Can’t stress enough the importance of #2 (signs of love not vanity)… We’re currently renting, and the landlord has been the ultimate cheapskate when it came to any repairs. We had a leaking kitchen sink, and the quality of workmanship was shotty to say the least. Fast forward one year, and the entire sink and kitchen island had to be replaced due to mold. Really great tips here! Thanks for sharing!

We have kids, and one thing I've looked for when scoping out a new neighborhood is the number of basketball hoops I see. Are there kids playing, are neighbors involved in the upkeep of their yard? The best resource I have found to see the general safe areas and streets of a city is the Strava Global Heat Map. It shows you exactly where people are walking/jogging/biking and where they are not. Also just fascinating to look at for map nerds

Just bought my first house in a totally new city (San Antonio). SA gets a bad rap because of the crime, but it is important to remember, as Javier says, that all cities have crime. Going to your local PD map should be the #1 priority. It's a bit cumbersome especially after all the real estate apps got rid of crime maps for some stupid reason. But nonetheless, every city has its good and "up and coming" spots you need to watch. Even though the house I selected was initially supposed to be a strict investment plan (rental), I fell in love with the area. The house was obviously not cared for with shoddy work and cheap labor employed. But I think if you find a place that doesn't need a major overhaul (check your hvac, roof, etc), fixing the shoddy work will pay off fine in a sweet suburban neighborhood. Crab in coffee is also something to consider.

However, in the area I’m looking for there’s an active for 220k (renovated) and the home I’m looking for is 175k (not renovated). The first house we bought had good bones but problems. The occupant was senile enough that she did not let the dogs out often enough. Her relatives tried to burn trash in the fireplace without opening the damper. It did have a new furnace, roof and water heater. It was located across the street from the Commandant of the state national guard. Sweat equity, new carpet, and the mortgage plus RE taxes plus insurance, $10 less than our rent. Used houses are like used cars, people buy with their eyes, but don't really know what they are looking at.

You should write down all of your monthly expenses. And I mean all of them. If you aren't sure of some or they vary month to month, always guess higher than you think. A mortgage lender or bank will ask what you're comfortable mortgage payment per month would be. That'd up to you and your budget. Do not let anyone talk you into more than what you're ok with. We had a realtor that did this and it drove me insane. I would vet a few lenders as some have different options with different down payment and interest options. My husband and I are conservative with money, so we based our mortgage payment on our net income, not gross. I highly recommend being 100% honest up front with your mortgage lender on your bills and all financial items as they will investigate everything during the underwriting process.
