They're smart. A lot of these prefab companies are charging exorbitant prices per square foot. When you start looking at prices at some of the most populated parts of the world where they've been doing this kind of building for decades theres a HUGE difference. Granted they take a little more sweat equity and require a lot more research but most people are willing to do that to save tens of thousands ( hundreds?) of dollars. They are going to blow the market wide open with their reasonable pricing. Id be interested in seeing if they come out with something bigger.

Vesta representative here. First of all, thank you Kerry for the great video. We know we have a lot to prove, and more info on our manufacturing process is coming soon. Here to address a couple of questions I noticed and you can comment under this comment here if you have anything else that you would like to ask. 1. The closet at the rADU is put back-to-back with the floated central book-case. So you see the book-case from the living room and you see the closet from the bedroom area. Saw that this was a point that was not so clear. 2. The units are shown fully furnished in the renders. As Kerry mentioned, this will not be the result you get immediately after the units are installed. The structure provided will be turnkey and include fully functional bathroom and kitchen units. But the rest will be up to the customer. What you see on the renders is just what we as designers suggest as a good set up. We show in the renderings the POSSIBILITIES that our structure shall offer. 3. The bathroom. Maybe that is the catch Kerry was so desperate to find and the one many of you are possibly also wondering about. It is not the world's most spacious bathroom. It works and we plan to offer two different configurations of it, to chose from. But no, you will not be able to install a jakuzi in there. Strange as it might sound, the bathroom dimensions and proportions, are a HUGE part of what makes this design work. It allows us to tuck it at the back of the structure, not clogging up the middle of the space as most comparable ADU layouts do, and thus have a larger living room while keeping the kitchen and bed area defined. It also plays a part in keeping the cost down. As you might now, bathrooms are the most expensive per sq. ft. parts of a building. So smaller bathroom = cheaper build. The reason we opted to not show bathroom layout in the illustrations, is not just that it's not the crown jewel of the design, but also because it kept the readability of the rest of the layout higher, as the more info you put on a plan, the more the viewer's attention can get distracted and end up not noticing the features of our layout that we consider significant. Compromises have to be made in any work of architecture, and more so in cases where you're trying to hit the kind of price points we're talking about here. It is up to each user to decide, if the qualities afforded in the main areas of the structures, where one will be spending most of their time, is worth some compromise in utility areas that will be far less used. 4. I see lots of comments saying that our website does not seem to work or that some users can't contact us on facebook. You are probably looking at another Vesta, possibly having landed there after a Google search. Vesta was the name of the Roman goddess of the hearth, of home and of family and it is a popular name with house manufacturers, house equipment and furniture companies etc. Please follow the link at the video description that Kerry has provided, if you want to visit our proper website. Our website is working fine. We don't have a facebook page, we DO have an instagram profile, a link to which you can find on our website. 5. We get a huge amount of queries, both here and on our website, for the option of joining two rADUs side by side or for stacking them. Our products are designed with a specific segment of the market in mind. Those two FIRST models of Vesta are designed primarily as ADU units, a building typology that is meant to fit in a back yard, and thus putting two of them side by side does not make sense to us as that would produce structures way too big for most back yards. We intend to expand our product line, with options for complete family homes, including 2 and 3 bedroom models. Those will be just as well designed (actually they ARE just as well designed, as we have already designed them, we are just not releasing them) as the rADUs, and if you want a larger home, you will be much better off with our proprietary designs coming, than taking a bunch or rADUs and joining them or stacking them one on top of the other. We are good at this design thing. You can trust us on that.

Maybe even put a tub/shower combo in the bathroom. Add a Murphy bed and you can keep the work desk!
@VestaHomes_10 ай бұрын
Vesta rep here. Thank you for your feedback. One option would be to substitute part of the kitchen equipment with a washing machine. That would mean that you would have to do without an oven or the small roll out table and some drawers. Or you could go with a smaller fridge and take out the microwave and put the oven over the fridge. Also you could keep the microwave as well, if you follow that route and put it at one of the overhead kitchen cabinets.

