I’d rather have an upstairs bathroom above the kitchen instead of that side deck off the bedroom and the downstairs bathroom could be just a powder room instead of a full bath. Otherwise, a really nice home.

I agree. What a pain to have to go downstairs to use the bathroom and to take a shower, then back upstairs to get ready for work. Not necessary to have TWO balconies upstairs, since I’m assuming only one or two people would live there. The smaller balcony upstairs would be sufficient, then turn the larger balcony into a larger full bath with closet.

It is a really efficient design. I do agree with other comment about the stairs. They may pose a risk for some people. If possible, for me, I would stretch that house out. No doubt it is cute.

I don't see a small en-suite off the bedroom ? I once lived in a property with a downstairs bathroom ; nothing like having to go downstairs to use the loo in the middle of the night and when it's cold; i.e. totally impractical. Needless to say I didn't live there too long. Decor is lovely. Only other suggestion would be to add a sun room/conservatory to use as an all year round dining/ extra sitting/ garden room. The sitting room looks rather cramped with the seating and dining table. But I do like that there are doors between the kitchen sitting room. My current flat is open plan kitchen sitting dining. I really don't like that visitors are able to see all the cookware used to make the meal while they are eating.

The ladder instead of stairs is not a selling point to me. I see falls, injuries for anyone but the youngest and strongest. How do you get the furniture safely to the upper floor? This plan needs a rethink.

I believe the bedroom and bathroom should always be on the same floor. Whether it's age, injury or illness, easy access is a necessity. Adding a half bath would work. I'd do the half downstairs and the full upstairs.

A fold down staircase from the wall would work there, too. They have a built in handrail and a comfortable, normal height rise to each step. I think Jasper was trying to maximize living space below the stairs, and keep the upstairs a compact, but spacious feeling, size. Modifications to these plans can always be made.

Same. I've seen very comfortable (normal) stairs in tiny homes with the wall on one side and handrail on the other which don't take up a lot of space and still have storage within each step, plus they look great. Those are the ones I would want. These steps are for kids.

Bump house out less balcony space, in a one bedroom tiny home I don't need 2 balconies but as a senior I'd like bigger stairs, or a 2 piece toilet upstairs bedside the bedroom.

One other thing, the little sitting nook in the loft area-I would have put in a pocket door and made that a 2-piece bathroom. Nobody wants to have to get up in the middle of the night and have to go downstairs to use the bathroom.

I did (just "liked" this design). The computer rendering are extremely well done, almost to the point of creating a "better" reality! And the overhead views at the end of most of these videos gives one much of what a set of blueprints would. "Real buildings" would be great, but prohibitively expensive to create. Fortunately, we have computer rendering programs to give us images like these!

Cute home, great curb appeal. Love the deep soaking tub in the bathroom. The bedrooms are light & airy as is the rest of the house the on-suite deck is really cute. One concern is the glass front doors & how secure they are from people or wildlife trying to break in. Ok for gated communities but might not work in a city or rural area. The stairs to the 2nd floor are very steep & would pose a safety hazard for anyone trying to get furniture up there or people who have mobility issues. The 2nd floor bedroom also has no door & therefore no privacy unless you live alone & have no company over.

Another charmer! My two cents (not that you asked, and not that it is practical) would be whether a minimal staircase on the back outside for moving large things between floors and a spiral staircase inside instead to make getting up and down feel a little more secure for older folks. As usual, love all the windows and architectural details. Nothing bland about this design at all. AND, love the partition to rhe kitchen allowing it to be closed off.

This design, so far, is a beauty. I love how it's designed and the flow of it is lovely. The only thing I would suggest is to design this with room for two bedrooms and maybe space for a stackable washer/dryer.

What is shown is most likely a washer/dryer. These are very common in other countries outside the United States. First invented in 1953.

Love the design as it has great curb appeal. The additional outside areas give added space to the house. Love when you come in that there's a nice bench seat to put away all your things from the outside to keep things nice and neat. The only thing I have issues with is the staircase to get up to the bedroom. As a senior those are quite steep and would be difficult to negotiate in the middle of the night to get down to the bathroom. 👍👏

There's a lot that I like about this design, but a lot I dislike as well. Number one; I would not have a full bath downstairs. That would be the laundry room + the half bath. Number two; the kitchen should not be closed off from the rest of the house. I personally prefer an open floor plan. Number three; I would extend the house so it is deeper in width so there could be a small office space somewhere and have a proper master suite upstairs. Other than that, I really like the color scheme. I don't like the floors in the kitchen. But those decks off the bedroom are spectacular. That would be an awesome way to live, for sure!

Beautiful, efficient tiny home! I'd add a floor to ceiling pantry in the corner opposite the combo washer/dryer, and have the bathroom built 16"-24" wider, so I could add a floor to ceiling linen closet at the foot of the tub -- enough width to also allow room for a small bench seat with hooks above for laying out my change of clothes, & hanging up my robe and towel. The design and decor are lovely 😍. Might need a coffee bar in the master to help me enjoy the views from those decks even more! 😀

Okay, I love this house, just few things I would do differently 1. Extend the bathroom to the back of the house and rotate the tub 90 degrees and add a stackable washer and dryer, or even just do a master suite style bathroom since it’s the only bathroom in the house- similar style, just a larger room with a double vanity and a little more walking space plus the stackable washer and dryer. 2. Instead of having a second balcony, I would do glass walls and ceiling on the smaller balcony and have a small indoor greenhouse. Imagine having a mini forest right by your bed! 3. Instead of a little sitting corner at the top of the stairs I’d have bookshelves so I can more easily read in my little greenhouse Also umm I know that chair by the bed is SUPPOSED to be a relaxing thing and just look pretty, but ummm. I’m pretty sure that’s a sex chair. I mean I would google sex chair just to make sure and if I’m right maybe don’t use that chair in future projects again lol

Very cute. I would move the kitchen stove into the corner between the sink and fridge to give more elbow room when cooking. I'd have to have a bathroom/laundry room upstairs. I have bad knees. When I'm upstairs, I'm there for the night. Other than that its really cute.

This is adorable aesthetically but the steps aren’t practical. I can’t imagine trying to navigate them to go to the bathroom in the middle of the night or try to get clean laundry up them or anything up and down them for that matter. Most of these tiny homes only work if you’re young & healthy.Anyone with health issues couldn’t live here.If you invest in any kind of home & if you’re trying to do it less expensively it better be a design that works if you happen to get sick or break a leg or have arthritis….if not & there’s no longevity to the living space then you might as well just build a normal bungalow from the start which would work in the event of disability or illness or could more easily be made to.Even when you’re young you should think about these things when you’re investing money into things.I got sick in my mid 30’s and now I’m in my mid 40’s. This is super cute but had I lived in that prior to getting sick I would have had to move…..which wouldn’t make it any cheaper in the long run.The designs that have a bathroom & bedroom on the main floor are better designs for longterm use and if there are lofts for guests then the use of more practical stairs.Like I said I love the look of this but it’s just the practicality that concerns me personally anyway.Others may not care or worry about these things.
