Guys I live in Grenada and tried to buy piece of property, while I saw as ideal for me. The real estate agent understood that I did not know anything at all and depended on them and they (agent and thr lawyer she GOT ME) robbed me dearly of all my savings. Just and FYI… Most agents won’t work with you until you provide them with proof of funds. Also most land purchases are under 50k which doesn’t generate a large commission for the agent so they’ll typically treat your search as a lower priority. This is not meant to discourage anyone but rather set realistic expectations.

BEWARE!! Be careful when going to go see the pieces of land. I went to go see a piece of land. I was told about and after looking on the listing, I was kind of interested in it. Hubby and I went to look at it, we had a guy give us a warning shot. All while my 2 kids were in the car on their tablets. After explaining why we were there, we found out that the land had a large pond and teens were going there to smoke and have bonfire parties. Yeah no thanks lol, we left. The guy later apologized for scaring us and our kids.

Very helpful, I would love to see a video of all the right questions to ask your agent! When I first started my search, I really didn't know what to ask and felt like I just had to take everything the agent said at face value. It would've been nice to know what to look out for in case they forgot to mention any important details.

No, I don't think I overpaid at all. I am so happy with my purchase. On paper though, some people would say the price per acre could be cheaper. I don't think so though because the land is perfect and like you said, has so many pros.

I thought I wanted to live on an island. Glad I didn't buy on one of the islands. I was shopping 6 hours away. I looked up deer wintering complexes in the U.P. Winter is not as bad some places. I use land watch to look at cheap properties. I narrowed it down to 3-4 properties and got permission to look at them. Found the spring on our property the 2nd time we walked it. It was Easter weekend and still kind of cold in the Central U.P.

You're extremely lucky to have somehow obtained such desirable land for only 15K. I've come across far less desirable land within my area for like 3 to 5 times as much. And now my eyes are currently fixed at a .23 acre lot listed for 70K. I think a few other things that needs to be addressed is, if the property already has a septic system in place as part of the deal. And also, if the land itself is bound by homeowner's association rules and regulations. See, I'm thinking about buying a small prefab home and am unsure if a homeowner's association would even allow it as it might devalue the property of the other much bigger homes nearby.

12.13 acres of land, with 2 houses located in the property - 707 and 713 Johnston Waxahachie Texas 75167 . Restrictions make it where you have to purchase both houses. 707 Johnston, is a beautiful house with an attached shop of some sort, or even turn it into a horse stall, mechanic shop, etc. Ideas are endless. the 713 Johnston, is a beautiful, updated house, with brand new kitchen counters, cabinets, floors, etc, and appliances remaining.

I have questions about choosing an agent. Mainly, I see listings for parcels online, and I become interested in them. I usually message the agent to ask a few basic questions about soil and boundaries, etc. But these are selling agents and brokers. Really, I want someone on my side (a buyer's agent) to represent me in any negotiations and also as a source of information that won't be biased in favor of the seller. How do you do this for some random parcel of land, when most buyer's agents usually focus on more expensive residential property and housing? How do I find someone who is going to help me investigate every nook and cranny and legal perspective of the property? Or, am I just on my own in hiring a title search company, soil tests, and environmental tests? THank you, great channel!

At this time no. That being said if the land is promoted as “unrestricted” then you can do almost anything you want on it. This type of land is hard to come by though.

I noticed that you made a comment about that upland place that your knees can not take. Well if I may help land should be in the line of prosperity like between towns that are populated and the turnover for your production is easier to attain. Also You want to consider a good mayor hospital nearby that can handle cardiac arrest ideally 15 minutes away. Why because if you have to be lifted by chopper to get you there you will be ruined. Overall your video is great and I have subscribed.

Thank you for these informative videos. I'm trying to decide about finding/hiring an agent(s) to help me purchase land. If you are paying cash, do you recommend getting an agent? If so, how much are closing cost and taxes/fees? I guess what I'm asking is a realtor worth all the fees or is it more cost effective purchasing land on your own?

I did not hire an agent and I don't think you should either. I think should do the work yourself. What I did was, I found the listings online for a few lots of land I was interested in. I contacted the person that posted that listing. We scheduled a time for me to see it, but over the phone they usually ask you a bunch of questions on what you're looking for. With that info they told me about other listings they had. When I met them in person we saw the listing I originally reached out about, then hopped in our cars and drove to the other listings they were working. I did this with multiple agents or brokers or whatever they are called. 🤷♂️ From there, when I made the offer and purchased the land. They were paid out by the seller a percentage of the sale. So I actually paid them nothing. The seller employs them to show me the listing/land and handle all of that. This is fairly common and standard. You can def find the land yourself and do almost everything on your own. The seller will employ and pay the person who shows you the land. I HOPE THIS HELPS AND GOOD LUCK ON YOUR SEARCH !!!!!!

With the internet you can easily find tons of listings and you can find info and tips on how to buy land. Agents are going the way of the Dodo 🦤 bird.

I understand it's personal but I'm new and want to know, buying around 7 acres and building a house and road electricity and everything I'll BASICALLY NEED, how much might that run me??? High ball park would be a foundation for me having an idea in my head. Thanks in advance!!!
