I live in Mumbai and have been house hunting for almost 2 years. Its our hard earned money so obviously dont settle for anything less than what you want. my earnest request to you is to please dont go for under construction. Every builder pushes us to buy their under construction inventory and atleast in Mumbai Ive seen projects delayed for years. sometimes close to 8 years !! and this was pre covid when there was no issues with labor. they impress us with their sample flats and promise us impractical dates.e.g one project had just dug up their land and did not have a single labour. an agent insisted i take a look. when I enquired for 1 or 2 bhk he said "very few are left- rest sold out" I straightaway refused to see any further. Said when Im spending my money ill buy a flat of my choice not the builders choice and if they dont have what I want im not buying !! within 2 days i get a call saying more flats are available as there were some cancellations !! I said that makes it all the more a reason for me to not buy. If people who had invested are backing out , there is something wrong in your project. Agents and builders wiil always push their worst inventory. Never ever talk of your budget to these guys. just say we will buy what our family needs. budget will depend upon the product. I have had such enlightening experiences that I can write a book on how agents and builders want to cheat you. Even reputed builders cheat really bad. I dont know if you have seen videos on Lodha group New Cuffe Parade project in Mumbai. if not please watch. Lodha is a very reputed builder who sells luxury homes has delivered cardboard homes in this particular project for around 4 crores. 80 % of builders have faulty backgrounds of either bad construction quality, fake paperwork, no govt clearances, big name builders here in Mumbai have built illegally on forest land and 5-6 years later that building gets demolition notice !! imagine the horror of the people who bought flats there. RNA , Lodha, Evershine are all fraud builders. Godrej and Tata may be good. In Mumbai only Kalpataru and Kananiya still have some face. Please also check if Godrej is involved in the construction too or they just gave the land to another developer to construct. In such a case Godrej is not responsible for the quality of construction but developers use their name to attract customers. This happens quite often here in Mumbai.
