Realtors here in Atlanta was just not working out so I decided to represent myself. KZbin really has taught me a lot to the point the sellers agent hates me. She assumed I was ignorant and got a rude awakening.

Any chance on making a video explaining new build homes and if one can afford them? It seems that when someone buys a new build their taxes go up greatly the following year when the tax reassessment is done and makes their mortgage much higher and seeing some posts on Reddit almost doubles the mortgage payment which surprises a lot of new home buyers.

Wrong. The bad time to buy is when you can't really afford it or have no financial buffer. One repair or emergency and you are wiped out.

I am process of buying a home and I am scared because I grew up between poor and homeless. I'll be the 1st person in my family to buy a home.

Same. I am a 37 year old single mother of 3. I'm scheduled to close on my 1st home mid August. My mother or father never bought a home. We lived in low income apartments and my oldest sister is actually homeless. I pray her kids break that cycle.

@@DavidM-h7c I would move and rent somewhere that was cheaper than $3,200, that is way to much. Then I would save, save, save, and also be out of debt. Have an emergency fund, and a separate saving account for a possible home down the road. If your goal is to buy a house, you need a strict budget, and an excellent credit scores. All I see in your comment is paralyzing fear.

​@threeftr3349 honestly thats been me alot of why I've not bought are 2 reasons 1. Just fear of uncertainty of what will happen this is my 3rd home purchase and honestly both previous homes were headaches the first had alot of expensive issues that weren't expected, 2. The 2nd was new but the neighbors were so loud I barely slept. So honestly now I'm so afraid to make another bad decision. The other reason is what I want in the location I want is simply more than I want to pay

There are TONS of cities/towns with less than 3200 rent or mortgage. Like 3200 is unheard of anywhere I have lived. Might just have to look into a different state than you’re in currently. Or roommates.

Oh my gosh, We are finding it so tough to let go of that 3% low mortgage. We want to downsize, and put the equity into the new house, paying off 1/2 of a $400k home, would go up to 450K, but having a hard time figuring out if if the higher interest rate will get us close to the mortgage we have now. We are solid, with excellent credit scores. We can't even find rent as low as our mortgage. If we sell, we need to buy another home, instead of renting for higher.

Same here: l dont need the 2500 sq ft home Im in, now. But, I dont think I can get a smaller home for less in price. Definitely not less in interest rate of 2.25%.

I worked with a new agent for my first home purchase couldn't have been happier. She had hustle and worked really hard to earn her commission. Importantly, she was being coached by an experienced agent who tag-teamed the sale. Later, I worked with an agent with over 10 years experience and did not have a good experience.

In terms of leaving debt to your family, is possible to have a life insurance policy that pays out the rest of your mortgage should you pass away so that your family doesn't inherit your mortgage debts? or have to struggle?

If you buy a home for say 700k, you got to think if it would be sold for 1.4 million dollars after 5 years or even after 7 years. People who bought after 2021 and buying now is gonna end up losing money certainly

Javier - i love your videos but you’ve lost me here. I am trying to understand your argument. For the first 2 mins of your video you’re saying that buying a house isn’t that hard. Then here you around 3:00 you say to lean on the experience of a seasoned agent…should you not involve an agent because it’s not that hard? Or is it hard enough to need the experience of the agent?

I know you asked Javier, but I will give my two cents. I believe you are mixing up what he is saying. This is how I summarize / interpret what he said. "As a buyer, with an experienced agent, buying a house is not that hard. If you need to, because of lack of understanding of the process or crazy timeline of buying a house, lean on your agent to have them help you through the process." He is NOT saying buying a house is easy so don't have an agent. Regardless of your experience buying a house, you should build a relationship with an agent who is capable of representing you. You can buy a house W/O an agent but that is a whole other thing.

It depends on the market, but also, why not use an agent as a buyer? You're not paying them, their cut comes out of the proceeds from the sale.

Homes aren't intended to be investments. They are a place to live. If you want to invest, put cash into index funds.

​@matthewphillips5483 yea rarely do you see some in good ones buts its definitely possible. Ive seen 3 for sale in montclair, 4 in clifton aswell as new milford nj etc. I just think its a better investment since the tenants pay your house for the most part.

Bought this year. We weren't 100% set(partner has trouble with impulse spending and it exacerbates my struggles with it). Our why was that a year ago today, our apartment neighbor burned our house down. We bought something we can afford and I love it

This is a hot take. I live in an HOA and am very glad I do. I know people who don't who are dealing with insane crap from their neighbors. People parking cars on their lawn (rusted out garbage), pitbulls running loose around the subdivision, garbage doors open 24/7 with junk piled in front, people burning trash in their backyards, etc. Imagine trying to sell your home, your agent holds an open house, and people drive by crap like that. No one will want to buy your home, no matter how nice, with that nonsense. HOAs protect property values and they have the power to enforce those rules.

Right now me and my fiance make about $61,000 annually and pay $1,510 a month in rent without utilities. Owning a house just seems like it would be cheaper, especially since we’re not even living in a nice apartment
