" curb appeal" I wanted to do some research on how efficient the product was along with finding out how water resistant etc... etc.. before we committed to a change Then I came across your video. Wow. Very effective video. I HATE that this happened to you. You saved my lunch! I was drooling over "the perfect house" today. When I saw the disclosure, I saw that part of the front was this EIFS stuff. So I researched this stuff to see what it was, and I found this video. THANK YOU for the information! In the future, don't be afraid to ask for moisture testing if you REALLY are in love with a home. If that's not in the budget or can't be done, ask the homeowner if they can provide the name of the stucco/EIFS contractor who installed the system and when they did the work (any additional details they can provide like what materials they used can be REALLY helpful). Then, call the Dryvit, Senergy and Sto (the big 3) distributors in your state/city and ask them their HONEST opinion of that company and the kind of work they did during the time frame the house was done. It's a tedious process but it's cheaper than hiring an inspection company and it will usually give you a better idea of what to expect than a moisture test can! -Spencer Kelly, Owner American Stucco Enterprises

Ive never done stucco but I have hung loads of sheet rock and taken down loads of plastered walls and to me that doesn't look right. Surely there should be something in between the stucco and that black paper which looks to be the only thing between the outside layer and the insulation. Men of many hats...Operating Engineer, professional painting/drywall, antique furniture refinisher, Civil Engineer....100% agreed

Looks like they used 15lb roofing felt as an underlayment/waterproofing membrane. The EFIS folks probably did like so many others and lay it vertically like wallpaper so water still enters the envelope. Mold _ALWAYS_ follows.

@kevindblanch You speak the truth. I have been in commercial, since that is the only place you can still do a decent job and still eat, but it's going that way too. Not just the EIFS, but lousy drywall work, bad plumbing, every trade is the worst I've ever seen. The workers aren't all illegals but they get the same crummy wages, and no skills, and the "boss man" rolls up in his fancy 1-ton truck once a day. This is the true face of the "housing bubble".

Well, that's semantics. The fact that it's missing a part does not mean that it wasn't billed as EIFS. Hardie siding is supposed to get a bit of flashing under all the butts but I rarely see siders put it on. Even lacking proper flashing, the siding is still called siding. Point is, the building envelope has failed because of superficial standards of design and workmanship. Easy money men - not businessmen. Out for the highest price they can get, do it for the cheapest cost.

I see what amounts to drywall with a fiberglass type surface being applied directly to metal studs on the exterior of large commercial projects. Then acrylic stucco applied in several coats onto the drywall product.

I am in an inspection period for a home and found out it has EIFS when inspector said stucco wall on home is holding 100% moisture. I think I am running from the deal.

What's above the wall? how did the moisture get behind the stucco? I have a synthetic stucco house myself and the previous owner modified a roof in the back of the house and essentially the stucco in the back of the house needs to be replaced.

Our civil culture has been hollowed out from the inside by greed money and ignorance. My family all worked "making stuff" till the 70's. Thats all done. Im heading to Maine, downeast that is away from the second home suburbs. There I hope I can escape the worst of it. There are farmhouses throughout the area built two hundred plus years ago still standing w fieldstone or granite cobble foundations and old growth timbers and planking.

OMG i was just about to write "Please use a mask" then i read the description. I hope you're doing OK 🤕 I've been severely sick for 13 years and doctors can't find anything wrong with me. Just found out it could be Mold poisoning and it started a few months after i moved into this house (super healthy before that). The house has some kind of styrofoam synthetic stucco. Well, its a crazy idea to think, that it could be possible to lock vapor out of a house. I'm sad to see this. People, there are two things a house needs to remain inhabitable for a long time: 1. Air 2. Warmth Houses are not dead things!

Kevin, I'm looking at a house built in the 50's that has stucco siding. Is there a way to tell the difference between EIFs and regular stucco without damaging the house? And is hard coat/non synthetic stucco just as bad?

I was told anything new built in the 00 wouldn't last more than 50 years so if you bought a new home and plan pass it down to your kids - even in this economy - it'll be worth next to nothing. buy some land and DYI or contract it yourself if you aren't in shackles already

I've had to knock new walls down and start again even though they'd last forever just because they were slightly out of true. The building inspectors are feared in case they find any flaws and order the job to be ripped down again. I used to wonder why houses in america blew to bits when small twisters hit,,, and now I know.

I am a professional home inspector, I can tell you this: We do not do destructive testing of any structure. If there is wood rot hidden within the wall, there is no way to see it.

Kevin, you have waterproof issues and some more... Looks like you do not have drainage system behind the foam (eps), and foam insulation can't be less than 1 1/2" but yours looks only 1". Also I do not see fiber-glass mesh on base-coat.... Ones EIFS s done right, it will last as long as you want it on the wall. I have seen many restorations and some had problems and some was still in good shape even after 20+yrs... I think the real problem is on fake-contractors and cheap-owners...

I know this video is old but what the hell is that? That is not "EIFS" and definitely not installed correctly at all. I really hate the fact that the manufacturers of these products let just about anyone purchase and install work like this, "the wrong way." if properly trained and having the knowledge of this product on how to install, this should never happen! It's actually a decent cladding if properly installed. unfortunately there are to many "RATS" out there trying to make a buck at someone's expense.

EIFS should never be applied to a house. EVER. I have been a commercial contractor my whole life, Architects love this garbage because it looks nice on the rendered drawings (always looks like ass when its finished), but you can get by with it on a commercial building with Densglass sheathing and a liquid applied air/vapor barrier, but on a house? Forget it. It is a flawed system that will ruin your home even if you follow the directions. Non permeable, period.

the truth is eifs done perfect is EXCELLENT but...here in lies the problem people by thier vey nature are imperfect. some angles and roof profiles dont lend themselves to a correct eifs installation. this was indeed a very poor installation. and to be perfectly frank the building inspectors don't know anything about building they are lazy and thats why they cant/wont work privatect sector... i use a triangle too, i call it the good fast cheap triangle you act crazy, what you say is fact tho!

Well, basically its the greed of the people making this possible. Someone tells you that you can safe 60 or whatever % on your heating energy bill and You're catched in the trap. In nature there are no free lunches. Full stop. Houses need to be heated or else they will drop below the dew-point, accumulate condensate during the night and start rotting away. Simple as that. Build with bricks and you have a house for you and your grand-children.

i'm not understanding what i'm watching here...is he complaining about the EIFs system in general or the contractor work? because from what we do...THATS NOT EIFS...that looks to be standard stucco...if you can even call it that... EIFS is supposed to have a layer of insulation on the surface of the exterior sheathing...that insulation is supposed to have a drainage system or air gap between the insulation and exterior sheathing...that doesn't seem to be the case here...if anything thats installed incorrectly... that has nothing to do with the EIFS system... thats an example of how certain contractors have no integrity... if they told the owners that EIFS they lies... plain and simple...

I hear ya In nyc for many years the building code did NOT allow this kinda shit bldg he Part was the unions were strong and the bricklayers and masons kept a hold of their jobs but since we had bloomberg BILLIONAIRE mayor and his rich friends they started bldgs with this kinda shit on the outside PLUS the weather here is tough They put it on a condo made w non union scab ass labor down the block from my 1910 brick home ;they did the address out of it the kids already punched holes in it

If you let yourself get scammed - you deserve it because you didn't do your own research on the product, contractor, etc. If you had a contract with owner, why didn't you take him to court and enforce the contract? Nothing wrong with EIFS when it's installed correctly. The problem is contractors who don't have experience with it installing the system incorrectly.
