My only problem with middle field and RS are the overnight offerings. Every time RS gets a little traction and the price starts to go up it gets pushed back down with the overnight offerings. I would love to buy more but I’m hesitant due to that one issue because they will not let it grow organically.

Unfortunately, that is the game split fund management plays. Better to get out when the share price nears the NAV.

@ I only own one split fund now as I sold my GDV last week and RS is the only one left. Gonna have to hold the bag on this one.

Rob, you clearly do not understand overnight offerings and CEFs. CEFS cannot grow naturally dude because they have a set number of shares. they are not ETFs they can only grow with overnight offerings which IS ALWAYS good thing and we should ALL BE fans of. Yes, overnight offering. I'm not a big fan. Only this position I'm down almost 25% or almost $1300. I wish they would change some holdings to make it 50/50 CAD/ U.S. Comparison between RS and RMAX. YTD RS is down 13.45% vs RMAX up about a little over 5%. I think RS is too focused in CAD market, should diversify the holdings to have a little more of upside for investors.

RS is leveraged and RMAX is not. That's why RS is more volatile, it goes up faster, but down faster a well. Distributions are 42% higher for RS than RMAX (14% vs 9.8%), that's a LOT more. RMAX uses cover calls, RS doesn't. I think both are very good, but very different. The REITS inside (like you said) is also another major difference. I choose RS for higher yield (but higher volatility). On the long terms, we will find out...

I sold all my RS..ive had for 3 yrs no share appreciation but the monthly distributions have been consistent. I would rather put it into C.C etfs. I needed some tax loss harvesting to happen. I may buy back in but not to the degree in which i owned previously.

Private equity/private credit firms such as Blackstone never buy properties at a premium to book value, It's the opposite. They buy way below book value and that's why they're so profitable. RS will have more overnight offerings and the NAV won't recover so quickly. I bought RS right before the BOC started cutting rates, I don't expect it to gain much in 2025 but it pays consistent distributions.

...same for me, I thought rate cuts would have a more positive impact on REITs. But anyways 14% distribution is excellent. What an opportunity to buy at such a low price. Low price = high yield. Low price = low risk.

If the demand for a fund is high (buyers push the price above the nav) they'll issue more shares which grows the fund. People mistake it as dilution because they didn't take the time to find out they aren't purchasing an asset, rather a derivative. It would be best to make sure are buying when the price is at or below the nav, and also that the assets under management are underpriced. This will give you the best opportunity to collect your dividends and still be able to sell down the road without taking a loss.

I feel bad for the people that bought RS in early 2022 when the share price was $19... not getting a good Yield at that price, and now price also down 25%. I'm waiting until share price gets closer to $10 before I think about buying anymore RS.

I think canadian real estate will come back to the mean even if rates come down because it was the helicopter fiscal stimulus and rates to 0 that gave the last thrust in 2020-2022. The money is drying up.

I believe real estate will come back 1. when interest rate comes down a bit more and 2. a change of government would instill confidence in Canada as a whole.

I am a real estate broker in Toronto for the last 35+ years, I can say today's real estate in GTA across the board is very slow. It would be safe to say we have lots of room on the upside. I will be DCA'ing my shares of RS, it is on sale now.

I am not so sure. When tariff hits and unemployment rate rises to north of 8% in 2025. There will be a blood bath in real estate in Canada. If you have been in real estate over 35+ years, then you would remember the blood bath between 1989 to 1996. It was a relentless drop for 7 years in real estate due to high unemployment.

@@richardli5530 There is a major housing shortage, demand is high, nothing in place for any bad. Just get some RS at 14% yield distribuition and keep forever. If it goes down or up we don't care, we get the distribution every month. Investing comes with risk.

I look to add RS here, it should do well over the next year as interest rates drop further. I hold about 10% in my cash account, yields around 14% and 98% is ROC which is non-taxable.

I have been far more successful not following any of these passive income strategies, everyone should calculate what their return would be if they just purchased the S&P index and let it compound , over time it will out perform almost if not all of these

Adrian started this channel to share what he buys or sells no one has to agree with him but I have been actually successful in following him again I agree or disagree on some of the holdings but overall I am aligned with Adrian. I do not hold RS any longer I sold it long time back as it never aligned with my philosphy and understanding but love my USCL and HYLD. He never said anywhere to drink the Kool aid and has been transparent about getting sponsorships. So again you can choose to disagree with his holdings but he is the GOAT.
