It’s not a Punggol video this time around 😂 Based on some of the feedback from our last DBSS tour at Natura Loft, we’ve decided to pay a visit to Pasir Ris One DBSS. This DBSS has made headlines several times (for all the wrong reasons), and it wasn’t the first DBSS to have issues. It certainly was the last though, as this was the final DBSS since. Based on the flaws of this development, would you still consider living here? Share your thoughts in the comments below!

Great unbiased content as usual. Apart from Boon Keng and Bishan, very unfortunate for the rest (IMO) Moving big furniture can be a nightmare in DBSS. Glad that It has stopped permanently. When you think you are getting a Lexus at Camry price, ended up with a picanto.

5:03 when you stepped out from the void deck into the sunlight, I suddenly felt like I could breathe again. It was like stepping out from the oppressive darkness. Holy crap. Even through video I can feel it.

It's very comforting to know that they've discontinued the whole DBSS thingy. This is daylight robbery. I wonder how the low floor residents are living there with their closed curtains and doors. The doorway reminded me of those 2 room flats build in singapore about 50 years ago...Great video guys.

@@StackedHomes DBSS originated back when HDB policy focused more on asset appreciation than now under the Minister of Nat'l Development then I think (which also gave rise to the era of Maisonette & Executive flats too). When former minister Khaw took over he changed HDB to a more "back to basics" approach I recall, ending not just DBSS but also Premium HDBs (designed by private architects e.g. WaterWay Woodcress, SkyVille @ Dawson), while reintroducing flats with less than 4 rooms (including rental ones)

Haaa! Love your honest and very practical introduction of this project. The corridor looks like Hong Kong apartments. I will felt very depressed and demoralised if I'm the owner.. Rather spent more money to buy a older resale flat than this dbss.

Nice presentation looking at the practical considerations for the place. Very narrow corridors indeed - did the developers just hit the minimum SCDF distance requirements or what? The void deck is also quite a labyrinth itself. Fire evacuation problems written all over. ....Also doesn't help that the grey colours on the facade makes the mood even sadder...

Hey there! Yes they really just hit the minimum requirement, which was later revised to a wider width 👌 Yes this DBSS isn't really nice, but it is near the MRT and amenities, and does suit certain buyers 👀

My friend stayed there, the unit is facing the fishing pond, super quiet with nice nature pond view combine with convenience. Don’t think the residents r having a bad time there

Nice facing. But he is paying not just for the unit, but also the overall estate and infrastructure. Its good to be positive but it is a fact that its short comings are glaring when compared to other dbss.. or even newer hdb

Yea boiled down to preference, and not all units are cramp to the next unit though, at least my friend’s unit is not which is on 530D. And to them, they don’t live on corridors but rather enjoying the pros of convenience. It’s difficult to find a new HDB just right across MRT and a nice pond park behind with nice few bars to enjoy a pint beside the pond. How that goes to the environment of the “estate” 😂😂 and Pasir Ris central is going through major transformation as well

Reuben you are making me laugh out loud here in this particular video..🤣 (humour and jokes are much appreciated during these Covid days) Love the jokes about Ghib & playground stuffs. That aside, this the first time I'm seeing something 'astonishing' with a design I can only think of as, bad. For s DBSS, you can feel and tell right away. Starting with very basic things like providing seating at any drop off point. But the final straw gotta be how close the 3 units doors are put together. I've never seen anything like this before.

My neighbour who shifted to Pasir Ris One ended up with depression. She had to throw away many things from her 4A Old Hdb Flat before moving to this DBSS. She also had to change all the doors to sliding toilet doors. All in all, it’s just a total disaster.

