One thing I'd worry about clearing out so much brush is will the ground hold from sliding but I think large rocks is a good sign. Granted I don't know for sure if large rocks helps cut down on mud slides.

I'd want to be safe by planting some trees in places near by but not close to buildings just to make sure down the line it wont be an issue.

Phenomenal video! The specific numbers for the different tasks really puts this project into perspective. I also like the breakdown with doing it yourself vs hiring the work out. I'm constantly struggling with that because I like to save money.

Of course. Thanks for watching. The $18k was because I was just “adding on” to a house I was already building. So I didn’t have to pay for permits, land and base materials twice. I also did all the labor so that saved me probably around $40-$50k.

Great project! I'd like to start with just a single 40' high cube airbnb...and I'd probably be building it out mostly myself. Smart to hire this stuff out, as a beginner with no $ you gotta do it yourself, but at this stage you'd be a fool to spend all that time inefficiently doing menial tasks when you could be making way more $ per hour coordinating the project. I bet you can sub it all out and have the glamp tent and 3 containers built for you in less time than you could have done just the tent all on your own.

Love the video and the details you are going through. Do you go back into your model to reconcile what you are getting in return vs forecast? Look at IRR?

Thanks, Mike. Yeah, they typically will if you have the site properly permitted. From my experience it'll actually increase the appraisal because containers are actually sought after in some areas.

I am not a general contractor, but I GC all my projects. I just learned by doing. Supplemented by youtube videos of course.

Hi Christian! I usually ask the contacts I already have who they'd recommend. But if they come up empty, it's usually google reviews and phone calls to interview and get bids.

What are the laws with building a glamorous site on your property and renting it out. When I look it up it alway seems to be illegal? Great video bro!

Usually on acreage you can get a conditional permit or you are skirting that thin line of just having a tent on your property.

The road is a smaller private road that's well paved. It would very tough if roads are tight or not at least well graveled. The containers are coming on semi trucks :)

Careful asking people to enter holes like that. Dirt moves easily and a cubic foot weighs 100 pounds.

Hey Kai. Enjoy your content! I have gone back and saw your $1.00 increment buys of stock and noticed I bought an ETF. I know ETF’s have expense ratios and commissions to buying and trading and I was wondering if u could breakdown for me what it’s like if I would own $1.00 of an ETF. Does expense ratio eat out your dollar stock? Does commission eat at your $1.00 ETF stock?

Hey there! Yeah, typically if there are fees associated with ownership of a fund it’ll be taken out of what you own. So if you own $1 and it’s a 1% fee per year, assuming no change in share price, you’d own $0.99 after the fee was assessed. Hope that helps!
