After taxes the total would be 456,000 for the base model. At 5.25% for 30 years=$2,518 a month. Then I am guessing $5,000 a year in property taxes \12 months=$416 a month. Then homeowners insurance $1200 a year=$100 a month. Then add Home Owner Association (HOA) fees=$250 a month. Mortgage company will require mortgage insurance if you don’t put 20% or more down so that is around $150 a month on top of the loan. So total monthly payment is around $3,434 a month.

It’s no so much about the view but about having an open space. I used to live in a similar concept. The main issue is that when you try to entertain on the terrace you have so many stairs to take all the food, dishes, etc. With time the stairs really get to you.

Anything 300000+ should have atleast .25 acres. Never understood how a townhome is worth anywhere near that amount. The homes built are about 180000 for a single family on the appraisal and the land and the rest makes up the rest of the cost. These homes don’t even have a front yard. What are you paying 400000 for

It's only going to continue. Frederick Co. was one of the top cities in the entire US for cash purchases last year. And everyone that get's price out of the market down in MoCo will be moving north

Only 2017 the prices of the townhomes in Frederick were in the upper $200,000, beginning covid it was low to mid $300,000 now we are averaging upper $400,000 to $500,00 for townhouses only! Let's not even start talking about how renting prices for apartments are higher than those In Montgomery county. Mind blowing . Hagerstown is the new Frederick and Frederick the new Montgomery county

@@movingtomaryland they should think twice. Not many people favor these colonial houses anymore with the long staircase, not even the young generation who wants to make their life easier. They use the Gym instead to exercise. Another thing buyers should request exterior bricks or stones that are plentiful. These vinyl sidings are a real nuisance they wear out and must be replaced in the long term and in addition they attract bees and hornets. Awful
