So I live on East Lake Toho in 34744. It's become hell living here. Traffic the last 5 years has turned Kissimmee into one huge parking lot. Last week it took me 1 hour to drive 4 miles to my son's school and back home. Fortune road, Simpson and 192 will be standstill for miles at certain times of day. No one is from Kissimmee or Florida anymore, all of the locals are dumping and moving to Tennessee and the Carolinas. My wife is a doctor, had 2 interviews here in Kissimmee recently and both turned her down after she said she doesn't speak Spanish. This has become Miami of the 80s and I remember that as a kid when my parents moved us out of Hollywood, FL to Pensacola. Me and my wife got married and moved here in 2012 for her first job out of residency. Next week me and my wife fly to Kentucky for her interview at a hospital there. They pay around 50% more for doctors there and the cost of living is easily half. Home insurance now for our home, 13,500, car insurance per year for 4 old cars is 11,000. You are wasting money just living here anymore and we have the opportunity to leave for a much smaller town and we are gonna take it. There are zero upsides to Kissimmee anymore, it was great in 2012 but it's a nightmare now. RUN!

it's a nightmare here. We are looking to leave in the next 6 months. Traffic is a huge part of it, God awful. No one here is from Florida and many not even born in the USA. English is becoming an issue at times as well when you go into Walmart in St Cloud and they say sorry no English when you ask for something. It's not good here. Old locals are flooding out.

Great channel to understand the Real Estate market locally. I own a house in St. Cloud that was rented until May but I had to renovate due to mayor tenants "issues". I live out of state and plan to put it back on the market under a state program (not Sect-8) for adults with disabilities. What are your thoughts and can you do a video like the Kissimmee episode. I'm curious to see if I should continue to invest in/around S.C. or outside Osceola like the east coast counties.

Signs on 192 are beginning to be up in Spanish. We have been at my son's school orientation and the parents couldn't speak English so the kids had to translate for them. Not all of course but it's getting more and more. I have walked into St Cloud Walmart more than once and asked for something and they say no english, even the screen repair guy at that walmart had to pull out his phone in order to talk to me!

Maybe rural areas are less risky? Maybe less volatile? I just can’t see anyone who has been paying any attention buying in FL anytime soon. If you buy because you got a new job, I can see that. But really, what good jobs are local to most of FL? We were offered a transfer to Jacksonville through my husbands long time career at Verizon, many years ago. Great job. Now the company is phasing out “work from home”, and it looks like these corporate jobs (like his) will be centered around what the company calls “hubs”. Guess what? Jacksonville is not a hub, at least not anymore. So even that will be gone. And even IF it were, the cost of living would be such a hit to what is working for us where we live now. I don’t know but for me I feel like when it comes to FL, you don’t have to go home, but you can’t stay (or move) there.

I made few offers this year to buy in winter garden Florida. My offers were rejected because I gave $20k less than listing price and my mortgage would be close to $4,500/month and not taking into consideration next years tax increase once the city does the new assessment from the higher purchase price. I heard a lot about companies laying off people but I thought wasn’t going to be affected since I work in MA as a dental hygienist and my job is high demand! My company did not lay me off but cut my hours to 2 days a week instead a cr my benefits! I can easily find another high paying job here, but if this is happening in Massachusetts imagine what is coming to Florida and Texas! So I am waiting a little scared now because I know Winter is coming.

You bring up investment techniques, llc, 1031 exchanges, fourplex renting, etc and the brokers freeze up.

Yep the price crash will be worse than 2008 because literally the entirety of the math is worse than pre-2008 with zero exceptions. Looking at inventory levels explode past pre-covid levels in the past 6 months has been wild, but now we're also getting the rapid uptick in unemployment. I got a home in FL in 2009 for 65% off of 2007 values. The math is so much worse than 2007 it' not even comparable. People falsely regurgitate the talking point that subprime loans and ARMs caused the crash last time, when in fact all they did was create artificial demand and fuel a bubble from 2005-2007 leading to the median priced home being 4.9X the median income. Today, it's "free" money that caused the artificial demand from 2020-2022 and now the median priced home is 6.8X the median income AND your home and auto insurance, electric bill, water bill, and groceries, vehicle price and maintenance all went up 40% simultaneously for the first time in US history. This will be a recession on pure, unprecedented overleverage of the bottom 85% of earners from all angles as unemployment rockets past 2009's 10% peak we saw.

Insurance costs, excessive property taxes, mortgage rates, unrealistic seller price expectations. When the crash starts rolling the unrealistic sellers will either drop prices or loose homes if they have a mortgage. This will reduce the property taxes (but not quickly) declining values will help bring down the insurance rates. People have to live somewhere. It will be interesting to watch.
