telling from my experience the next thing that will happened after you buy it is a couple years full off amazing discoveries. at the end of this road lay a simple fact that the picture you have from a presentation has VERY little to do with the reality. I was stupid enough to buy (thank goodness only 10 years limited time membership, not the whole thing. so i will be free in 8 years) and I still stumble upon little but important things they left out of contract and presentation. there also were a lot of things that they simply lied about. it is a year since your comment, so, if you bought it, now we can share and compare the experience. if you are still thinking I cannot help but give you advise from the bottom of my hart: don't, you will regret it. your vacations will not become cheaper or earthier to plan. it will be the same amount of money or more, but much more nuisance and restrictions on when and where to go.

I knew full well that we would not become an HGV member when I somehow managed to get connected to a rep who was pushing a “once in a lifetime opportunity”. We had already decided on DC as a big stop on our yearly summer 2+ week road trip so sacrificing 2 hours of our time while allowing our teenager to sleep in is well worth the almost $1000 we’re saving at our hotel. I’ve watched your video twice while reviewing comments and we now have a list of hard questions to ask at the “presentation” although we already know the answers, thank you! We are immune to these hard sales and we hope all who are lured in are prepared to decline. It is a scam. This is not a reasonable option for those of us who want to experience as much of our planet as possible. I laughed hard when you said that if you live in Dallas this might not be for you… we live in Dallas 😂

That was me also, hearing the Texas comments.😂I live in South Texas at the moment. He does make sense, because we would say the same thing, all the time after we purchased. But, we do not plan to be here long term, maybe another five years. When I purchased, I was thinking like this guy, deeds to pass down and long term ownership. It will work for us, because we vacation very often! (almost once a month or at least every other month). Living in South Texas, you want to leave this area often! (That was my idea of thinking!). Owner since 2012 at Elara in LV & upgraded three times. Once, we just upgraded points, without needing to pay more money.

Your conclusion is the same as mine. I own 5440 points bought retail as well (but have Max/Diamond). I'll eventually own 20-30k points, but I'll do that by buying 2 more deeds in the secondary market. It's a good deal *IF* you get your deeds for pennies on the dollar from someone who is unloading their's.

@@kitchenskills5427 In my opinion, yes. I wouldn't buy another developer/retail deed. I feel I overpaid - not tragically, as the deed came with a lot of bonus points and Max, but still probably paid about 30% too much. If you go and look for resale timeshares, you will find the best deals for low maintenance fees for Hilton Grand Vacation Club (HGVC) are in Scotland and Las Vegas. In these instances, you don't care where the deed is (you might never go to your "home resort"), you are just looking for the best deal on points for your vacations. It's not unusual to pay a $1200-$1500 annual maintenance fee to get a 2 bedroom unit that would easily cost $3000 - $4000/week on the open market for accommodations (AirBnB or VRBO). So, if you buy the deed for say, $4000-$7000, then save $1500/year on your vacation, the deed pays for itself in roughly 4 years. It's relative savings after that, and of course, you might be able to sell the deed for nearly what you paid for it (less closing cost and commissions) when you want to get out of it for whatever reason.

I still fail to see how this is a good deal if someone was to give it away for free. you are locked into paying ever inflating fees, apparently on top of additonal fees at evety corner, point value devaluates year over year, you can very easily lose points if you are not in the perfect situation, very few properties, little ways to walk away, and no control over what happens with the properties (will they stay in good shape?). That seems really cumbersome for not that much savings a year. I bet you could take the cost of the timeshare and fees, put it in a high yield savings account or CD and get better bang for your buck with a bit of hotel research.

If you paid for it out right, you can sell the deed on eBay. They are very deceptive and tricky in their wording, which somehow is legal. Had I known about resellers on eBay out of paid $1,000 in for it and saved myself. $15,000 lol.

I just bought an every-other-year 7,680 Elara contract for $2,200. The better the contract, the more it will cost, unless you're buying it privately. We're planning to use it in Waikiki on odd years, which will get us 5-7 nights depending on the season and room. You can't beat the savings when you see these rooms going for $400+ per night. We own two other contracts with Club Wyndham, but HGVC has too nice of properties in Oahu and at Elara specifically to not have our foot in the door. We live 2.5 hours south of Las Vegas, which makes this program work for us.

