He got me and my little brother all the way through to high school in the same neighborhood, a promise he considered important, without ever letting me or my brother see his struggle or want for anything. It breaks my heart to think about the hardship.

As a prior landlord, it is the hardest job I ever had. Exams, nonpayment of rent, large amount of damage, endless trash inside and out, etc. Most of our rentals were older, but the highest amount of rent charged was 700.00. When we finally sold all 6 homes, at a loss, I felt the world lifted off my shoulders. People want everything for free.

@Dot Norton, I totally understand what you mean even though I do not have a rental property on purpose. I use a property management group, but it's hard because I am not rich. There is a $550 difference in what they pay for rent versus what I pay for the mortgage on the property. Which the TENTENT doesn't get. I am out of state, I have a home where I am at also. As a landlord, I feel for the landlords. Mortgage still needs to be paid no matter what, it is not the responsibility of the landlord to basically pay for these families to live for free. People need to find places that they can afford. There shouldn't be cable on if you're getting evicted.

That's how I think and what I tell my son! He is 19 now still living at home. We are building his credit while he saves to buy a condo. In Cincinnati he can get a nice condo for 35k to 50k, monthly payments less than $700 with taxes and HOA. I preach homeownership and equity everyday. Something I knew nothing about throughout my 20's. Google taught me something that should be taught in schools!

When I was younger, i had 3 jobs. I arranged my schedules, so i had the same days off. That way, after working about 80 hours a week, then i took 1 full day (24 hours) to cook, pay bills, do laundry and clean the house. Then, i went to bed. I got lots of sleep in order to start another 80 hour work week. It was hard, but I managed. I set a good example for my daughter. She also is a hard worker with 2 jobs. Now my grandsons are having a hard time finding jobs, mostly because of covid19. They may need to start their own businesses. They could do yard work in the summer and fall. Then do snow removal during the winter. When things are slow, that could look for jobs where they would help people to move to their new location.

@@expatatlarge5286 A lot of landlords do. I do also. Currently I have two homes that are attached at the back to efficiency (one is a one bedroom studio) apartments. The front are two bedroom houses, one is $645 and the other is $650. The back tenants, who get their utilities paid, pay $520 and $560 (the one bedroom). Many landlords would rather keep tenants at less than market price rather than have a constant turnover at market price when a nicer place comes up. The redo on a house or apt. can cost so much, it eats up the extra profit, not to mention the time it takes to do it.

What state are you renting a two bedroom for $600. In a dc a one bedroom $900-1200, a two bedroom is $1200-1400. The landlords will work with you if you explain your situation to them. Landlord and tenant court here is a job. Some people get frustrated and move but its hard to avoid slumlords. The landlords up here don't fix the buildings purposely so tenants can move. This speeds up the condo conversion process.

Spray rubbing alcohol on them. They dry out and die. I got rid of bedbugs in my Apartment that way. Use a plastic mattress cover.

My neighbor had some and he gave them to me. I didn't want our whole building to get fumigated so i bought this bedbug steamer and steamed both apartments and put poison in the light sockets so they wouldn't move to other apartments. And they are gone now. The steamer only cost me 50 used on Ebay but retail they are around 300-400 dollars.

What are landlords supposed to do? The government is relying on them to provide homes for low-income families, but once they move in, there is no support for the landlord when the tenant turns out to be aggressive, threatening, destructive to the property, and not paying the rent. No tenancy should continue for 10 months or longer after the tenant has stopped paying the rent. The landlord is paying rent on his own home presumably and now has to come up with the rent for his rental home as well. Landlord should be able to get non-paying or destructive tenants out of their rental homes very quickly before more debt accrues or the house is completely trashed. And I'm appalled - stunned, actually, at how some people leave rental places. Walls kicked in, electric wiring stolen, lights and windows broken, furniture destroyed, floors covered inches deep in dog feces.................it just goes beyond my comprehension to figure out why people do things like this. And I also wonder what landlords are failing to do when their tenants turn out to be like this.

