बहुत बहुत धन्यावाद सर आपने सबका जवाब दिया । सर , मेरा आपसे कुछ प्रश्न हैं सर मेरा मेन रोड पे एक जमीन है जिस पे पेट्रोल पंप बनाने के लिए एक डीलर ने मुझसे सम्पर्क किया और मेरे जमीन को 30 साल के लिए लीज (पट्टा) पे दने के लिए बोला और हर महीने मुझे 30,000 रुपए दने लिए बोला और सभी एग्रीमेंट को स्टाम्प पे लिखा जाएगा 1. सर क्या मेरी जमीन को 30 साल के लिए लीज पे देना सही है ? 2. सर 30 साल बाद क्या डीलर मेरी जमीन पर कब्जा कर सकता है ? 3. सर अगर डीलर रेंट ना दे तो लीज एग्रीमेंट खत्म कर सकता हुॅ । 4. सर इस प्रकार के लीज के लिए कौन से रुपए का स्टाम्प सही होगा ? आपका कोई और सुझाव हो तो दिजीए 🙏

वकील साहब आपके मुंह से यह बातें शोभा नहीं देती क्या एससी एसटी की जमीन फ्री में मिल जाती है या आप फ्री में कब्जा करवाना चाहते हो आपने जो शब्द बोला है कि उसकी कोई सीमा नहीं होती अगर आप उसमें सीमा का प्रावधान नहीं लिख पाएंगे तो इस तरीके से विवाद रहेगा और एससी एसटी की जमीन पर कब्जा कर लेगा आदर समाज का यह गलत डिसीजन किसी को मत दो

सर किसी जमीन का बैबुलवाफा रजिस्ट्री कार्यालय में लिखवाया गया था उसने पूरा पैसा दे दिया तो क्या रजिस्ट्री कार्यालय में जाकर दुबारा बैबुलवाफा को रद्द करना पड़ेगा या उसी बैबुलवाफा के पेपर पर पिछे मैं अपना पूरा इस दस्तावेज का पैसा पाया लिखकर गवाह और दस्तावेज़ धारक का हस्ताक्षर करा लेने से हो जायेगा कृप्या बताएं।

Sir अगर एग्रीमेंट रजिस्टर्ड न हो पर बाद में यदि उसे कलेक्टर स्टैंप से उस पर पूर्ण स्टैंप राशि दे कर पूर्ण मुदाकित करवा लेते हैं तो यह रजिस्टर्ड माना जाए गा या नहीं।

सर जी हमारे दादी जी ने सन 1997 में एक जमीन लिया था 10₹ के स्टाम्प पर नोटरी करवाया था 5000 ₹ में अब जो नोटरी किए थे और हमारी दादी जी का निधन हो गया है, जो नोटरी किए थे उनके पुत्र न होने के कारण उनकी जमीन उनके चाचा के लड़कों के पास आ गईं है लगभग 10 लोगों के नाम हम लोग वहां पर घर बना कर 1997 से ही रह रहे हैं कुछ लोग उन्हें चढ़ा कर जमीन खरीदना चाहते है हम लोग उन्हें 100000 ₹ दे दिए है और 200000 और देने को कह रहे है लेकिन वो लोग 1000000 मांग रहे हैं क्या करना चाहिए

सर मैंनें 2018 मे ज़मीन का रजिस्ट्रेस्टर एग्रीमेंट थर्ड पार्टी के द्वारा कराया था और थर्ड पार्टी ने उससे पैसे ले लिए हमें कुछ भी नही मिला ना ऑनलाइन ना ऑफ लाइन अब वो पार्टी रजिस्टरी करवाने का जोर daal रही हैं बोल रही जो पैसा बाकि हैं लेलो रेगिस्ट्री कर दो लेकिन हमें पैसा ना अकाउंट मे या हाथ मे मिला हैं तो मे अब क्या करू एग्रीमेंट मे प्रतिफल मे 500000 लिखा हैं तो मे अब क्या करू मै रजिस्ट्री तो करने को तैयार हु लेकिन पैसा तो दे सर जानकारी दीजिए

Nice information sir ji. सर जी मैने कुछ जमीन बेची है, और मैने क्रेता से एक सादे कागज़ पर 75 दिन का करार किया है और उस पर दोनो के हस्ताक्षर हैं। 75 दिन पूरे हो चुके है लेकिन क्रेता ने अभी तक पूरा payment नही किया है। तो अगर में ये डील उसके साथ कैंसल करता हूं तो क्या मेरे को साईं पेटे या बयाना के पैसे वापिस देने पड़ेंगे?
