Many businesses make the mistake that if there is no written contract, there cannot be a contract. The rules apply to oral contracts as well, and those formed by conduct of the parties. there was an unwritten contract on that land where all parties had agreed to the terms on which it was given to Jelly and as such you and Crainer have broken a contract and therefore broken one of your own rules punishable by prison
