living there as well, but it was mainly expats who lived there. Now, with that said, I find the units to be quite small, and the ceilings to be rather low making me feel cramped and claustrophobic, for me the only desirable thing about it is the location. In the minds of many Filipinos, if you're gonna spend that much money, then might as well buy a large house with a lawn and a garden, that way you wouldn't feel cramped.

However, they could least and rent it. In 2:55 in the video, the real estate agent said that there's a lot of Filipino buyers as well. You'll be surprised that rich people outside metro manila invest in properties in BGC too. Just like our neighbor here in cagayan de oro, who works as a captain in an international seafarer company, and they have a property there. Also, you'll be surprised what 2 million AUSD gets you in australia and USA, cos 2 million ausd in philippines is pretty decent given to its location too.

Bgc is normal price for rich people in the Philippines you go ayala alabang minimum 200M peso you go bel-air minimum 500M pesos enter forbes park minimum 900M which is very rare cause now its 1B. Bgc condo are used for property rental and some expats live there cause its cheap. Go New Manila, Wack Wack, Loyola Grand Villas, Dasmarinas, Urdaneta etc. You were filming around Forbes security there are heightened that's why you really get a look cause they might think why you asking cause people around those area never ask you were lucky you were never got called by a Police Patrol in some areas you get flagged down by Police Patrol car automatically cause they have there own station inside or beside those kind of villages.

Residents from the first world countries with not enough money saved go to the Philippines because they can retire comfortably using their SS benefits and maybe dip a little bit into their retirement savings and stretch it out until death. New rich overseas Filipinos buy a lot of these condominium units because they’re feeling nostalgic about life in the Philippines. Live there for a month or two and lock it. Buying a house for them is a great desire but paying someone to live in it and the person paid to take care of it doesn’t know a thing about care and maintenance. Also, the children of these new rich Filipinos don’t have a desire to live in the Philippines long term. Maybe just stay there for a week or two.

You can't just do that "knocking on doors" in Forbes or similar communities 🤣, they're mortals like us except they have more money and power. Many of those super wealthy people in Forbes and Dasmarinas have security guards and some of those super wealthy home owners have bodyguards . Some also own buildings in BGC, Makati, Ortigas CBDs, 2nd mansions in super wealthy suburbs of L.A., Boston and London, stakes in international companies in the US, Europe, South America , China, Africa and Australia.

These are not close to the most expensive at all. What I don't like bout Philippine condo real estate is that the interiors of what people consider luxury are small and quite ugly interiors. Not worth the asking price.

It's a huge mistake to think that most foriegners should look at real estate in BGC, in fact the real estate there only makes sense for the tiny percentage of people who must live there for work or busisness reasons, but most foriegners aren't allowed to work in the Philipines at all and they can find similar appartments and condos in other beautiful locations of the philipines for 100k AU which is less that 1/20th of the price!!! BGC is drastically over priced and just doesn't make sense for most people, locals or foriegners because unless you absolutley must be there, you can get so much more for your money in other areas of the Philipines!!!

I was in The Philippines 🇵🇭 in 2022. This is not the most expensive place there. Aside from corruption and entrepreneurship, the other way to make it in rich 💰 areas is to have human resources. Who you know will get you more done than what you know alone.
