I know that brand, and you did get a steal for that mirror. Also it is sooooo you! Boy the amount of work involved in that demo is incredible. I think i would have gotten a quote and eaten beans for two months to have someone else do it. But then, I am 73, and don't have a strong, young husband. You both are the classic example of "If you can see it... you can achieve it". Amazing... can't wait to see the finished dream kitchen.

We wanted to save our original plan of floors, but like yours, the previous owner nailed every where the floors squeaked, so we ended up pulling up all the old floors, and lucky we did, because a lot of the areas of the subfloors throughout the house were either rotted or had water damage, so we replaced all the subfloors; which allowed us to insulate under the floors first as there was no insulation under the floors in the crawl space foundation area, and, which in turn, allowed us to redo all the plumbing, HVAC, and electric throughout the house (the electric ran under the floors then up the walls. So, long story long, we ended up gutting the entire house, redoing all the plumbing, electric, HVAC, put in proper insulation and level as many areas as we could before closing everything up. Everything in our small cottage was original to when it was built in 1938, one owner besides us. We kept the aesthetic of that time but with modern updates- wood floors, penny tile on the bathroom floor (we did radiant heated floors for this room and the laundry/mud room) and subway tile around the walls halfway up from the floor as the original, kept the original porcelain cast iron sink from the kitchen and put in the laundry room, cream flat panel kitchen cabinets with rubbed brass hardware, butcher block counters with marble tile backsplash, rubbed brass kitchen and bath faucets, we kept the original single hung wood windows with their single pane divided light and had new storm windows made and new screens made, kept the original merrier and exterior doors but refinished them (original fir doors we had to mix some different stains together to cut the red tone out of the wood), painted all the walls/ceiling and ceiling/floor trim Creamy by SW, and oaint d all the interior wood windows Tricorn Black by SW, then started decorating with some antique oak, maple and walnut furniture pieces and other decor and threw down vintage looking area rugs. From start to finish, it took us 3 years- our kitchen and bath cabinets and fixtures were stored in our garage for 2 1/2 years of that 3 years, because we bought them to reno those areas when we first moved in but once the floors and other issues raised their ugliness, those “quick and easy” reno’s weren’t finished until the end of the complete fit and reno.

You both are taking such care in your demo -- very inspiring. We recently replaced our kitchen floor and ran into hurdles too. The floor had always been raised and we weren't sure what was under the tile. So many layers! And there was a slight slope which prevented us from installing the tile we had chosen (probably why the previous tile had cracked). After many experts came into examine the floor, look underneath it in the basement, check foundation, etc. we decided to install hardwood to avoid the potential for cracked tile and since a "floating floor" wasn't an option. Ugh. Never knew I was going to get a crash course in flooring! Anyway, long story short, hardwood is a beautiful and timeless choice, and from what I have learned, a more forgiving choice when it comes to older homes and floors that aren't perfectly level. Food for thought! BTW, I found the cost to not be that much more than tile. Most of our expense was in demo, and you guys are doing that yourselves. Can't wait to see all the pretty things to come!

Oh man, it’s always one thing that leads to another isn’t it? Hah. I think hardwood is great for a kitchen, so glad you were able to find something you like and work it out!! We’re planning to do tile but I’m sure it’ll be a challenge as nothing is ever straight or even in these old houses. 😅

When we built a custom home about 2x years ago, we had 12 foot ceilings. My husband stumbled across a decor warehouse in a business park. They had an ornate 12 foot mirror. He sent me a photo and I screamed grab that! After he brought it home, I finally figured out it was resin also but it looked like wood and was beautiful. About 13 years ago we bought a slightly remodeled 1949 smaller home. We are having so much fun making it into our own. That 12 foot mirror had to be cut down to 9 feet to fit in our new place.

Get an adhesive stripper for the floors! I work at a 100 year old antique shop that used to be a Montgomery Wards. We recently tore out a window booth and restored it back to the original storefront window. The original hardwood floors were buried under ugly linoleum. We ripped it up and used adhesive stripper to remove the sticky crap. Then we cleaned the floors. They need to be sealed but they look great now!

It takes a long time when you are doing it yourself. Work and life get into the way. But when ripping down walls you can upgrade plumbing and electrical. It takes time.

I feel your pain in renovating. We are doing the same. We had our entire family write their names and any messages they wanted on the inside of the dry wall. It in another 100 years it is renovated, they will be found. I t also soaks our family love into the walls. Our home is a family home.

Window makeover: can you caulk that center seam at the top, make it disappear, and then draw a dark line where the new plank seam is?

I'd put wood filler on the ends of the boards in the new filler, that way you will think the boards go all the way to the top, just those two boards are all it needs, I think the wall is so busy with the lines you won't even notice with wood filler....

I think the sun room looks great! Like you said, if you didn't know, its really not the noticeable! That piece with the mirror on it Is just gorgeous by the way!❤ So is the chandelier! We've recently moved from Tennessee to Florida. When we packed up everything to put in storage until we find our house down here, I did some purging. We had two pretty nice size walk-in closets. I'm almost ashamed of the clothes, shoes, and other things that I got rid of!🫣 A lot was too small, but most was just things I didn't wear anymore. And of course a lot was heavier Winter things that I will not be needing in Florida.🥵 I sent five of the big lawn & garden trash bags with clothing, shoes, pocketbooks, scarves, coats & jackets.. to a Women's Recovery home. I won't lie, I still have a lot, but I did get rid of more than I kept so I feel good about that!😊 My husband purged his closet too. He really had a lot that he could no longer wear or didn't want. I really didn't have that many things to get rid of as far as deor or kitchen items. For whatever reason I had several crock pots and slow cookers so I just kept one of each. I also let my bedroom suit living room sectional and coffee table go. So those are things will have to get. They had seen better days & were really no longer my style or aesthetic.🤷‍♀️ I'm sure i can find what i really want with all the thrift & antique stores here! Honestly it felt really good to purge! Lol😄 And who knows, once we get everything out of storage and get moved into a house, on a purge more!🤷‍♀️ Oh Wowww.. that mirror piece is sooo stunning!!!😮 I don't blame you, if i had seen that & didn't get it, it would have seriously haunted me forever!😄 I'm like drooling over it🤤 Now I'm going to be praying i'll run into a piece at least close to it, even if its a like smaller it something.. I'm obsessed!🙆‍♀️ It really does look like wood, well worth $100! Man..i hate the floors were not salvageable🫤 I'm so excited to see the kitchen, completed! I know its going to be beautiful!😊 And can't wait to see that stunning piece placed in your home.. What A find!!

I had the same tacky adhesive and I tried everything to get it off, only to discover that boiling water worked on it!

I would have absolutely gone to battle with it had the floor not been ruined by all the nails. But, I’m keeping that little tidbit in my back pocket in case I need it in the future! ❤️
