But when it comes to the situation that Joe Budden referenced, there is no need to see what happens because it already happened. DJ Envy, told that story multiple times in a very smug manner and has also gone on the air and said how he was warned to not get into business with Cesar and how he was fortunate that he didn't listen. DJ Envy has advertised himself as the smart one and now all of a sudden he doesn't know anything. One day he partnered up with Ceasar on a property that that hasn't sold another day he is a victim of that same transaction. Even if Cesar Pina is proven innocent of any wrong doing, or of not being a ponzi scheme, DJ Envy still looks like a clown

To clarify Ish's point.. he is saying he doesn't understand how this happens because if you do real estate legitimately you can get 20-40% returns or even more. The problem is that at a certain point Cesar was not actually investing people's money into real estate deals but using those funds to pay off others. Eventually he owed too many people and didn't get enough new people in so he ran out of money. Had he actually still been buying properties consistently and not made as much grand promises he would have been alright

I beg to differ. There is no way he just got “overwhelmed” in any way when he deliberately made multiple investors invest into properties he already has ownership of or never even had plans on purchasing. For example one of the properties was around $150k. Why in the world would he collect $5mill on that one property if not to get over on people? And to make matters worst his behind had already owned the property and ended up selling it for a little one $200k. And he was still collecting money on it. Please make that make sense?… there is literally no way to make sense of that, other than the fact that he was running a scam. It’s not like the guy is new to stealing money from people.
