generally agree with everything you said! With the bathroom faucets though, my builder is offering the centerset faucets as the base option. You have to upgrade to the single hole, then upgrade more to get the wide spread. So even when you can switch out to your liking later, you'd at least have to chose the upgrade to have those 3 wide spread holes :/

I generally agree with you on paint. There will likely be nail pops and drywall seams opening up as the house settles. At the end of the first year most builders will come back and fix up these kinds of things. I would wait at least until after that to do anything upgraded on the paint with the possible exception of painting the ceiling white to start.

Biggest waste for me was the in wall vacuum and whole house intercom and stereo system. Vacuum constantly blew a fuse so it was useless and the the stereo system came without instructions so it was never used. Total cost was $12000 totally useless.

All very good advice. I am under contract, closing in a few weeks for a model home so I missed out on this experience/process. The only thing I plan to change is the paint. I would have chosen different tile in the upstairs bathrooms/utility room but it’s still nice :)

Great questions. Its a personal choice for most part here is what I would do. Defiantly Ethernet( especially if you work on net ) , ceiling pre wire and 42 inch cabinet's. Not too keen on updated insulation as most appliances are energy efficient these days and are more green. Hope this helps. Why didn't you say anything about opting out of using the builder's flooring, and selecting outside flooring and having that installed by outside contractors. We did that, saved a ton of money, and had gorgeous materials.

Hi! What do you suggest for Single story 2200sq ft home: 1. Upgrading to two tone paint for the entire house at $2900 with the builder or get it done separately after closing? 2. Built in kitchen ($16k) + highest level mandatory package when choosing built in kitchen ($30k): total at $46000 .. is this worth it? Please note planning to choose the 2nd highest level package at $22k if not choosing built in kitchen. Builder giving $20k incentives too.

The kitchen upgrade is good, it may not be necessary to go to the highest package. Also, what's the bathroom like, granite or quartz? I would do these upgrades then do paint. Hope this helps. Some good information. It’s just the hassle of doing these things after moving in. Sometimes you never do them or financially situations change. That’s why I like custom or semi custom builders. Can you show videos on that. Production builders suck.
