It makes complete sense. 1) Property worth 9+million.... 2) get loan for 4plus million (from bank) 3)You still need the remainder (2plusmillion) 4)You and \or other private investors come together and provide that remaining equity 4)need another loan (construction) 5plus million 5)Build the additional apartments 6)get property built (1 year) and rent out all apartments (up to one year) 7)stable cash flow from tenants NOW GET APPRAISAL FOR COMPLETE PROPERTY....which is now valued at 15 plus million 8) REFINANCE (now you get a larger loan because you added value to property( 12plus million) 9)take that 12 plus million. Pay back old loan s and other investors. Robert and Kim earned the extra 200,000 because they refinance the property and they got more money. All the investor got their invest!ent and then some! superb!

When the rich says I don't pay tax meaning "deferment". They take the capital gain and invest. They take out $$$ what they need for their lifestyles and the rest $$$ is back to investment. That's how I understood the concept paying no tax.

Hien Pham It means 25% -35% of 1.2 million was not hit with a taxes. Not an indication of it they sold something, held unto to it, or spent it.

U guys are missing the point. The 300k cashflow is after all the costs of the loan to the bank. Yes they owe the bank 12 million. But they got 1.2 million in cash out of the deal. And they also now have a property worth over 15 million. So if they sold they'd have way over 3 million in profit. But why sell??? Due to phantom tax breaks the depreciation will make every single profit tax free. Plus it's making them at least 300k profit for life. Then in 30 years when the 12 million dollar loan is paid off, they will be able to keep all the money which will be around half a million a year for life plus appreciation. All because they got some investors together and made a smart deal. Or they can keep refinancing every couple of years and instead of needing people to finance with, they can finance themselves and keep alllllll the profit. I don't know how u guys aren't catching on here... it's an epic win on every level haha.

brad taylor any idea how the cashflowing income is tax free? I totally understand the use of the debt to pay back Kim and Robert which is tax free, but from what I thought (well in Australia atleast) is that if you have an income, it has to go through a structure, i.e company structure, trust structure, personal income etc, and that income is taxed at the appropriate tax rate. I'm no expert, but this has been a mystery to me lol.

In the USA, if you're providing homes or jobs to people the government will give "The Company" tax benefits and as a result will pay less in taxes. Actually providing jobs is if you're an incorporated company and your taxes will be low. If you're in real estate, proving homes to people, then you're an "investor" and the government awards you with 0% taxes. This is legal as long as you incorporate or are an investor. It's about how you file your taxes and such. As an employee or self-employed person, these two categories always pay the most tax. #HumanRace 💜

Great episode.Lots of info for a complex deal. @4:13 Why was the old loan 9.2 million when originally it was 4.9+5? Was it because during the construction and leasing period, some portion of the loan capital was paid back? That would make total sense.

no you don't, you can get someone just like Robert has Tom.. you do need to know the basics and basic accounting but you cant really accept taxes as your main "study".. Start by Robert's books

You need money to do this. You have to start smaller. Banks dont just hand out big loans like that. I would of liked to see less money and smaller properties as examples. I also do not understand why you pay no taxes. You make 300000 a year. Thats taxable most CPA are saying its taxable. Its a form of revenu. Is it by depreciating the building you save on the taxes ?

It seems to me the math is off? I calculated a sum of $9.9 million owed to the bank for the total of the loans. $4.9 million for the purchase and $5 million for the construction loan? Still a fantastic analogy! Thank you.

You are correct. I worked the numbers and it looks like after the refinance $12.5mm-$9.9mm=$2.6mm which means some one did not get all their equity back $2.7mm-$2.6mm=$100k. but at that level, its probably the price of a used Porche. :-)

Interest on a real estate loan is tax deductible. It is the government's way of creating an incentive to purchase real estate using debt.

There is a money management system that involves depth tool that every bank can provide so you have to have money circulating tool and it's a another reason why the ritch doesn't store money in bank some would say I don't even have a bank account that is being more aggressive, that is the thing you are seeking for but you don't know what that is and it can be done on both side personal and the corporate or llc they may combining both side, but understanding that and start using will take lot of courage to do that I can promise you that.

If you really look, you will find people that are trust babies or come from wealthy families who don't know what to do with their money, except waste it. If you do the homework, find the right property and come up with a great business plan (something a bank would ask for) and show to your potential partners they would jump in. As long as you have a written agreement with all parties and have very detailed outlines of who gets what and what perecntage. Always cover yourself so you don't get screwed!

If you can make them a profit, they can be convinced to let you use their money. Beyond that, it is all about relationships.

Just an observation, new loan came in at 12.5m, the old loan was stated to be 9.2m. However, if you calculate the initial loan amt (4.9m + 5m), that was 9.9m. So I assume during 2 yrs of building and leasing the new units, 700k of the loan was paid off? So with 300k a year cash flow, one is able to pay off the 12.5m of the new loan? And with money you get from the new loan, I assume you invest to generate more cash flow?

Because the first loan was investors cash, and when they refinanced for the12.5 M now the investors are paid back and the refinanced loan is calculated in the operating cost, so the cash Flow is Infinite ROI Because you do not have any of your money anymore. Robert and Kim paid back the adviser guy paid back, and the loan is on the property's new appraisel that allowed you to pay everyone back from the original loan and the NOI is the infinite ROI Cash Flow. This can be scaled down to any buy and hold property, just the Infinite Cash Flow will be proportional to the investment amount just as any property investment is.
