Brickell is a nice area to live in. The only issue for me is the heavy traffic, and the water drainage system. When it rains it floods. So good luck getting through traffic.

No they wouldn’t necessarily double. HOA fees are calculated on a price per square foot basis so you would be paying the HOA for both units, but it’s not double. Since the second unit is smaller, that unit would be less.

lol Custom does not means someone is paying 1.4 Mill. Custom is all based on someones taste/style at that moment. What are the comps in that area, and what is the square footage of that apartment. simple.

Hey William, thanks for your feedback. Custom means the owner put over $200,000 in upgrades into the unit that aren't delivered with any of the standard units from the developer! Moving doors, changing the kitchen completely to Italkraft, adding a built in bar, putting built in speakers throughout the entire unit, privacy wall, and the countless other upgrades that the owner did to their liking are what make this unit special. We already have this unit under contract. This will be one of the highest sales ever in the building! Comps used to support sales around $1M, but that has now changed. Square footage of this unit is 1,778 under AC. There's another unit available similar to this but not with all the upgrades. @@JonathanVega Tell the seller that those kitchen countertops are not even Quartz. 200k spent and you do not even have quartz counter tops means that the seller paid for nothing in return. I am curious to see the sellers labor costs on that project that he spent that much and its not even Quartz. He be lucky to get 1.2mill for that apartment. The views are amazing thou and has its own elevator.