You rent a clean house, and then start bringing in old cardboard boxes from wherever, second hand furniture from wherever, items from a thrift store, then feed the dog outside and leave dog food all over the yard. Then when the rats, roaches and bedbugs make their appearance, you call the landlord to fix the problem.

Every city I have lived in, the landlords are responsible for exterminating. As they well should. Vermin is disgusting and if I care about my property I must do what it takes to avoid infestation. This is a problem everywhere, every city, every state and having more children is not the solution. You can't wait until u get an eviction notice to go find work. My advice, take advantage of as many resources as possible., rather it's job training, GED training, counseling, jobs paying whatever, take advantage of it. It's better to have one than not. Free commodities & gov assistance is slowly fading away. Social service workers are overwhelmed. There's only so much they can do, they can't work magic. But please, don't have kids until your financially stable and off gov assistance

Residents bring in the pests. I had a renter who brought a mattress "it was like new" they'd spotted by road front of a home. They didn't even consider it was there for a reason other than a "freebie". Months later, bed bugs ran them out, and took me months of it being vacant and biweekly spraying to recover the property.

Careful about including "Europe". Europe is a continent made up of many different countries not like how the US is made up of different states. I moved from the US and have lived in Europe in 2 different countries over the past 13 years. I've NEVER had a rent increase. 4 years in one apartment and 3 years in my current apartment. I've never even seen or heard of any of my friends or coworkers getting hit with a rent increase. Currently my rent for a large 2-bdrm extremely well built (read: little heat loss) 2-story duplex (1 apt up, 1 apt on lower level) with a large basement garage is 6.4% of my US Social Security.

If you write a check, and at the time of writing you don't have sufficient funds, or you otherwise know the check will bounce at time of writing, then that's a crime (476pc). There are many reasons that a bank could return a check. Many are out of your control, this is why the check bouncing in itself isn't a crime. For example, the bank returns the check because they're unable to match your signature. Should you go to jail? Or some unforeseen penalty charge by your bank puts your account balance below the check's value, so the bank bounces the check, should you go to jail for honest mistakes or errors?

There are things it definitely takes experience. Best route I saw out of various companys I worked with is high move in cost low rent. Results in responsible renters that wont refuse to pay as well low turn over good behavior. They don't damage property they don't complain about non issues or behave badly. Because they love having good rent prices. You make up for lost rent by simply not having to deal with bad tenants and property damage as well as virtually zero turnover. Current place most people been here 5yrs or more only move when they can buy place or simply have too many people for size of apt. Ironically the owner got in head oh I could make so much more so tried doing full renovation thing to one of other buildings. In the past having to deal with people who move in , then start the bankruptcy process at which takes 9 months . Then the eviction process started which took 3 months. Then the state came in with the idea of a section 8 housing . 18 month later I got the house back, they turned off the watering system and all the landscaping died in front and back, the refrigerator, stove, dishwasher, and garage door opener was gone . New carpet and paint damaged . I had to sell the house in order to pay off loans occurred. Lost $50,000 on a $180,000 house . That house was my house for 25 years, was not a simple loss on paper .then came 2010-2015 . I gave up renting homes. The amount and cost to evict, damage, process servers , Court and attorneys fees . I’ve never had a case of pests, mold, or anything broken beyond (2 days) the bad renters push out good landlords , good people get bad landlords.

There are a lot of vacant commercial buildings about. Convert those to units. Studios, 3/4 bath for single adults; one bedroom, one bath for married couples and two bedroom one bath for families. Get the bus line to make scheduled stops close by. Deduct the money for the rent from their welfare, disabilty, paycheck, etc before they get it. They don't want to be responsible for themselves then they don't get to call the shots.

