I'm glad that someone else from the area told the truth about that gas station. I grew up in that neighborhood and there just isn't enough traffic there to justify it, especially with cheaper gas just a couple of miles away over the border. It's difficult to navigate the entrances and the few times I stopped there it always felt like it was on the verge of being abandoned.

The roofing business scares me for you. I’ve been a general contractor for over 20 years, this is a different beast from your other business. When things go good, they print money, when they go bad, it’s fast and hard. All labor based, tons of management and liability, lots of moving parts, competition, and in today’s world, finding/keeping good workers is incredibly difficult. Good luck with it my friend.

There are not enough workers, and the workers know that. And the labor pool is very, very subpar in general. It’s been a massive problem for the last 30 or so years and it is only getting worse.

Yeah pretty much this is one of the reasons I went with a union firm they have a much better labor Supply than most other people. And then I can use these videos to get people hooked in as a process with the union and give them an alternative to a college education. I absolutely hate the fact that I grew up in a world that I did not know that this was even a potential. I was told that only idiots do not attend college so for a while I just assumed I was an idiot. I specialized in gas stations and the biggest mistake made by buyers is not doing due diligence on the UST's (underground storage tanks) if these are not tested and certified BEFORE you buy this property you can possibly have leaky tanks which an cost hundreds of thousands plus ,plus,plus to fix and remediate. There looks like multiple tanks there. There are many other considerations, if it's necessary for a truck (commercial) to make a left turn to enter the station that is a problem for them. Use an expert to check everything and do not make a emotional purchase.

I think gas stations are like alot of businesses, atleast not-cheap businesses where a lack of DD on the front in absolutely slaughters you down the road due to missed things. We're certainly not being slaughtered at the roofing company, but we sure have had some major bumps in the road due to not-knowing.

If you buy a gas station get the under ground storage check. Repairs could possibly be under $50,000 but if have to replace product lines or tanks you could easily be looking at .5 to 1 Million. Also if you register and not up to date or pumps that could add even more like $25,00 ruffly per dispenser, register system could be $15,000 ruffly

Perhaps you should expand into snow removal/snow services over the winter or something wintery for the crew like contracted HOA snow removal for blocks. Relatively inexpensive and always a need by customers, maybe tell clients currently your service etc.

@@chrish42000 It's actually worse than that. You can get life insurance on all your employees. Look up Company Owned Life Insurance (COLI) or Business Owned Life Insurance (BOLI). Larger corporations used to get insurance on everybody down to the janitor. Now courts say they have to have a meaningful role such as a company officer. However, banks get around this by naming anybody from a loan officer to a branch manager or higher a company officer. Not only can these companies tap into the cash value of the life insurance policies for low interest loans, they can sell the policies via a life settlement or viatical settlement and get a large lump sum of cash. All the companies have to do at purchase is have an "insurable interest" in the worker. As such, they keep the policy in-force indefinitely because they don't have to have an "insurable interest" when the insured dies, only at policy issuance. Finally, if the company wants to cash out on the death benefit, they just have to run a SSN check once a year on all the policies to see if the insured has passed away. No wonder why a lot of corporate whistle blowers meet an early and untimely death, right? If you’re selling diesel at the pump, check out the new DEF dispenser pumps. And. Add a charging station. Make sure the charger is listed on all the websites associated with every brand of EV,,, People charging their car, buy goodies from your convenience store.

The banks take on a lot of risk, but they get rid of it asap. When I bought my home 2 weeks later, I got a letter that my loan had been sold, so the bank got all the loan fees and then cut their risk. You should work on cutting risk as fast as possible and get your personal home out of the deal. Don't just think about how much you can make and leverage everything. Think about how much you could lose in a recession and how to protect yourself. You have to balance protecting what you have and accumulating more. If you only focus on one, you'll be sorry.

Unless you plan on being there every single day, that company is going to run YOU. Those guys are going to want to retire some day in the next 10 years. And it’s getting harder and harder to find guys that want to do roofing, competent, and you can trust. Your whole thing with business is to chase efficiency, and passive. You bought yourself a job. This is not something you can train someone to manage. If they wanted that stress, they would just have their own business.

you have skilled labor. for the winter, try professional outdoor light decoration. there are pro lights that are much better than the ones you get at the local stores which could be something you get upfront or get over time. outside of light decorations, just outside holiday decoration in general could work. get some plywood, paint, foam and get creative on what would work. if someone can paint windows that could be added to the outdoor decoration. with the roofs, if you're doing residential, then have someone knock on the neighbors and/or put out fliers before the work is started and while it's going. I'm sure you know it's better to have a few roofs in an area than just one. and this might just work for commercial too. that taco bell owner. ask them if they know any other franchise owners that would need a new roof. look into getting solar roof installation certified (by solar companies) so that could be an option.

No one else bit on it. the manufacturer thought no one else could bid on it which is kinda why they went for more profit. We didn't make it obvious why we were buying it, and no one there made the connection for the auction.

there could be a lot of reasons. Owners are getting old and want to cash out. Someone took over and ran it into the ground, common with owners that pass it on to their children and they just let it go to shit. Some find a good deal on something and want to cash out to move on to other ventures. Hell it could even be debt from a gambling habit or nose powder. Or it could just be the place is shit and no one wants to go there.

Yeah I'm looking for one that can scan roofs so that we have an easier time doing the estimation with proper measurements. It's a lot of Labor to get on the roof and measure every single roof penetration that's there

If you where in Canada purchasing an old gas station is a big big BIG no no, you have to remove the old tank, check for the pollution level put more money than you can to put it at acceptable level, have autorisation to put new tank and oh my god, not a purchase to make. On the other side, the EV charging station WITH accomodation is the way to go IF you can have the gov to put sign on the highway to advertise it.

It's similar in the US, however you can buy insurance against it, and its to the point where they cover a ton of issues.

You don't really seem to know exactly what you are doing in ALL these endeavors. It is hit or miss being being successful shooting from the hip so much. I hope you well but I could see one of these gambles turning into a real disaster. You are assuming that others have you best interest. It is often NOT the case. As the boss you should be an expert in the field ideally.