I have bought my timeshare in HGV last December and got my deed last week (fully paid it last Feb). I have almost 18,000 bonus points and I can't use it this year since I have to go to my country and spend my whole 1 month vacay there. I won't be using this at home since I own a house back home. I might not be able to finish all of these by next year so I want to have to maximize my bonus points. Any suggestions? Thanks

The bonus point trips can be scheduled out. So like if your bonus points expire June 1st, you could have a trip for the end of this year that you already use the points with in April and use them that way. That's what I did. I put two separate trips, one before they expired and one after. But since the points were already used, it didn't matter that the second trip was after the expiration. Hopefully that makes sense, I tried to do a voice text for this lol.

You can also set up a vacation for someone else… That way the points are used. One thing I told my boyfriend was that if he wanted to help with the maintenance fees, he could have the points for that year to go with his kids.

Hmm, So I booked a HGV hotel in Vegas (Elara) and they gave us a King suite for a good price for 3 nights….of course the catch is listening to a timeshare pitch for 2 hrs on one of the days. No problem, we’ve been to a couple in the past and just kept saying No until they were done w/ us. But…..now we’re in a much better financial situation than we were in the past & want to so some more traveling, so trying to determine if a timeshare is worth it or not…

I'd say it's 100% worth it if you don't buy directly from Hilton. Buy from Ebay or somewhere and make sure you get a deed, yearly points and that your maintenance fees are not crazy. Then it's worth it for sure.

I got suckered into buying 5440 points out of Myrtle Beach a couple of months ago. I was just looking to see if I could book Orlando in the fall for my 5440 points for 7 days and the good news I can. The bad news is that, if I booked the same room for the same time on Travelocity, it would cost $1500, which is only $200 more than the yearly maintenance fee that I’m playing on this stupid thing. So the monthly mortgage is just throw away at this point I suppose at some point I will break even, but I don’t know that I’ll live long enough to see that date. Maybe my life will.

The program works like buying stuff at Costco. If you invest a bit more, around 15-20k ownership points, the maintenence on one of those is around 2k a year, but will fetch you a month's vacation every year. You have one of the smallest program, and so it has the least amount of value when you consider that the value gets dramatically better as the amount of points you own goes up

Really appreciate you showing what actual properties are available to book, what the point rate is and that the “inflation-proof” saying they use doesn’t make sense, the hidden resort and bonus conversion fees, and especially the LOST POINTS. Was a little difficult to follow looking at the visuals - would help if you pointed with your mouse or finger or stick of some kind at what you’re referring to. And I still haven’t found my answer of how much points cost in terms of $ to calculate side-by-side. But with the additional fees and lost points headaches, I’m glad I held strong and got to walk away

It sounds like you can only go on one one week vacation a year and it cost you $1200 in maintenance fees plus you paid $17,000 for the timeshare. I don’t understand how this is worth it you could’ve rented the room for 1200 a week when ever you wanted instead of booking 9 months out.

Its more so in the long run. With the points we get we normally go on 2 trips per year. Each trip is 4 or 5 days. To stay at these same resorts, for those 8-10 days it would be $4-5K, while all I paid is my $1200 maintenance fees this year. Now yes, including the $17K, it will take a few years to really be making money but in the long run it can be great. Definitely when passing it down to my kids, who wont ever see that $17K, just 2 trips per year for $1200.

I'm an owner. If you go off season it costs less points. You can also go to other HGV locations as long as you have the points. You don't have to return to the resort where you purchased all the time. I'm learning how to get the best bang for the buck with our small 3,840 points package. Then roll over what you don't use to next year!

We currently have bluegreen and bluegreen has what they call bonus time which allows you to book a room for 69.99 per night based on availability and within a 45 day window instead of using your points. We are trying to find out if hilton has a similar feature but we haven't been able to find that out yet. Would you happen to know if a feature like that is included with hilton grand?

Yes, HGV does offer something similar, it is called "Open Season", where it give you the 45 days for cheap. We are owners at Elara in Las Vegas & just upgraded in 2023, at the same place, because for us, it is worth it. But, I am from New Orleans and do love the BlueGreen Vacation in NOLA. We use our RCI, to stay at the BlueGreen. All the locations from RCI, are just a block or two from Bourbon St.

Just got through one. I almost bought into it. I'm glad I didn't, the nyc salesman was very nice however, I've sat through many as a teen and young adult to know not all that glitters is gold. Ultimately they messed up when they showed me a run down room on the computerscreen lol. I don't think they perceived it like that however the room was old and had 70s style carpet and couch amenities. But like my mom said if I walk away today and came back tomorrow hgv or any other timeshare won't deny the money so oh well😅

I would say it's not worth it. The new max program is not deeds, so it can't be passed down to a family member like the deeds could. I'd suggest... If you can get out of it, get out and buy off eBay for a fraction of the price.