Firstly, a landlord cannot touch a renter's welfare, disability or pay check before the tenant gets it. If you want to have the rent paid directly to you, you would have to have the written consent of the tenant plus the written consent of the agency paying the tenant (welfare, disability, etc.) It is very unlikely that you would get consent from an agency to interfere with a payment they are legally obligated to pay someone. Secondly, you cannot dictate how someone lives their life. If they're dirty pigs and you discover that after you rent to them, you will have a very hard time getting a court to agree to evicting them because they don't clean house to your standard. The right way to be a landlord is to do your due diligence with people who apply to rent from you. Background checks, more than just a simple call to a previous landlord to see if they pay their rent on time. A well written, very clear language, rental agreement which lays out the expectations and clearly delineates what the consequences are for certain behaviors such as late rent, noise that's being complained about by other tenants, filth outside or inside the apartment/house.

My previous home was seized foreclosed over a sewer assessment that I did not expect, because it had a well and septic and more homes like it were to be built. Instead, a 300 unit apartment complex got built and city sewer came in. $350 tied in and $3000 assessment, due in 30 days. In 1965. I was earning $97/week then and had no savings. My current house was a piece of swampland on a mountaintop that I got for $1850. I found free lumber from demo'd buildings. Barn lumber (just had to pull out thousands of nails) an I-beam from a diner that was torn down that year, and other stuff. Spent the next 40 years slowly building the house with weekly paychecks to fund buying cement, pipes, electric wiring, etc. Slept in my car for the first couple of years,. as I built the lower level of the house. Eventually moved in once the framing and sheathing was done on the outside. The first three years were 'roughing it' without water, toilets or heat. Electricity from a temporary hookup on a tree in the yard via extention cords. A single propane heater and two 200lb propane tanks. That and my trusty 1948 Dodge pickup truck. We lived like pioneers in the wild west. But eventually taxes caught up and overtook my income in 1999. It's been a losing battle since.

People are struggling everywhere. Its so very important to keep communication with landlord first and foremost when a problem financially occurs from my experience. Its definately helps when they arent cut throat. As a dingle mother of 4 I have had my share of issues, and I thank God my kids were always my motivation to keep a roof over our heads and climb out the pits I fell into. To this day I have a nice place withenough room and safe in a area that is perfect for my work, church, schooling and stores. A place I happily call home. Then my rent increased over $200! In CA you have 5 days to respond to an Unlawful Detainment Order (eviction notice). No response=no defense; evicted in 7 days. But those 5 days to respond are a joke because they are not business days. Weekends are counted and process servers show up late Thursday afternoon. Since most law firms are not open on the weekend, you have 1 day to find someone to help you. And you have to file your response with the court by close of business on Monday. The house we had rented for 8 years went into foreclosure and sold at public auction. We had never missed or even been late with the rent. We paid for all needed repairs out of our own pocket because our landlords refused to. They didn't even tell us about the foreclosure. We found out when the public auction notice was taped to our front door. We were given 90 days to find somewhere else to live. Sounds like a lot of time, but rental stock in ours and surrounding areas is almost non-existing. For every rental that becomes available there are 20+ applicants. Couple that with 3 disabled family members who need handicap accommodations and the task becomes insurmountable. With the help of a pro-bono law firm, we were able to get an extension, but we only got the keys to our present house 24 hours before we would have been evicted.

one has three business days to respond, ca has some of the most liberal policies when it comes to evictions, it is generally a pro tenant state. once someone responds it can take months to get them out, and the landlord generally has to eat the expenses as these lowlife tenants will not have any money and if they did they are not going to pay what they owe.

