Hi Makati Mazz, I have been a subscriberof "making happen" and have watched many of their vlogs and read many of the comments from theiir subscribers. Many have shown interest on condo investments particularly in BGC.Investing in real estate in the Philippines is quite complex but of course it pays if you go with prime properties like BGC, I own three units in different locations, Eastwood, Vertis North, and BGC. This vlogs showed two units in Parksuites one for 12M (41 sqm) and the other is 20M (63 sqm).In other words, the average is around 308k per sqm., That;s really exciting knowing that the value of my investment has appreciated that much. But before you buy, I have a condo unit in ONE UPTOWN RESIDENCES, with a full view of the entire Uptown Bonifacio. Turn-over was in 2019. It's a 56 sqm executive one bedroom unit, fully furnished, on the 17th floor diectly overlooking the dancing fountain pf the Uptown Mall. If you;re interested, I can sell it to you at 12M or 214k per sqm,, which is 30% lower than what you're getting at Parksuites. It's in a better location and also a full-glass modernbldg. It's great that you're informed of where the sun rises (east, being most favorable) when considering property in the Philippines, specifically because we're near the equator and after-lunch sun is unavoidably harsh and extremely hot in the dry season. - The Glass Building Neighbors I hope you do consider checking out property in the newly-developed areas like BGC _after lunch_ which will give you guys better appreciation of spaces and orientation, and be especially mindful, too, of neighboring glass-clad buildings that bounce off afternoon sun towards you. You may not necessarily be directly facing the afternoon sun but the unwanted reflection isn't great to have either, esp. with regards indoor cooling and corresponding electricity bills =D - Wind direction Lastly, do try to open windows to feel where these catch the best afternoon breeze. This is equally important, too, so that even if you're assured of continuous energy support by the developers, your living space isn't compromised by unintended electrical interruptions which, as you know living here, may be resulting from natural or man-made causes. These considerations, for me, would make the best locations.

Mike & Nelly, why don’t you look at a house instead? For 20 mil you can actually buy a house fully furnished or semi finished with a private swimming pool. To be honest condo is not really practical if you guys are going to start a family. Yes, I agree for investment wise it’s good. One thing to consider it’s really hard to sell a condo than a house in the future.

For Php 20mil, your house selection will be limited to areas like Mahogany Place in Acacia Estates (townhouses only at that price), Greenwoods in Pasig/Cainta, Las Pinas and Muntinlupa and farther away. If you're looking at BGC, I doubt you would be interested in those locations. Even in McKinley West (the view from Mike and Nelly's balcony in St Moritz), houses are at Php 75mm ++, and you don't even get a backyard or pool.

I have been considering a condo in bgc for a while now. I visited in 2019 and saw that project under construction. Tbh not crazy about the layouts there. How does Mike feel about the earthquake risk with the high rise? I know the condos it faces have japanese engineering to address that issue, but are even pricier. I like your condo, as it is a low/mid rise design and the overall layout is very clean and functional. I am watching with interest!

HAVE YOU TRIED LOOKING INTO SM CONDOS....MAKATI CITY IS KNOWN FOR ITS CLASSY AMBIENCE,BUILDINGS ,RESTAURANTS, BRANDED GOODS FASHION, LUXURY,ETC.WHICH ,OF COURSE IS TANTAMOUNT TO BEING PRICEY BEING A FIRST CLASS CITY....you may also try seeing residential houses at the outskirts of Southern Manila where earthquakes are almost not experienced.A reminder ,though...ALWAYS get a house in a subdivision with a 24- hour - guard security.

But the price for the first unit for 12M is a bit too high for that amount of m2....but hey....it's all about the 3 L's....'Location, Location and Location'. 😁.....Manila is really becoming the new Hong Kong/Singapore when it comes to skyscrapers(Yes, it's good to compare to those globally iconic/benchmarks places).....now it's only a matter of time before Manila gets its own signature building.

Real estate is probably the safe and stable investment compared to stocks and cryptos. Wow, prices have really jumped up from 5 years ago. We were looking in Baguio 5 years ago and prices were in the 6-8 million probably comparable to these for same size. If I was younger to enjoy it maybe I will matter of fact we have been trying to sell our house to exchange for condo but hasn't happen yet.
