Many property dealers will say they don’t deal in resale… even though there is 2% brokerage in resale (1% each from buyer/seller), and 0% brokerage in direct builder deal… meaning builder must be paying even more to dealers to catch buyers 🤔

@Anshul Gupta Builders/ Developers broker fee is usually 2 to 3% but it is not paid immediately after the deal is done. It may take a year or two to be paid to the broker.

@@bravewarrior1218 However they get some money just to get buyer in office… caller target is to bring buyer to office… sale guy target is to just convince the buyer to meet closing manager… closing manager target is to just swipe the token… that’s it, no one cares if anything is delivered or not to buyer

Yes.. Anshul… have observed that brokers prefer getting commission by telling you to put your flat on rent rather than selling your flat…it’s my experience… it’s tough to sell a flat.

For flat - monthly rent : market value =1:400 ;. If real rent is 5000 market value is 20 lakh , For home - monthly rent :market value = 1: 600; if real rent out of house is 10000 market value of house is 60 lakh ,, Rent is not what is reflected on magic brics or no broker but 2000 rs minus what is listed ,, 🙏🙏🙏 Janhit mein jari

Sir, the main scam is the ready reckoner rate. That's the main driver of declared rate and never allows for market determined rate.

Leverage is one of the greatest power you can have. Unfortunately buyers will not unite like sellers. Market should always be buyer owned market.

Even in Hyderabad you can see big builders and their brokers hyping up the prices needlessly when smaller buildings sell at 30 % less

I think seller has power only in prime location and prices are not that hyped, provided there is scarcity of other projects due ro government land nearby

Even in a prime location, there is a price ceiling. You can't sell 200 Gaj land for 1000 crore in Hauz Khas, South Delhi. So, every seller has the power to sell their land at any time as long as they are selling it at a market rate. If it is in a really shady area, then its market value is close to 0 which the seller might not be able to digest.

As per my point of view here government or honorable court should capping on these prices which is artificially made by builders. Then only situation would change for some extent. If builder violate any such law , he should be behind the bar.

Market value depends on demand and supply. But surely not on construction cost. As flat in dadar and badlapur have same construction cost but value differs

Market value of a ready to move in flat or house must be in the range of "Annual Rent multiplied by 5 or 10(depending on the premium facilities it offers)". A very simple thumb rule anyone can follow. Also if the property is near it's lifespan of 20-25 years, again price has to be adjusted and reduced accordingly after adjusting to inflation by seeing inflation indexation chart

Same has been case about raheja estate Borivali broker quoting price above 1cr when you come out of raheja compound there are flats with pricing of 80-90 lac so much different rates within 500 meter radius

Aajkal resale flats mai bhi seller bhaav pakad k baithe hai. In sellers ka akad dekh k kabhi kabhi doubt hota hai ki yeh buyers market hai ya seller market hai. Koi utarne ko tayyar hi nahi hai. Kya 30 to 40% margin hai negotiation ka resale flat mai?

The buyers are not getting correct true guidelines in real estate market.. The market value is created forced on buyers. The builders are supported by political leaders and government agencies with cut commission. The resale value should be ten percent more than initial purchase price. The real estate prices go down for maintenance costs and repair costs.
