I loved this video. Different than most properties you usually review. Missing middle... If I were moving a young family, this would be definitely worth considering. Being 74, stairs are something to be avoided. But you're right. This property is ideal for someone who needs more of a family living space for the long term. Now must be a reasonably tough time in the real estate market, given all the talk about home prices making a major correction downward. Then again, I can show you videos from eight years ago where pundits say the same thing! Who knows? Enjoy the great Vancouver Summer.

The market does what the market does. In Ontario there is definitely some price waffling in some areas.

@marcberrenson570 Yes. I completely agree...as you get older you definitely want to avoid stairs! ...and while our market is softer at the moment, prices are fairly firm. Our market has been in consolidation mode for much of the last couple years so my sense is we are closer to another leg up rather than a leg down in prices...particularly with interest rates cooling. No one knows for sure, of course...but I wouldn't bet against Vancouver's housing market for long.

@marcberrenson570 They've been calling Vancouver overvalued basically my entire life (not just the last eight years). One day, maybe they'll be right for a bit...but again, I wouldn't bet against it (and I'm not).

@Marc - what you want to look for is a credit freeze. This will occur if there is a bad recession where there is a deleveraging. We saw this in 2008. The world wide recession was so widespread that credit markets froze for many months. What you are looking for is a credit freeze affecting mortgages. These are rare, but occur, and could see a dip in Vancouver. Sebastian is right, the market is in high demand and unlikely to see a huge drop. That being said, Vancouver is seeing a slight price pull back.

Your videos have slowly opened my eyes helping break down what capabilities are important and which aren't. I was willing to consider a condo, so I should consider a townhome. There is a ton of value here, I wish I was ready to move now Sebastian. My preferences is to kits and grey point, but we are far more open to different dwellings. We live in a 4000 sf ft home now (2600 + 1700 basement). It's too much. 1500-2000 is perfect. I do have one question, how is the sound proofing between the two units? I plan to continue my KZbin business when we move. Thanks for this video. Seeing a home on the ground really helps the advise sink in. One last question, if we end up getting my mum's house in a will, do we need your services in that process?

@OrdinaryFilmmaker Glad to hear it! And yes, it's wise to keep your options open. Sound proofing is decent between units on either side...although if someone puts a sub-woofer against the wall you'll here it. The most significant transfer of noise is usually someone above (and less so, below) you. Something that's less likely to be the case with a townhouse but always a risk with a condo. As for helping with inheriting of an estate, if you aren't selling it...and just keeping it...you don't need a real estate agent. What you would need is a real estate lawyer/notary that can help with the transferring of title. Hope that helps!

@@LivingInVancouver-BC Thanks for the reply. We watched this video twice as the property really jumped out at us. The natural light, the usable space, the deck. I can't wait to move out there. I really love these videos showing the possibilities. And the price point is well within our budget. It depends on when the condo is willed to us as to whether we keep it or sell. If we sell, we'll give you a call. It's an opportunity that may work well as a lunching point until we find something more us. Have a good weekend!

What about the south granville area? for example, this penthouse at 1501-1333 West 11th. Looks like a great area and built by polygon

You didn't mention the $900 / month maintenance fee...

@ReXox35 LOL. Your user name "the fine print" checks out. But yes, the maintenance fee is $900/mo. That's roughly $0.39/sf which is on the low end for strata maintenance fees generally...but obviously higher than it would be if the complex didn't have the high level of amenities that it does.