@TrickeyPixie As stated, we had been searching for another place; for over 3 years. We were listed with 3 different real estate agencies. Finances were not the issue. And the rent was not cheap. $1.400/mo for a 3 bdr was high in our rural area before the Camp fire drove prices up. There just isn't any available rental stock and finding a handicap accessible house or apt. in our area is next to impossible. And no, we do not receive food stamps or any other gov't assistance. And the 3 handicapped individuals do not receive disability. They are drawing the SSA benefits they earned over their life times. I'm 66 and still working part time. And I don't feel sorry for myself. We have been blessed to find the home we now occupy. There's not much room in a 2 bdr for 4 adults, but we manage. Our new landlord lives right next door and has been prompt to address any maintenance problems. The point of my comment was not to complain, but to explain the difficulties faced with trying to deal with an eviction notice.

@TrickeyPixie They don't get SSI which is Supplemental Security Income. They get SSA, Social Security Administration benefits which you can start receiving at age 62 if you've paid enough into the system during your lifetime. Of course, it's better to wait until you're older because the benefits are reduced. And because we pool our resources and live under one roof, our income is over the eligible amount to qualify for food stamps. I don't even know what heap is. We do get the CARE discount for PG&E because my sister's SSA is under $700/month so she gets MediCal. And as I previously stated, finances are not the problem. It's lack of rental stock. We were listed with TMR in Oroville, CA, Select Property Management in Yuba City, CA and King Real Estate in Gridley, CA. for over 3 years. You're more than welcome to check with them. The only handicapped accessible properties that became available during that time were all Section 8, for which again, we made too much money to qualify. But you can believe whatever you want. I'm adult enough to not let the opinions of others bother me.

I am a senior 66 yrs old & disabled not severely , on SS & 2 small pensions & yes I have more than some but with the cost of rent (good location but not affordable but I took it), car insurance, utitlites, & especially food (I only get $15 in food stamps). It is sad on the food stamps because I see & know of people that sells their stamps & I could use at least another $100 cause that would help me tremendously make it easier. I live in Oho. Boy do I understand the cost of living compared to what my limited income is & I pay a lot cause of limited low income clean safe housing for us. I expect the landlord to keep my living home free of bugs especially since I keep a clean house & pay my rent every month on time. And it is easy for people to criticize the limited income people but I pray you do not get into a situation where you get a slum lord. You jump to move into what is cheaper but you suffer the consequences because once they rent to you they never fix what is wrong. And if the goverment does not step up & make landlords take care of their properties then the folks that rent them suffer. And those locations can have leaky roofs, gas leaks, heating & cooling problems, insects & sometimes it is not the tenants fault with the bugss, mold. So make the landlords do their part so his tenants are safe. I have been on a section 8 waiting list for over 3 years now & I have been told that there are less rentals available now due to many issues. I called section 8 & the guy that answered the phone was very rude & talked down to me. But I can only do so much with what I have. I pray that something happens soon for us.

Melody Brown It’s doable. Many ppl make it on minimum wage. Granted there will be no phone, cable, entertainment, basically no luxuries, but it’s doable. I did it. I’m still doing it. Now though, I live on less than minimum wage. I live on disability and now I have all the medical costs to go with that disability. I was injured on the job 10 yr ago. I used my work comp settlement + SSDI retro check to buy a house. Living in an apt my water and trash were paid. Living in a house I have to pay it. But you figure my water & trash now are $90 every 3 months compared to a $600 a month rent payment...I got it made. I can actually afford to buy groceries now (no more food Banks!). Plus I can afford a cell phone with internet. I go to the movies, out to eat, I have the basic cable package. On the downside...if something breaks down, I’m responsible for fixing it. For example: two dead trees in front yard. After two years of saving 1 is finally coming out next week. To the tune of $1100. He’s going to give me a discount on the 2nd tree. Only $830. He said he would give me a yr at that price. Soooo...no movies. Cable cancelled. No eating out. Phone & internet is staying. No computers in the house, it’s only on my phone. Still can’t afford a car. I walk everywhere using my 4 wheeled walker.

