You would need more than 2K to do this. To pass tenant referencing you need to have earned 30x the rental amount on the property, in the previous year.

This is absolutely spot on, thanks for pointing it out. The so-called big influencers on KZbin and social media fail to mention the 'real' real-world requirements you need to acquire property, whether it be to own or rent. It's easy for an already established millionaire to just walk into Manchester and acquire an apartment to rent!

Who is liable for potential damage/loss? The official tenant or the person actually in the property? Over what period of time will the subletting go? Why would any owner or agent agree to that if they could gain more money themselves?

Sales funnel and entry level position to the bottom of the pyramid You're better off investing in holiday homes abroad. Ask yourself, especially nowadays, how many people work from home and travel for work? Relative to the amount of hotels/Air BnBs/SAs etc It's a model that is failling and will downtrend significantly in the coming years.

Yes true, I have been in touch with a brokerage Advisor. With an initial starting reserve of $80k, my advisor chooses the entry and exit commands for my portfolio, which has grown to approximately $550k.

With 2 k, I would create a free account at a UK bullion dealer. I would order and take delivery of 40 silver britannias and 2 x 8g gold sovereigns. With the understanding that gold went up 750% over the last 20 years in the UK- and the average property in the north of England only increased 30% in the same period of time. And watch the capital growth growth in the metals increase ( 25% in last year) whilst UK properties stagflat in price.

it only rises in accordance to inflation rising... it's common for the rich to park they savings in gold and silver to stop the inflation affecting the spiralling devaluation of fiat currency until they buy more assets that cashflows...

100%. I’ve had people off his courses turn up to viewings and ask to take it off ‘my hands’ They cannot guarantee you rent! Wouldn’t touch it.
