This will be a tidy sale for sure! Really well kitted and cared for, and nothing at all to do but add some personal touches after a few adventures snooping around the seasons fleamarkets and antiques fairs. And isn't that the perfect way to get to know your region? Oh and exploring the national park! That's a HUGE asset of this property, the proximity to mature, protected woodland with paths for walks, excersize, and taking in the seasonal splendor, as well as views of meadows that won't be developed! It's really a nice alternative to a huge property that takes alot of time to maintain. This garden is easy to care for and all you need for alfresco dining, secure for pets, plenty of room for kids and your cooking herbs, some veg and that little plunge pool to cool off, and the rest is at your doorstep out of the house to discover at leisure! Being able to leave the car to go for dinner locally is another tremendous advantage. Unless you're specifically looking for somewhere to hide away from Italian life, these things are really important perks. As someone who loves Italy and likes being spontaneous, and would never ever drink and drive, I think this house really presents a sweet spot for those who aren't primarily bent on purchasing the purely cinematic concept of exclusive property in Italy which you plan to fill with a steady stream of private guests for entertainment, but for people who know they enjoy Italy and also like to spend time out of the house, (and haven't budgeted for droves of gardeners, house managers etc etc.) Besides, that separate unit provides possibility for guests as well as good income when you're away without infringing on your private space at all. Easy to leave, return, manage. Lovely house, and George 😍 omg I hope he gets to be close to parks like that in his new house! What a charming goofball, another hint the property owners are good caring people, which always does something for the feel of a house 😉 You're a real master at this Nick, it takes some true skills to film this way, make sure everything fits on the frame, getnthe flow of a property right and no editing. I don't know how you do it but I LIKE it! 👌💕

Hello Nick , What a beautiful home! The owners have decorated so tastefully and keep it in such great condition. The garden is a dream and big enough. I do think I’d get rid of that huge jacuzzi and if possible maybe replace it with a pool. So much storage in this house and blends in so well. The views and just were this house is so close to a reserve and mid evil town make this a perfect place to call home, not to mention a lovely studio! I LOVE this house!!!!! It is perfect for my friend & I!!! Yard for my 2 dogs, but not too big, GREAT kitchen, 1/2 bath on ground floor, love baths I each bedroom, not too big, but big enough & guest room, study for my working friend, gated drive & 2 car parking, extra income from studio, as an Amaeican I like having a dryer (my experience with a combo unit hasn't been good), everything is so accessible!!! 😀 Perfect! And I can walk to Sansepolcro, a gorgeous town. Not too far for my friend to get to the Florence Airport as she travels a lot!!!!

I love Tuscan food and the whole culture there. These weekend tours are my Saturday morning coffee get away. I try picturing myself living there but would have to learn olive tree culture.
