Very valid view of property returns. I sold some land in 2023 which was brought for 4 lakh and sold at 10 lakh. As the holding period was quite long, profit was off set through indexation and no tax was required to be paid. If I had sold that land now, I had to pay a considerable amount of tax even after a pity return. It's not fair. It doesn't make any sense to tax if the capital gains are even lower than inflation.

Arre bhaiyo, if You buy another house or piece of land after selling a property, then also there is no property tax. Further, LTCG on property is applicable after 2 Cr of profit per person on sale.

In some cases 12.5 percent is very unjustified in some cases. In invest 20 lac rs in 2001. Now value is about 1 crore now. By applying indexation tax would be about nil. Now tax will be about 10 lacs. Some grand fathering like provision should have been there. Do discuss this in yor channel. May be Govt. consider after listening you.

I differ with what you are saying that property rate will be sidwways to decline, because first increasing population will have more demand for more homes, second reason is govt policy of building more affordable housing,third and most strong reason is you cannot make property in your factory but have only what you have,you cant increase property horizontally but only can go either underground or vertically,so property rate will increase timely.

Sir ,the govt says that it has brought parity in LTCG for financial and non financial assets.However when a person sells the real estate he is not liable to pay LTCG if he invests the proceeds of the sale in another real estate .Similarly when an investor sells stock after a year and invests the proceeds in another stock & holds it for more than one year then he should not be liable to pay any LTCG to bring in the parity in the real sense.

Sir, removal of indexation benefit is like imposing taxation with retrospective effect. Before 2014 election, this was one of their poll promises and also in the Parliament that they will never resort to retrospective taxation. All senior officers of the Government including Revenue Secretary are defending that it is a simplification exercise and purpose is not revenue augmentation. Either they don’t understand basics of economics and taxation or they are simply befooling taxpayers. I think this can be challenged in the Courts on the grounds of breach of Promissory Estoppel . Worst kind of Tax Terrorism !! Your views please

The government, stealing 10 gm gold is a flawed argument, as the price of gold even in the market has fallen so you still hold the same quantity of gold as before. Also, the holding of gold in SGB form will probably be 1-2% of total gold sold across India in a year, so to say that govt is saving it’s outflow on SGB on account of reduction of duties on gold is also flawed as govt is suffering a higher loss of income from the annual sales of physical gold that happens in the country which is far higher than the qty of gold which will be redeemed through SGB

It is time to sell properties..if it has already given you 20 or 30 or 100 times or more....because you pay flat tax...indexation on such case would have not benefited...

Sir when will this rally stop? If currently retail is able to absorb the FII selling,then is there anyother seller bigger than FII? Ye kya bull run kabhi nahi rukega ager aise hi chalta raha? Or it will stop only when consumption will fall, unemployment will increase and retail will have less cash to invest?

Sir if govt thinks real estate will give more than 15% return then why don't they give housing bonds with yield of 12% and use that money for affordable housing projects. They won't don't do this as they know RE will not give u FD return aswell

Even if that's true, the rich have EARNED their money. Govt. has no business in looting people of their own wealth. Rich people who pay taxes and earn honestly are far better than these political class who suck the country's blood like leeches in the form of corruption. Why hasn't any strong anti corruption bill came out yet despite 3 terms? No one is now interested in Hindu Muslim and mandir masjid.
