Bakit mas mabuti ang magrenta kaysa sa bumili ng bahay? Huh? Hindi ba't mas makakatipid tayo kung bibili tayo ng sariling bahay? Pero ang hindi natin naconsider dito ay ang mga other costs or expenses sa sariling bahay, versus sa rent. Panoorin natin ang video na ito para maenlighten tayo kung bakit sa opinyon ko na mas mabuti ang magrent ng bahay kaysa bumili.

I am renting for more than 5 years now and even though I can pay the mortgage, I don't want to settle with any house. If I will buy, I want to buy the house of my dreams without worrying about loans for the next 20 to 30 years. Renting is saving me more money in the short term which I am investing on other financial vehicles so I can reach my target earlier with less worries.

Problem kasi most real estate agents discredit renting and claim buying a house as an investment. But here’s the truth: hindi investment ang bahay/condo if tinitirhan mo sya at hindi ka kumikita ng pera out of it. Hindi laging pagtatapon ng pera ng renting.

True. It's not an investment if you use the house for the purpose of living in it. It's a purchase. That's why I told my parents we should only buy a house when we can afford it and we are sure of settling down in the area. Most people want to buy a house just for the sake of "owning" a house, but there are more things to consider before making that big decision. And I always tell my parents even if we owned a house, we don't really own it. The government does. If we fail to pay the property taxes, the house we purchased could be taken away and all that money spent will just be a waste. My parents want to own a house so bad, but I am trying to convince them to think it thoroughly first. I try to discourage my family from spending money on things we can't afford yet.

Obvious sa mga comments yung typical mindset ng mga Pinoy. Mas gusto nila ubusin pera nila sa pagpapagawa ng bahay. Rather than rent while saving and investing money. Observe niyo andami bahay sa Manila na hindi tapos kasi kinulang na sa budget. Or natapos yung bahay pero dun na lang naubos ang savings nila hanggang sa pagtanda.

Mga ahente ata yung mga nagcocomment na mas maganda may sariling bahay, di ata nila inintindi yung video. Dagdag mo pa marami ring kumukuha ng bahay pero di natutuluyang bayaran kaya in the end wala rin. Just imagine those who bought houses tapos nawalan ng trabaho dahil sa pandemic. Kaya I agree kay sir Chinkee, unless sigurado ka na sa lugar kung saan ka magsesettle, at yung pera mo more than enough para maging kampante saka ka lang bumili ng bahay.

Magrent Ka, tapos Pano if mawalan Ka Ng income, Hindi stable Yung jobs mo, Yung sahod kasya mo Lang SA pagkain at rental mo.paano Ka magka save, .paano if palayasin Ka na Ng may ari Kasi may nag rent Ng IBA medyo Mahal, especially SA city,Hindi Ka Naman palayasin agad pero Hindi Ka sigurado Kong keylan .renting only apply Kung enough Yung income mo SA job, pero pag Hindi, tulad Ng majority of Filipino, just only employee SA squatter Ka na pupulutin .

@@ramramreign1105 matuto ka mag-ipon at mag-invest para mawalan ka man ng work di ka mukhang kawawa. Karamihan sa mga landlords mas gusto yung matagal ng nangungupahan basta maayos magbayad. Positive lang pre. Talino, sipag, tiyaga, pagiging matiisin at diskarte ang kailangan.

This is so true. We had our fair share of experience. Andami talaga nadadala. We invested on a condo then end up giving it up kasi mas napapagastos kami at wala kami ipon. Dapat talaga di din tayo impulsive in purchasing a property esp if sakto pang talaga budget. Wag madala sa mga flowery words na good investment kasi sa inyo na. Honestly speaking pag utang at binabayaran mo monthly it will take years pa na maging sayo except kung cash out one time payment yun property but pag utang pag isipan talaga

Essentially a numbers game... Reckon, compute, and evaluate but then again, renting has a lot of benefit and most of them are agility and flexibility.

In my case, may bahay kame pero sobrang layo from my work place. Kaya mas gusto ko mag rent na muna dahil yung monthly amortization ko sa pag re-rent is same amount lang din ng magiging monthly pamasahe ko kung mag co-commute ako everyday at less pagod pa! Tama ka Sir Chinkee, tsaka nalang kumuha ng bahay kapag nakapag decide ka nang mag settle down so for now save and invest na muna.