Who really needs a separate area to work in. Why not work in the living room? I still like my idea better. Heck, remove the work desk, move the bed to that corner, and move the bathroom down a bit. Add a tub/shower combo. Add a stack washer/dryer next to the kitchen counter where the bathroom was.

I really hope this one succeeds if it can actually deliver on its promises which of course we haven't seen yet from anyone much less a company nobody has heard about... However it might be a very clever option to go the SHEIN route, as awful as it sounds... Because clearly the asset-lite, small scale manufacturing 3rd party army style works well... Give local contractors simple IKEA-style designs and build plans and let them do the rest... It's how millions of identical homes across Canada were built under the CMHC housing scheme which of course has now been revived under the current federal government.. I know because I spent MOST of my childhood in Alberta living in rental units that were identical but different... I.e. the same Duplex plan was replicated across the country along with townhouses and Victory/Strawberry Box houses....

In our midwestern area, you could expect to put between $6000 - $10,000 into site prep, depending how much work you can do yourself (cement & slab foundation vs. piers, well, septic & electric hookups, and a driveway). So you’d be looking at $30k-$35k. Very nice and affordable. The local building restrictions would be the toughest part - as an ADU it might get a pass, but harder as a stand-alone unit due to minimum square footage requirements.

These prices definitely are possible. ITH is currently building 128 Sq ft, and 160 Sq ft THOWS for the same prices. ITH can build about 300 per month in one factory. ITH has Modular certification now in Tennessee and Kentucky, where their homes are constructed. The differences: ITH are on a steel trailor, are built using insulated steel panels, and are fully assembled, but do not include a fridge, cooktop, microwave, or oven, and storage is limited to kitchen cabinets and a storage loft. These new Modular units in your video are not assembled, not on wheels, but do offer more storage and a larger footprint. They look like they are designed to go on a concrete pad, but perhaps the Vesta can also be placed on a concrete foundation. Can't wait to hear more about them!

They looks promising, but I’d be curious if it has a dishwasher, even a small one. Washing dishes entirely by hand is bad enough, but using a small sink makes it extra frustrating. And what would be awesome in a larger one would be a washer-dryer combo. Also, if a bed customized for the unit was part of it, they would be able why add extra storage under and inside the bed, similar to how luxury busses do it, why also making that bed more accessible for changing the sheets, which seems like a bitch here. Also, does the bathroom have a small translucent window maybe? And ventilation? Those would be much appreciated. Also a resizable port for a standard window AC for the main part of the home could be very helpful as well without adding much to cost. And I hope the roof is at least a tiny bit slanted to prevent pooling water in the rain. Definitely worth keeping an eye on though.

You're going to get fewer complaints from me on this one. How is it that no one else has cracked the $100 per sq. ft. barrier on these homes? If I didn't own anything that I don't have in this house right now, this would work for me. But when I add my personal library into the matter, and the rest of my clothes, it suddenly ceases to do so. I'd love to see them build a 800 sq. ft. 1 bedroom for the same price per sq. ft. I realize, of course, that most such builders use that much square footage for a 3 bedroom, not completely unreasonable, as that is about the size of the original Levittown homes, but all I'm asking for is something the size of the condo I used to have. The other barrier they broke here is an aesthetic one. Usually what I can afford, I can barely stand to look at. If I like the style, I won't like the price.
@pinky106810 ай бұрын
@rpsmith2990 We think alike because even though I am alone I have been in my home now for 20 years and of course we accumulate things even though I recently cleaned out to move and it fell through I got rid of a ton so I could probably make this work as long as they allow a little customization what might work for you as well is omit the bookshelf completely because it's just in the way in the middle of the room and ask for the built-in bed to be on the other wall when you first come in on the right that way you can easily just put up a rod across from the side of the bathroom and use that wall for storage and shelving as your closet to keep your items and it will open the center space more! Then I would just put my TV where it is now on my desk against the wall on the left when you first walk in so I can see it from the kitchen I would put an island and love seat flush in front of it and I think that would work for me!

