Prince Andrew does not own the Royal Lodge, he paid £1million in 2003 to the Crown Estates, to secure a 75 year lease. He cannot allow anyone else to take over the lease. The only people that can take over the lease whilst the lease is in the 75 year period. If he were to pass, the only people that can take it on is his widow (can’t be Sarah as they are divorced) but the two York sisters can take it over and let the lease run. I’m assuming that if they pass within the 75 year lease, the same will apply, (not sure if it can go to their husband’s, if still alive) but it will be passed to the girl’s offspring. When the Lease expires, it reverts back to the Crown Estates. If you google what properties do the Royal Family actually own, that don’t belong to the Crown Estates. You will be absolutely shocked, how little the numbers of properties they own. I know they own Balmoral Castle and Sandringham but I would need to do more research myself. They do as individual family members, own various properties around the world. I know the King and the late Queen, each own property, in New York USA. When a search was carried out, it found 24 properties in the city records, all of which belonged to the "Her Majesty the Queen" organizations in the title. Most of these properties were purchased in the late 1980s and early 1990s. What is not clear is what all these objects are used for. Although many of them are more than likely, the residences of diplomats from various countries of the United Kingdom of Great Britain and Northern Ireland. For example, the three-room apartment in the Zeckendorf Development, which is at 50 United Nations Plaza, which the Queen bought for $7,9 million in 2015, is actually used, by the head of New Zealand's, mission to the United Nations. Seriously, I guess they purchase property abroad as an investment. I believe King Charles’s properties abroad is worth around $25billion. Now just think how much all the Royal Family put together would be worth, with all of them having brought them. Mind you, that would never apply because they are owned independently of each other and not part of the crown estate. I don’t even know if the King’s youngest son had the common sense to buy any property abroad. He doesn’t own any in the UK, which is why he claims to be homeless. I don’t know what was in the late Queen’s Will & Testament, as it’s been sealed under lock and key for a very long time. I believe in the late Prince Philip’s last Will & Testament, it’s been put under a 99 year old period before it can be unsealed. With regard to the Late Queen’s Estate, in the Royal Family, it all passes to the New Monarch, when he passes, it all goes to the New Monarch, it never changes, the heir always gets it. The late Queen will have her own personal effects, like Jewellery, Art Work, plus other personal effects, that she can leave to members of the family or others. the money is from the crown and a percentage is given in a sovereign grant to pay for all the upkeep of properties that belong to the crown but not their private residences. the sovereign grant also pays for B.P. which is used as a place of state business, office, banquets, open to public for garden parties, investitures. state visits and entertainment . the Duchy of Lancaster is a private lands owned by the monarch which he draws an income to keep himself , members of his family that are working royals and his households. The Duchy of Cornwall is private lands owned by the direct heir he or she draws an income to keep their family and their households. Both Duchy's have private properties and business on the lands which they pay income tax on and give up all profits to sink into the crown which the percentage of the annual sovereign grant is drawn and the rest is public funding for the government to use fit for the common good. in other words the whole crown & monarchy is self funding including the sovereign grant. The taxes bring in billions alone and with tourism is good value for money considering it just costs taxpayers no more than £1.20 a year for all the beautiful royal estates , ceremonies and pageantry you couldn't even buy a coffee with that at around £3.50

Andrew does not make the kind of money he needs to maintain Royal Lodge. He used much of his money to pay his legal fees and Charles loaned him $8million to help pay Guiffre and The Crown Estates loaned him $3million to help pay off Guiffre. At the time, Royal Lodge also needed repairs, but, since Andrew owed everyone such large sums of money, they said "No" to loaning him more money. The cost of maintaining Royal Lodge, paying his utilities, paying security, paying his staff, buying his food, etc far exceeds Andrew's income. The Crown Estates saw that Andrew would not be able to pay the loan back, and I figure Charles suspected he would not be getting his money back. That is when "A friend" (I suspect Fergie) loaned Andrew $2million to repair the roof that the engineers said was in danger of collapsing. My understanding is that the roof repair did NOT include repairing all the interior damage (which was extensive) from the bad roof. These leases, such as Harry had and Andrew has include that the tenant Maintain the property to keep it from deteriorating. Thus the rent is very low. One of the reasons H&M gave for giving up their lease on Frogmore Cottage was that maintaining it was costing too much. Andrew was offered, by Charles, Frogmore which would have been easier to maintain, had just had a lot of work done, and the security is actually covered by the palace security due to it's proximity to the palace. It would have saved Andrew a bundle. He refused. My thoughts are is that Charles offered it once and should not offer it again....Andrew would not appreciate it and would not take care of it. Andrew needs to use his income and go buy or rent something away from the royal family that HE can afford....or move in with Sarah into her home for a change. Andrew only has his salary from the military...around $60K pounds a year.

All these properties belong to the Crown Estate. The soverign is allowed to get first refusal on who gets to lease/rent these properties. The King, Charles is trying to get all members of the extended royal family, his siblings and cousins, to be self-sufficient and not to expect allowances either from the soverign or the tax payers to finance their lives. Charles is moving things so that it is more like how a company is run where you get paid for what you do only. No work no pay. Harry is rich enough to buy his own property also it is essential that nothing is done which will make William's life difficult in the future.

Andrew has always been the Queen's soft spot they should have not over indulged him then they wouldn't have had this problem of the entitlement Andrew has. Why cannot he just leave, if he cannot afford to keep it going he is awful man he rather little it crumble around his ears. i'd imagine charles & Andrew have locked horns over this , it's all charles needs what a life! what was the Queen thinking of giving Royal Lodge which her mother lived in to Andrew of all people while Charles & Diana were given an apartment. very unfair

When you have a lease or buy a property you're in charge of repairs thats the problem Charles would help fix his own properties but Andrew thinks such things are beneath him. Andrew is also extremely lazy he reminds me of my sister who at the age of 50 said people should be doing thing's for me. Ive always thought If you can do it yourself then do it I'm over 70 and still do everything at the moment I'm putting flooring down no matter how ill I feel I do it because if you don't do anything your body just gives up. People say awful things about fergie but she has a good heart and pays her way where as Andrew is pretty much like Harry I was born a prince I should have everything given to me on a plate and I find people like that obnoxious.

Sorry I think this time your cards are not correct. No one can live there without the king’s permission if Andrew leaves his. Why would he have it fixed if he intended to give it up to someone else not only that the place is worth millions not a few thousand. If he can’t afford to fix it up Charles has said he can stay in Harry’s old place but that’s no good enough for Andrew. The house in not actually Andrew’s it still belongs in the royal portfolio of royal residences so therefore he can’t sell it or exchange for getting it fixed.