I prefer rent to own but before we decide to get a house is nagbusiness muna kc maraming what if's, good thing now 3yrs and haft nalang babayaran namin matatapos na sya,pag isipan nang mabuti before deciding everything👌👍👍

Renting works better for me, may mga time na need mo din new environment, like what he mentioned in the video, so renting works better in that case. I used to live in the city, but ever since the pandemic started, I decided to live in the province, kase mas less strict and much safer .. malayo sa mga tao. Ang downside lang siguro is you have to bring all your stuff, so for me mas better cguro kung may malaking sasakyan ka, para less expenses nadin kong maglilipat. This is assuming na wala ka masyadong gamit.

I get it! Rent ka muna kapag di kapa ready, lalo na kung wala ka pang enough funds. If mag rent ka wag naman yong sobrang mahal na equivalent na sa monthly payment for a house. Rent a house na mura lang so you have extra money to save. Mas maganda kasi if mLaki yong i downpayment mo sa bahay pra less years to pay :) thank you po! Decided na kami as bagong mag asawa. :)

In my case kumuha ako NG sanlatirang bahay. Sinanla sakin Kaya nka save ako NG 6k a month. Nkasave ako NG 360k in 5 yrs. Tapos binalik sakin ung puhunan ko na 300k.

I think its best to think long term always. Buying your own house has a lot of benefits. But it all boil down to priorities. Syempre kung kaya mas mgnda bmili ng bahay. Pero kung dipa talaga because of budget, circumstances, ok naman mag rent :)

Hanap ng Sanglang tirang bahay para Hindi maubos sa pagrerent basta maging maingat ka lang sa pagkuha nang BAHAY na sinasangla. Ung pera mo hanggang Hindi tinutubos nang may ari nang BAHAY pwede kang tumira,maiipon mo pera mo na iuupa mo tapos makuha mo pa buo ung pera mo pag natubos na

I totally agree with this, I experience it myself on what he calls buyer's remorse. I reserved 2 house and lot and already paying dp for the other one, when i realized na ayaw ko pala sa malayo at matraffic na papuntang work. So I ended up cancelling it so nasayang lang sguro 70k din yun nahulog ko na. Right now im renting muna, wag magmadali and pagisipan talaga mabuti, try to imagine yourself kung gusto mo ba talaga sa place. Btw i was in my early 20's pa kasi nun kaya hindi pa talaga ako maalam. Goal ko pa din naman magkaron ng sariling house but i will save first for that, need ko pa more information on what to consider first so the next time i'll be wise to decide na. :)

Nag save po ako ng pera pra bbilihin ko in cash now wla na akong monthly amortization ksi cash ko binili ang dal then ipamana ko sa mga anak ko kaya mas gusto ko bumili ng property in cash .sa awa ng dios two properties na ang nabili ko in cash

When you rent your putting your money to waste and making your landlord richer. Pag may sarili kang bahay double purpose yan, you get to live and use it and at the same time you can resell it sa future. Instead paying your landlord rental monthly eh di sa amortization payment mo na lng ilagay kahit magdagdag ka ng konti gastos for insurance &property tax . I know someone who bought a house in the early 90s for $150k house but was able to sell it for $1M after 12 years, which she use for her retirement. Natirhan mo na, kumita ka pa. Di ba?

Tumpak, that's true, just renting is a waste of money, landlord lang nakikinabang kc at the end of the day, di parin sayo ang bahay. It's wise an magkaroon ng sariling bahay. Sabi nga, wag lalagyan ng maraming gamit ang bahay hanggat hindi mo ito pagmamayari. Kung sarili ang bahay means peace of mind, kasi wala ng landlord na maniningil.

Salamat po sa suggestion. Naguguluhan kase ako kung ipang dodown ko yung pera ko sa rent to own pero maliit nalang puhunan ko pag mag business ako pero kung rent ay sure na ang rent ko for 1 year may malaking puhanan pako. Maraming salamat, ganyan din yung mga business man na kakilala ko, lahat ng gamit nila sa business ay hulugan, kase mas malaki ang budget nila to expand kesa yung pagmamayari na ang gamit sa business eh kinapos naman sa expansion ng business.

If you rent in canada ..specially aprtment they will advice you to get tenant insurance ..around 17 to 20 dollars a month.

I agree sir chinkee. Buying my own house has a lot of risk paying amortization for 10 years or more depending on your financial capacity. What if in the middle of 10 years I lose my job and cannot find another job thats similar to how much I am paid now.. hmm. Mas safe talaga mag rent.