People fail to understand that a landlord also has bills to pay - if the renter doesn't pay the landlord, then the landlord cant pay the mortgage (or the taxes, or the hoa, or the utilities...) Without payment, the property goes into foreclosure, and everyone gets hurt. I had a rental unit in Oregon and a single woman with three kids lived there, on section 8, she didn't work and everything was given to her, no rent, a check each month, food stamp card, free child care, utilities paid, free breakfast and lunch for the kids at school, she played around the house smoking weed, drinking and entertaining her boyfriend, who also didn't work, he moved in and they destroyed the place, moved out, disappeared and stuck me with $4k in bills, this pos could not even manage having everything handed to her.

My issue is that these people are learning how to game the system, and these lawyers are helping them- these people know the law- extension after extension, stall for more time- all the tactics- the landlords need their rent - they have bills to pay- in this country, we are being overburdened by govt programs as more and more are taking from the system, and not giving anything back. when you have bugs, etc that is because of filth oftentimes- clean up your house, empty your garbage, wash your dishes, wash your clothes- there are slum lords out there, that need to be held accountable, but it costs to live somewhere- you can't live anywhere for free- eventually there won't be anymore apts, just condo's town homes, and expensive housing because of this whole thing

I live in a large city in Montana ( about 110,000 people ) I owned a duplex rental from 1998 to 2017. I was lucky that I did not ever have to file an eviction notice. In the time I was a landlord here is what I know to be true........ 1. If you let your tenant be late with the rent just ONCE the tenant will almost always be late with the rent in the future. 2. No matter how nice you are to the tenant they usually take this nice treatment as a WEAKNESS in that they can use excuses for events like late rent payments and unauthorized people living there that are not on the lease agreement. 3. I've never had a tenant who has honored the lease agreement to the letter and if the landlord does not honor the lease agreement to the letter the tenant will let you know in a HURRY ! 4. No matter how nice you make your property the tenant does not care about your property like you do. 5. If a tenant pays the rent on time they will use this as an excuse not to follow other requirements of the lease such as maintaining the front and back yards and having unauthorized people live with them that are not on the lease. 6. If you work hard to keep the rent down below market so people can afford to live in your rental you would think this would motivate the tenant to be a good lease binding tenant. Well it does not ! So what is the motivation to the landlord to keep his rent more affordable and a little below market ?? So it's not hard to figure out why landlords who are just investors are a little "nervous" and " negative' toward the people they rent to and why they usually sell and get out of the rental business after about 15 years. It's all about the people out there looking for a place to live. The people before them screwed it all up by their bad choices. So when a good deserving tenant comes along they stand a good chance of not affording the rent or not being approved on their application. So hopefully what I've stated in this comment will set the record straight on what rental investors are up against in this society. So the tenants will continue to scream about discrimination, landlord retaliation and anything else that can explain why they are not paying their rent on time.

I'm owning 5 properties that has been in my mother's and fathers ownership for 34 years and have my own 4 for 17yrs and never had those problems yeah they been late things happen but they also have been my tenants since I was a little girl and personally now that my parents have passed on. But they pay even if it's a week late they pay in not seeing anything my taxes come once a year so that's done they pay all utilities. I just bank it and pay for insurance.

Once Evicted , a prospective tenant will NEVER be able to get housing. No landlord will take that risk . Your name and any evictions come up every time when you apply. Also you may be fined and sued for any outstanding balance owed to the previous landlord . Some people are just too stupid to realize the importance of paying your bills . Robert, I feel your pain. Bullets fly through my neighborhood nearly every evening now. Its commonplace. I wont even walk my dogs in my own front yard anymore. We used every cent we could scrape together for a down payment on land and I am remodeling a very old camper to live in. Good luck to you, my husband and I did the same thing. We bought a piece of property at the end of a dirt road and that's where we are living now. We lived in a can when we were first married. It was hard because I was going to work from the 10th. This means f*** it fast and an outhouse. But now it's been 17 years, and slowly but surely the money we would have spent on red went into this place and we have a little house and a nice porch and we never had to pay for anything other than the last.
