I actually went and saw this property when I came over to KL, I was really excited to see the Dalia residence. Unfortunately it’s very expensive if you want the same ID from Tropicana, then there was wasted space, the main bedroom was far too large as well as some other parts. My main issue was leaving Kota Kemuning around 5pm, as there is only 1 way out it was extremely busy. Let alone when there are 2 developers have finished building a long side the commercial. I think traffic here will be horrendous mixed with how many tolls you need to go through to get back to KL like subang. A shame this isn’t closer. I’d opt for a town house like the alcove in south subang slightly closer.

Xav Q Hey.. thanks for your sharing. You’re right when you mentioned the price of the ID. That’s why it’s important to always take show unit as reference. However, this would be ideal for people that works around Shah Alam and the Port. It’s quite similar to setia alam where numerous tolls are required in order to get to subang. I would seriously decide the convenience of the location based on accessibility and amenities first whether do they suit your lifestyle as these are for own stay, next only would drill down into the product and price because these are pretty similar among them. Great questions NAV=)

Good video, well done. Just a suggestion, if you have time while reviewing the property it would be good if you can also go inside their non-furnished unit, and just highlight a few interesting parts of the house where the developer's ID team tried to hide or over embellish from their show unit

I dislike show houses, it is so difficult to know what is included or not? e.g. are the fitted wardrobes included? tv console? the garden water feature?

I know right?! And the scariest thing is developers splurge on show units to create an illusion for potential buyers. This cost is then factored into the selling price. I have been pitching the idea of just showing the actual unit that buyers will receive instead of painting pretty pictures that are quite impossible to achieve. Well it depends on your budget Emer. You have gamuda, ecoworld, Tropicana, IJM and etc here all priced differently. So it's really based on personal preference. Not forgetting Bukit Rimau as well... Just so many choices:)

What do you do when a land belongs to you with your name on the grant certificate but in court, you lose against those illegal settlers dwelling on this land? That happened to me, so now my lawyer is processing an appeal to the courts. What kind of legal injustice is this man. Malaysia should pay more attention to the kind of judge they appoint. Even a simple layman person know who has rights to this land except that screw up of a judge.

May I suggest to get a lawyer to advise on this because this will revolve a lot of details on whether have you maintained the land? If you did, how could you not know about the illegal dwellers? Plus our government tend to side the illegal dwellers a bit more. Hopefully everything is sorted out by now and I wish you all the best!!