Pasir Ris One does have many design flaws: tight corridors, doors facing each other, low ceiling & playground facilities that children do quite fancy. However, these flaws are mainly found in public areas, especially ground floor that is accessible to everyone. I have visited a few units and they are generally very well lit. Kitchen carpentry & toilet finishes are of good quality. 4Rm units are more suitable for a family of 3 to 4 as one of the rooms is very small. 5Rm are more generous in size and have a big balcony. As in every developments, there are better and no so good units. Stack 530D is definitely the premium stack, and those that open to a full pond view commands minimum 10% price difference and is rarely found on resale market. I have visited 2 of them, I think they have arguably the best view in entire Pasir Ris Central. As there are fewer units in stack 530D, they also do not have the tight corridors issue. High floor units at Stack 530C are arguably the next best units as they enjoy unblocked views because the HDB block in front (Blk 531) is only 9 storey high. Some 530C units also enjoy partial pond view from the balcony. For Stack 530A & 530B, those units facing main road or White Sands might be better choice as the ones facing children playground tend to be very close apart, with balconies overlooking each other. These are just my personal & incomplete view after visiting a few units at Pasir Ris One. I am not a owner of Pasir Ris One nor planning to become one. Hope this will provide an alternative view for this development.

I respect your views but their 5 room flat is still smaller than my aunt's 4 room flat in Tampines. Its still not BIG tbh. For a 5 room, at 105sqm?? Better off buying an older flats at better price per sqft. I don't know, it felt that 115sqm is the least you need for a 5 room flat. Its not about the unblock views.

I actually went and viewed a 4 room resale unit at Pasir Ris one... one of the bedrooms is way too small, very claustrophobic and totally inhumane to let anyone stay in :(

The way the opposite units face each other and the metal grille remind me of a typical HDB rental block in Chin Swee Road. The common corridors are way too narrow and it appears the developer specified just the minimum required in the SCDF fire safety code.

Yep SCDF (at that time) specified corridors at least 1.2m wide; the developer indeed built it 1.2m wide (according to the news report then)

There are many GOOD developments around the Pasir Ris Central / Town Park area that are close to White Sands, the fishing pond, have nice, unobstructed views and close to the MRT, and Pasir Ris One is not one of them. With that price point, id be better of considering the other developments within that area that offer the same perks and better amenities and design. Plus, Id save a whole lot of money too. The price point for the flats at Pasir Ris One are just audaciously high.

Gosh! I feel so claustrophobic upon looking at the narrow corridor. Neighbours cramming together with such close proximity leaving very very little room for privacy. I bet some would even ask "What privacy?!" 🤣 Pick-up and drop-off points should at least have a bench or 2 for the elderly though. Anyway, keep it up in giving us honest and unbiased reviews and walk-throughs. 👍👍👍👍👍

Very happy to hear our videography lets us capture the feels of the space straight to your screen 😂 To be fair, most HDBs with 1-3 storeys would have privacy issues too, not just DBSS. However, the gripe is that these owners paid a premium to stay here, and in some cases, certain things weren't mentioned during the sale but became a sad reality when they moved in 👀

@@StackedHomes My foster grandmother lives in AMK's typical HDB, after moving from Commonwealth. Been to both places on a lot of occasions and I know exactly what you mean by privacy issues. Haha. But I do feel for the owners of this DBSS though, the disappointments and let downs.

I love there and my apartment is so damn small and I have to sleep with my mom due to the lack of rooms. But I really like the balcony even though my dead plants are still sitting in there. It has really friendly neighbors on level 2 530A where my apartment is. There is 3 kids including me. Even though there is a very narrow hallway, It is rare having squeezed.😂 I rate the building a 8.7/10 and I really appreciate that my parents bought this apartment for me and my family to live in or I have to live in an old damn place in Taiwan. So ya😊

When you are done looking at DBSS, can I suggest looking at the early D&B HDB flats - which preceded DBSS.

Tertiary you have SUTD few mrt stops away 15mins as well as Temasek poly. Straight bus there 15mins also

Hey! Different condos have different layouts, so we can't say that most private condos are like this. I think the surprise is just that DBSS were touted to be "better" than HDBs, but it turns out that it wasn't the case despite paying more, which is what's shocking.