Sadly no. If you don't use your points, then you either can pay to convert them to Hilton Honors points to use at any Hilton locations, or you can convert them to a credit that covers some of your maintenance fees. Outside of that, for like $130 you can push the point to next year and have more points for next year. The crazy part about pushing them to next year is if you dont use them, then they expire. So you cant keep pushing them off to get a big pile of point which I think is BS. I paid for this and should be able to stack my points up till I have 50,000 points if I want.

Timeshare maintenance fees goes up every year, just like property tax and other HOA fees. They are usually set by the HOA. Some are better than others. The Hilton membership dues also increase every year by a few dollars.

Bro.... your hilton ownership points go into hilton honors at a 16 to 1 ratio. So if you have 5700 hilton ownership points...that would be 91,200 hilton honors points. And lets be real. You CAN easily go to the maldives every year with the ownership. You just have to buy about 250k worth of points (the maldives hotels cost 25k usd for a weeks stay so why are you suprised at the amount of money you need to put in? If you dont have that option, You can choose to get creative with the hilton honors amex, and do a combo of that plus your ownership points, maybe a little cash too. You bought a timeshare program that works incredibly well, you just merely bought a small, 20k dollar amount, and that amount of points is STILL enough to get you to hawaii every year for a week at a resort, so you'll break even on your 20k dollar, 5700 point program in a couple years no matter how you slice it. If you're gonna report on this stuff, and tell people to "throw out what they heard from the presentation" then maybe you could at least do some research...

While I can agree with a lot of those points, during the presentation they make out like you could just use your timeshare points and stay there. It wasn't till afterwards that we found out that we had to do all the conversion with points and stuff. If anything, they should be clearer in their presentation but They want to show a property like Maldives or we cannot book with Hilton Grand's Vacation. For me I've still see it as a great deal, as I've seen the savings from just a few of the stays that I have had. I plan to pick up a second time share deed through eBay where I don't pay as much lol.

I must say, I know nothing about housekeeping credits lol. You can make gas reservations, when you make the reservation. You're able to put their name and mark that it's for a guest. And then they're able to check in and enjoy the room. You just end up spending your points on it. It's the same cost of points.

Platinum and Gold are the seasons you are buying into. Platinum is the busiest travel season, gold is second. If you buy platinum you can travel whenever you want

Have you ever tried to sale the extra RCI weeks back? I was offered to sale up to 6 weeks back and make a profit. Sounds good but maybe a little too good just trying to find people that have done this and if it really works

I have Hilton Grand Vacations and it occurred to me that if I would have just placed the purchase price of the Deed in the bank. With that huge amount of cash, I could book trips anywhere I wanted, have hotel vendors compete for my money, and with zero maintenance fees every year. There is no fees to book a stay, no dealing with saving points or converting them since I am using a cash based system. (Of course if you buy the deed from a third-party, it will be way cheaper and I think it would be worth it).

@@BigCVlogs I am in Florida and Orlando has a great selection and availability that I never worry about not getting a room. I liked that you mentioned how points worked and about location. I am trying to maximize my benefits. I no longer will transfer points and try to use most points every year due to the cost. I'll never upgrade to that Diamond Resorts since I heard horror stories about those resorts and how the owners were treated and that it cost 40K.

I wish I could, but they don't really give that information out. You have to pay for Max to get to see it. I know it adds a few locations in Tennessee and Colorado, but for the most part the locations are really the same. Just more hotels in Miami, South Carolina and more. Basically the "Diamond Resorts" that Hilton Grand Vacations bought had a TON of locations that are right down the street from current Hilton Grand Vacations locations. That's why when I went to the meeting we didn't opt in. Plus we would of lost our deed by going to Max, so we declined.

Timeshare terms it usually means Every Other Year(EOY) ex. Some deeds you get points Every Year(EY) or Every Other Year(EOY) sometimes called Biannual.

Id say its Hiltons presentation. They make out like they have ALL of these locations when your going to buy... and then once you can login you see that you have a few places on the west coast, a bunch in Florida and the south east coast, and thats basically it besides 1 in New York, 1 in DC and 1 in the windy city. If I would of bought this and lived in Texas or something I would of been really pissed.

@@BigCVlogs still good info. I’ve been to an out a half dozen HGVC and Marriott Resort presentations and we totally enjoy them. $149 or $199 for a nice 3 night resort getaway and I say no every time. As long as they keep inviting me I’ll keep going and let them treat me. It’s fun for us

They make it confusing on purpose. What’s sad is you spend $125 to save those bonus points, but converting them to HHonors would yield one night worth about $150-175 hotel value. No thanks.
