The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

You’re right about SFR from one perspective but completely wrong at the same time. Home prices are actually going down in almost every market I look at, median prices however are going up in almost every market. Why? Because the entry level market is dead. For investors most areas do not make sense to purchase due to the risk free rate on top of mortgages being higher than rents cutting the investors out. For the first time home buyer you need to save 20% down minimum and in most cases have 2 incomes to bring the mortgage payment into the 40-50% range and become house poor in a market where if 1 member loses a job it’s hard to find an equivalent job. Some people however are still taking this risk. Now at the other end the luxury houses are doing significant reductions in price and allowing some sales. This lack of sales at the lower end where prices are not going down significantly and the high end seeing 10+% reductions and sales is leading to falling home prices and a rising median price. Just watch your own market for a few months and I’m sure most people will see this also. If the entry level homes do go red on equity that’s when the fire sales will begin if we are to have them and everyone will be rushing for the door

Hud-voucher and hud-vash style section 8 programs can be very profitable and consistent. Like many investments, there are pluses and minuses. On the upside, the hud pays based on bedroom count, and well screened tenants tend to stay on average 3X as long. On the downside, there's more red tape and delays during tenant turnover.

All real estate in America is outright way overvalued. If you bought plywood, could you hold it for 10 or 20 years and sell it for more than new plywood? No, you could not because the glue and the methods have become much better. A home is nothing more than plywood. The new plywood, aka sheathing, is words better than the older laminated version. It might look the same, but it is better in every way. It's also faster and easier to install. Homes are plywood, and old plywood needs more maintenance. Homes go down in price. Next time you are in your friends house or you are looking at a home, use this test. Water should flow from every sink at a rate of 1 gallon a minute. If it doesn't then something is wrong. Don't forget to take the screen off. That's how bad homes in America are. I'm 100% confident that you will see that you will not find a home that can meet the simplest test.