It seems that every tiny home I see lacks one essential item: Laundry facilities. I don't know about everyone else, but I'm looking for a small home to put on a rural property and while I'm willing and even eager to have it be smallish, I know that I will need 1) A mini-split for heat and cooling 2) A full bathroom 3) Space for at least a queen size bed 4) A kitchen with at least a 2 burner cooktop and some kind of oven (ideally a combo unit) and 5) Laundry facilities that include both a washer and dryer. My building site is at least an hour away from a laundromat, so this is simply non-negotiable. I really don't understand, given the target market and the reality of modern life, why designers don't include about 12 square feet for a stacking set of washer/dryer. Really, it's like trying to sell a "house" without a shower.

Once they make a proper 1 bedroom and 500 sq.ft under 100k. I'll be impressed. So far... great start.

This looks like an amazing design at an amazing price! I am curious about the materials comprising the walls and roof. Hopefully it will be built with termite-proof frame, insular, and exterior materials. I am also curious about the types of foundation/footing systems that could work effectively with one of these. At such an affordable unit price, more robust site preparation could be within reach without blowing my budget! Finally, I really appreciate them allowing for the buyer to furnish the unit themselves, opening up more options for arranging belongings inside. I wish them all the best as they seek manufacturing, distribution, and assembly partners who will uphold the high standards of quality befitting these excellent designs.

Woah... this is way too inexpensive. All joking aside, these look real promising. I hope this company can get all the ducks in a row, and we all have a new and more reasonable option. Thanks Kerry

I called a company awhile back about light steel for a 30 ft tiny home trailer the qoute was 30k which I knew was too but lets say thats a competitive price I can see them making a profit if they are using outside companies unless they are Walmart dictating what they will pay

If the quality is even ok ( not premium) then other prefab manufacturers should just pack up and go home.

I watch from far more south than most of you sre guys. I'm particularly interested in plans. If they can keep the finishings up to the standard they show for that price, they'll be highly requested. Congrats Kerry, you keep us updated and make us smile

I would do this over a mobile or RV and I already own a 1/4 acre land in an undeveloped community in FL. Keep us posted. Hopefully not a scam.

Nice price and as you say, good for singles. Be interested to see if they can actually do a slightly bigger version - say 500Sq Ft+ and add an additional (real?) bedroom??? If they can do it for under $60k and perhaps add A/C so it'll be good for places like where I live (Texas), it could be a winner here!!!!!

Hello Kerry, both are fabulous and I would love to see these replacing mobile homes throughout the South here in the States. Especially after the yesterday with Tornadoes and Tornado warnings all day long. I would love to see also, communities with these homes for older people or singles over 50. I think we really need to change our housing in this country to help everyone live their best life. You take good care Kerry and keep up the fine work you do informing all of us. Be well everyone!

This company's attitude is going to make them a very loyal following with repeat customers and multiple-unit buyers if they can keep the large windows, good ceiling height, quality-living feel, at a good entry price. Excellent introduction to 2024, Kerry. I was getting a bit pre-fab-tired, from pricing. ...Just in the nick of time!

I love the price upfront change! I’d get excited then go “” WHATTT” ?? I wish you could find someone building these in NC or SC. I’m willing to ship and love Zennihome but the shipping costs a bunch. Thanks for thinking of us seniors that want a piece of land but are living alone and don’t want a condo or a senior living facility! I’ve watched all of your videos.. great service to us who want space and privacy.. maybe a cow or two and some chickens running around

Good video! It will be interesting to see how Vesta could derive pricing before they've even partnered with outside vendors - not to mention carving out manufacturing time with them. Keeping my fingers crossed. Thanks!