My gosh, any smaller and these DBSS flats might just end up looking like Kowloon Walled City in 30 years time. Li Ka-Shing type Real estate developers with their MAXIMISED profits at ALL cost would be laughing all their way to the bank while these poor folks have to endure cramped conditions for years.

I'm just wondering if we could sue the developers for the poor design and infrastructure? Like do we get to know how the corridors are going to look like before buying? it's such a lost to the first owners if it came up to a poorly built and design infrastructure. Not mentioning the bad reviews it'll be harder to sell the unit i assume? i reckon you can also buy a resale with that price points ? it pains me hais :( hmm

I am owner here, and have lived here for nearly 7 years, honestly, I like this friendly neighborhood feeling ( even kids of other HDB neighbors come here everyday here to play) , I like the convenient location, and the big balcony which can be used both for relaxation and hanging clothes ( 2 balconies) , and even my brother in law also living, one of my best friend moved here last year even they knew not big size, but they like the whole environment. Anyway you said here like some place very horrible I feel offended cuz here as me and my kids and my whole family’s very sweet home, and we enjoy the convenience and friendly neighborhood.

Before moved here , I stayed my in law HDB flats, sure, as big size, but the dark interior and narrow window … and the naked pipe, let me feel very bad. So the days when we waited for our new house, everyday we were looking forward to move in, and after we moved in, we never regretted.

Hey there! Well there are many reasons why people buy a home, not just the building itself, but more importantly the location, amenities and so on. People buy for a few reasons, but most of the time the location boils down to staying near parents. In many cases, it's because parents can help out with looking after the young ones, and being close to them helps too. So in the end we always believe that properties do cater to many different people. For example there are those who absolutely despise DBSS due to its balcony which they consider a waste of space, but we do know of people who deliberately buy a DBSS for this reason 👀

Holy crap the corridors are so bad. The HDB I live in opens up the corridors at the ends where there are 2 blocks facing each other. Also you know it's bad when the camera goes grainy when you walk along the corridor with the Sun out. That shows how dark the corridors are.

I don't know if there's a word in my dictionary to describe this place Level one - ZERO PRIVACY, I just can't believe the service yard is so close to the ground floor unit and not to mention security issue cause I can just simply climb in. Is this really a DBSS (Design Build)...??? Even the army camp are so much spacious then this project. Hold on 10:15 is that a IP CCTV planted on top of a vase along the service yard????? The rooftop of the multistory carpark can be converted to a huge fitness corner + dog park

@@StackedHomes yeah man had to pause and reply twice to spot the cctv such an odd place to be and its fronting to the lift lobby 🤔 Can't believe in just a short 5 years the entire project looks really run down. You guys are more then welcome to pop by Bedok North Vale a recent TOP small bto project of about 212 unit near Bedok Central and no worries we have tons of seating space from level one, level two common space and garden.

HDB scam..... Brand a 3 room budget flat design into DBSS.... haha. Anyway many new hdb projects are using inferior materials ..... if its nice on the outside, they will balance it out with bad materials at the lobby or inside.... sad. On a side note, I've seen some 1 room flat units done up quite nicely in Sembawang.... nice lobbies etc....

Trivelis was quite infamous too I heard, & I saw an FB post in 2020 likely about the same location suggesting that sewage from 1 unit had mixed into the water supply of the unit below

The exterior is different, but most of the difference is inside where DBSS have balconies 😀

The worst DBSS project ever! spotlight with the wrong reasons . Never trust China developer , singhaiyi and Kingsford. 🤦‍♂️Kingford imposed a “no-sale licence for their one normanton park . Cui is the only word I can think off to describe them . Gd luck to the “proud” owners 😂

It started by SingXpress, created by Hong Kong hustler Chan Heng Fai. Not really a proper property developer. Basically it like giving the right project to the wrong person.
