Visited their show units, it’s an impressive and future investment project due to its luxurious amenities and infrastructure upgrades such as LRT station in front of PICC

In addition to concerns about the mall design and its future success, another major consideration is the ongoing construction and completion of the MRT. If, for any "unknown reason," the MRT project were to be halted halfway or face significant delays, it would create a serious issue. This is especially problematic when selling units over a million ringgit that are small in size and located in a high-density area. Without reliable public transit access, both the property’s appeal and long-term value could be impacted, making it more difficult for investors and residents to justify the high price per square foot.

Do not compare other independent projects with township project. I believe the township has been planned with better infrastructure since it is a biggest township project in Penang. The upcoming comprehensive infrastructure helps ensure that property value and community appeal are less independent on private vehicle usage, offering a convenient and less-hassles way to travel around the island

i would say the traffic there is crazy! the jam can persist until 10-11pm... dont think you can go gym first after off work then go home hehe.. unless u OT till 12am to skip the traffic hopefully it get improved soon price wise... medium room in opp apartment is just ~300/month... so...

Do you think just the traffic there is jam? What about other Penang Island Areas, isn't it the same either? With upcoming LRT project, commuting in Penang Island will definitely be better than current situation

As someone who work there near SPICE, the traffic jam before / after office hour is seriously the biggest problem, people will be driving back to town area or go up Penang bridge and back to Butterworth, 2 area which are always jammed.

Penang needs a mall that is equivalent to TRX. After going to TRX, the malls in Penang just feel underwhelming. Hopefully, PICC mall/ the lights mall can deliver that TRX premium experience. All the best to Hunza.

@@ultimatejy9393how so, I think penang gurney have premium brand than velocity (Karl lagerfeld , polo Ralph lauren, Tory burch, le labo, Hugo boss, Omega, Rolex ,Longines The Hours Glass etc . I don’t think velo can top that

I rather buy 1-Sky condo, opposite Muze. It's cheaper, bigger unit, lower density. And will be walking distance to future mall, LRT and amenities as well.

@@vinz3216 1.The highest Capital Gain property in Malaysia is a leasehold property, does not really matter freehold or leasehold when comes to property investment in Malaysia. The tenure can be extended, government will not just simply chase the people out like that. 2. I live here, the management not great but not bad either, as long it is clean and maintained well . The comfortable home is more important than top class gym or swimming pool which usually residents don’t use most of the time.Same goes to the tenants. We can disagree.

I think it's hard to compare a Township project such a Muze and Senze with independent project. If you meant "walking distance" to mall, Muze is definitely more convenient as compared to 1-Sky Condo. As you see their hospital and shopping is just in-between Muze & SENZE. Also, they have nice furnishing and modern concept when it comes to their fully-furnished home

Hmm, if the road behind open up, then current high rise like Mahsuri Square and One World/1 Sky will be even better for investment, even currently is good already.

It depends on convenience and abolish the needs to commute. Since there will be a big shopping mall there, I believe it would benefits the Penangnites who lived at there

seems nice but average young couple cant afford haha, i can only afford sub 500k projects. so pretty much mean Ideal and Asia Green on Penang Island, no wonder so many people buy mainland Penang projects. Prices on Island is insane on top of traffic jam. Even though i buy island, I still shudder at the thought of the traffic i went through from after work travel.

starting price of RM800k for density 1.6k units is crazy ... I know MNC's pay well but those that can afford this price range would rather stretch budget to get landed.

I'm sure you never been to their show units. I have been to other RMM's show units, what they are offering is definitely better than RMM. At least, they are giving the utmost efforts on their interior and facilities quality

this whole township will most likely destined to fail mainly due to ambitious pricing , like MUZE , the developer now can only shift their focus to foreign buyer. IMO a sensible locals will definitely not choose this project as I dun really see any USP that is justifiable for the crazy pricing. 1/ Like MUZE , why would someone have to pay around 700k for a home and accept a car park that is 10 level high & without proper ramp. (car lift is just a gimmick la) 2/ Location > not justifiable for the pricing 3/ 846 units on a 3.3 acres of land , high density > not justifiable for the pricing 4/ traffic congestion > not justifiable for the pricing 5/ look like senze is just gonna make things worst. 6/ Would you pay 800k to 1 mil for a high tech garbage disposal system ? high speed lift that possibly stop at almost every level during peak hours ? how gorgeous is the overall condo design ? Paid premium price for future master plan ? future LRT ? come on la , in KL their are way more TOD project with reasonable pricing I seriously wonder who on the earth would buy this project. Absurd iherng really have to work hard to promote this project , tsk tsk tsk

With the upcoming upgrades on the Penang's Infrastructure, it will have better transportation system for Bayan Lepas and for the people who bought SENZE. The whole township project is built to offer more than just living spaces since there are amenities and a sense of community that come with it. Traffic may be a nightmare, but can you justify the whole Penang is not the same either? Maybe the pricing is slightly high, but they are fully future ready, meant to make life easier in the long run, and the design is modern and practical.

@@immungeol Initially i thought Queens residence pricing was crazy until i saw PICC then immediately I realize Queens is actually way more worth it. Rmb , rich is never stupid.
