@@joemomma707 we had a bad experience.. We liked the house we purchased but once we started living in it we didn't feel comfortable with the neighbors. Very loud dogs (barked every time we were in the backyard)and no friendly people so we moved....

Regardless of paying the upfront fee for the rate buy down, you are disregarding that the refinancing in the future also has a cost, may be a higher cost that just buying the rate down now.

I agree that rates will go down… but it may take 1 to 2 years. Nothing big in 6 months. Too much other stuff going. Also many areas still have very limited home inventories.

A lot of analysts think rates will go down. Its reminding me of 2023 where everyone thoughts rates in 2024 would sink just to shoot up. I just have a hard time believing rates will go where the majority wants it to. Hopefully rates do cool.

If you believe the economy is slowing, then interest rates have to follow. On the other hand if you will leave the economy as strong and it’s gonna keep going at that pace, then in theory rates could stay higher for longer.

I’m a little confused about buying down rates and refinancing. What is the difference in money amount because refinancing is not free either.

Make sure you talk to a mortgage pro. You can definitely do a refinance without having to pay cost. Depending on how much you buy down a rate will depend on how much it cost, each scenario is a little bit different.

I can’t say whether you’re making a mistake or not. It’s a big purchase and it comes with a big payment so that is completely normal.

I asked my loan officer that I don’t want to buy points on my loan, and he said if I don’t buy points I don’t qualify for the loan. Is this even true? First time home buyer here.

That could be true……in some cases you may need a certain interest rate in order to qualify

@@JebSmith same here, however I think i wana pay more down to make it possible I get qualified. I’d rather put more down and get equity rather than wasting cash on pointe where I know in a year or two i will refi and restart!!
