This house is nicely planned, and though I would make do with the single bathroom, a second toilet would be welcomed. The laundry room is generous and the pantry is huge, so as Lindathompson suggests I'd use some of that space for a half bath. Other than that, well done!

10 out of 10 for style, 9/10 for function (assuming it is a mild climate and no more than three people live there). Style - gorgeous materials working in harmony, great color palette, and really nice furnishings. I learned something from the floor to ceiling curtain treatments in the bedrooms and the way the same treatment worked with very different windows. The luxury touches (porches, fireplace, clerestory windows, and window wall) are all dreamy. Function - there is every amenity a small family would need. But here are some things that would make it work even better. Rather important for the family on a regular basis - Extend the carport roof in back so that when it rains you can get inside from the car without getting wet. If you can't stay under cover, the carport might as well be detached. If you have stools pulled up to the kitchen counter as shown, extend the width of the counter to make eating there comfortable instead of difficult. Less important, but would be nice - Make the existing pantry a butler's pantry with counters, as this would give space for countertop appliances such as a toaster, a coffee maker and whatnot (air fryer, stand mixer, soda stream, ice cream maker . . .) Consider a sliding door from the living/dining area to the back porch. Consider a half bath or a second full bath. Consider more coat and boot storage if the climate is wet and/or cold. Now a question about function, what kind of mechanical systems are there and where do they go? Just wondering. Overall,a nice house with potential to be great.

It's a an awesome plan with a nice entrance, love the living room with a beautiful fireplace and shelves on each side, love the laundry room, love the kitchen with the pantry, love the island with the brick on one side and a marble top, the bedroom with the color coronation, love the bathroom and love the other bedroom with the color coronation ♥️♥️♥️♥️♥️♥️♥️♥️♥️♥️♥️♥️♥️♥️

One bathroom is not adequate. I would steal space from the pantry to add a half bath.

The bath they showed looked very tiny & I didn't see a toilet in it. I'd definitely want to steal space from somewhere to make that bathroom bigger

Throw in some french doors between dining area and back porch, eliminating outside door in laundry room. Steal space from the laundry for a proper half bath. The main bath could be designed better too.

Nice home, love the big pantry which makes up some for the limited counter space in the kitchen. What I don’t care for is there is only 1 bathroom. Make the master a bit larger and add a real closet and master bathroom. I wouldn’t build this one.

DINING RM TABLE IS WAY TOO BIG FOR THE SIZE OF THIS HOUSE. MOVE YOUR ENTRY DR DN AND PUT A HALF BATH IN THE CORNER WHERE YOU CURRENTLY HAVE THE ENTRY WAY. ELONGATE THE FRONT PORCH TO THE LEFT ANOTHER 8 FT. LOVE LOVE YOUR CEILING HT IN THE MAIN PART OF THE HOUSE ! LOVE THE CONTINUAL FLOORING FROM FRONT TO BACK . NOT A FAN OF CONCRETE COUNTERS - THEY ARE POUROUS AND RETAIN BACTERIA AND STAINS. ALMOST PERFECT

How about imagine a 4 season world Jesper Tran? An entry with a half bath for dinner guests and with room to place winter, rain, jackets. Placing Water and sewage more practical in the plans? Using the space under stairs? In your tiny homes you need storage for 4 season clothes, christmas decorations etc. Noone in the nordic, asian countrys for example walks right in to a sofa with shoes on. No one needs a wardrobe for laundry far away from other water, sewage etc. Seen many plans on your youtube so this is not a complaint of this plan only. I follow the tiny homes, tiny house on youtube and most people with one bathroom wants a bathtoob. Seldom need an extra bathroom for guests or the second bedroom. 1 halfbath and a bathroom is ok. Or just one with it all. Today we want a small footprint but evry space matters. A walk in pantry or a walk in closet that takes over other better funktions might be a bad choice for many so if the houseplans doesnt gives room for the practicals a great pantry is just frustrating if the mind cant use it better for laudry etc. Noone like waste of space!!! A fireplace is nice. But TV up high is like a whipflash. Who wants that? From the sofa, with company in furniture around its not functional. For chopping union in a near kitchen its perfekt but not as a social area! We all need to lay down..right! So your layouts need dubble funcions be more functional to follow the movement. All the space is in the ceiling. I don't like my kitchen in the living room.
