If land cost is 40 crores (not 100crores) , and construction cost is 2000 per sqft, how much should you sell it for? Hyderabad is still the cheapest among metro cities. Except for madhapur, kokapet and neopolis areas, you can still get a flat for 40 lacs to 1 crore. How can you expect the prices to be same when all other prices are increasing. You should blame the landowners for increased prices, not the builders.

No chance. Real estate will go up, but slower than before. Lot of people acquired land at high rates, and they will not sell at a loss. Temporary rates will stall but slower growth will definitely happen in future.

Never happened before and will never happen in future, unless population decreases drastically. This is buyers market. Buyers should not wait , but bargain hard and buy the properties. Once it's starts raising, people will again complain that they missed an opportunity.

1. What are your predictions about open plots prices and new layout approval in the areas of velimala, ghanpur, kondakal, sheriguda ( near lahari resort), bhanur 2. What about new infra developments ? Like laying of proposed 100 feet roads i.e manjeera pipeline road, kondakal to baddam reddy gardens, ROB or flyover near harshith spring field villas and shubhagruha avanthika, 200 ft road along ghanpur and velimala 3. RR7 100 ft road extension? Now it stopped at kondkal govt school. As per plan it should take left and go till aparna western meadows then takes right and go till indus international school then take left and join mokila road. Will road work continue? 4. Any new employment generation projects coming in the manufacturing zone which is beside BHEL mayfir villas? We have one as medha rail coach factory in velimala 5. Can we expect kollur IT SEZ? 6. One of the speaker telling construction cost never reduces. During depression commodity prices reduces then construction cost also reduces, land prices are not transparent in Hyderabad, more hype. Land prices have become unaffordable, political uncertainty, global financial risks might lead to downturn in RE market for 3 yrs.