@@bethruneroscarto5206 Different people different perspectives. Sa akin mas ok ako mag rent compare sa mag bili na ng bahay. Wala akong alam what if comes the time I can't afford anymore to pay my amortization sa home loan ko then automatically the house will be foreclose by the bank. Many years pinaghirapan mo nawala sa isang pangyari nawalan ka ng trabaho. Para sakin buti parin mag rent kasi lapit na sa city ang convenient kesa mag installment ng mura na bahay ang layo ng location talaga.

Malapit naman yong nabili kong foreclosed house sa city...wag lang bili kaagad pag isipan din ang location..kung di kaya bumili ok lang mg rent..pero mg ipon pa rin para in d future mas ok pa rin na wala kang iisiping bayarin kada buwan..pwedi ri rent to own..sayang ang renta

Then sell your house and move to a smaller one or probably rent kung di talaga kaya. Baka in the end kumita ka pa nga eh. If for example u bought your house for 1M 5 years ago then may present value na 1.3M hindi ka pa rin lugi. Kumita ka na and at least natirihan mo naman bahay mo for 5 years.

Rent to own mam..term usually used for acquiring pagibig financed houses kasi mura ang Amortization. Meron kami property na no down payment..rereserve mo lang ang unit mam..lakeng ginhawa kung naupa ka ngayon atleast looking forward kayo sa future house nyo... pm me mam for more information

I strongly disagree..Example, 10years×12 months×2person×14,000 monthly rental for 2 persons= 3,600,000 kc mag aaral ang dalawa kong anak for 10yrs, mgbabayad sila ng 7k per month each so 14k a month di pa kasali ang aircon..so aabot sila ng 3,600,000 rental fee pa lang yan in 10years di pa kasali ang interest ng rental yearly..So i decided to buy a house na mura forclosed property at pwedi ko pa ibenta more than x2 sa value ng pagbili ko after matapos sila... so babalik yong pinuhunan ko x2 pa or more or pwedi ko pa ipa rent after matapos ang mga anak ko or mg pa room for rent ako sa kc malaki pa naman ang space..UNLIKE MAG RENTA KA NAGTAPON KA NG PERA NA NEVER NANG BABALIK SA'YO...

mas maganda pa rin sariling bahay kasi kapag rent pag may nasira ikaw magpapagawa may mga may ari na ayaw nilang sila magpapagawa dagdag pa yung patong sa bill mo na halos doble tubig kuryente tapos pag alis mo dami mong pinagawa wala ring silbi yun unlike sa pagbili ng sariling bahay wala ka na talagang babayaran lalo na kung cash mo nabili yung bahay wala na yang mga insurance na yan amilliar na lang sariling kuntador pa

Renting is a dead money. Owning a property is an investment for the future. Renting is basically you are paying the mortgage of your landlord.

You can only say a house is an investment if you have the intention of selling it in the future. Typical filipinos build their house bcoz it is their dream.

Ang problema ko po hindi lang pinapa maintain ng Landlord ang pintura, when I start to complain about the broken faucet, broken light switch, for a wall repaint nagpapahiwatig na agad na papalayasin ka na yata hehehe. Nakakasikip ng dibdib gusto ko lang naman maayos eh. 😅 Now I know why my foreigner boyfriend prefer renting than buying a home. Kase daw po bigla na lang may magpapatayo ng bahay na may nagvi videoke, nagiinuman, nagaaway na kapitbahay.

Mahirap din kasi magnegosyo kung naka renta ka. Dito sa inuupahan namin. Pinagbabawalan ang mga nangungupahan na mag tindahan man lang. Kasi yung landlord lang pwede magtindahan.

Usually, hindi na siguro nababawi kapag ganoon. Makikita niyo po ito sa terms and condition. Kaya mahalaga rin po na itanong din ito sa kausap niyong real estate agent para makapaghanda rin po kayo. :)

Kung makapag patayo ka ng bahay pa rentahan mo ng 5k per month. Tapos uupa kalang ng 2k per month. You have 3k per month. In 10 years may 300k ka pano pa kung i invest mo. In 15 years dalawa na bahay mo 😄. Saka ka lumipat

I choose to rent because malapit sa work ko and if i buy a house here million pinag uusapan dyan kaya save ko nlng money ko, merun na kami house malayo sa work di napapakinabangan mahal pa maintenance laki abala talaga sya plus pa my kamag anak ka na inggetera ay wag nalang ..

Pagaawayan pa nila ang hatian nyan . Hindi mga anak mu kundi mfa in laws mu. Ikuha mu sila ng tig iisang insurance policy. Like.my kids , i got them polict in early age pag tungting nila ng 25yrs old may milyon na sila plus graduate na sila. And they can go wherever they want to live.
