Charlie. You know I love you . I love you and admire you. You know that. Surely you do. But at 0.43 in this presentation you , in a flash, and without thinking, [ and that's not you ] give voice to a great myth. A myth which is one of he foundation tenets of the house price inflation religion. You say ' and you can afford the mortgage and [ therefore ] avoid negative equity. Negative equity isn't caused because the individual concerned can't afford his or her mortgage. It's caused because other people can't afford their mortgage payments , causing values generally to drop, .Anyone who gets into negative equity does so because of the inability of other people to pay thier mortgages, and the unwillingness of the population to take on huge loans to buy property with falling levels , and the sudden unwillingness of the banks to lend on the security of property the value of which is falling. I shall still be watching your videos because you're an immensely talented man, doing work which is so beneficial to our nation.

Yes I never understood this. If your house is worth less than you're paying then it's worth less than you're paying. Doesn't matter if you can afford it or not?

@@littleman787If you can't afford the payments, you might eventually have to sell at a loss. If you can afford the payments then you're overpaying, but if you plan to stay there for the next 10, 20 years you would have paid off all/a chunk of it off by then and the market could be completely different at that point.

I have enormous respect for you Charlie. You are a wonderful communicator. But your presentation on first time buyers and risk is nonsense. It proceeds from false assumptions. Do you know something though Charlie. I thank you from the bottom of my heart for presenting me with this false wisdom. It means I can examine it in the same way as a doctor examines diseased tissue under a microscope. And by doing so that doctor may save millions from pain and premature death.
