Thank you very much for this segment! Hope may part2! This is not an ordinary discussion about real estate investment. Sir Castillo did not only teach us how to invest/look for good real estate property but also on how to manage the risks. At first, I thought lawyer siya kaya alam niya yung mga usual cases sa real estate na mostly sa mga first time investors ay di nila alam kaya lalong lumalaki ang gastos and too much stress. Always check first the title of the property (baka under litigation pala) and the property itself (baka may ibang nakatira). And always consult the experts!

Hi po sir jay Mayroon po ako 10 units na apartment sa cebu. Plano ko sana mag BRRR strategy. Peru paglapit ko sa banks. Sabi nila hindi daw pwede e home loan yung property ko kasi commercial daw. Paano po ba mag cash out refinance ng apartment sa pilipinas?

Hindi smart bumili ng property, forclosed o hindi, kung hindi mo nman sya pagkakakitaan...hindi asset ang bahay, magrent knlang muna, at ang bilhin at ariin mo yung pwd mo paupahan...dun k kikita...

Good day po Sir, Tanong ko lang po regarding sa sinabi nyu na mababa ang bank loan as 5.5 or 6.5%. Nag inquire po ako last week April 28, 2021 sa eastwest bank their interest rate pag kukuha ka ng foreclosed property sa kanila authomatic 10.3 to 11% some bank 12% na sa ngaun. Pwedi po ba pa clarify kung ung sinabi mo na 6.5% dati pa ba yun or meronng ibang paraan na maka apply ng ganyan ka baba? Note po: Instead pandemic ngaun some people losing there jobs I yung bank itinaas pa yung interest rate nila, so in that case parang hindi mo na ma i business. Please clarify po? thank you po...

the bank loan rate is as of that time. it does, however, change according to the policy rate set by the BSP. Also, the rates do go up ass the loan term goes up as well. best to check with your bank in this regard. thanks!
