Saved a 25% down for my first house. Calculated a 15 year payoff. That set the ceiling on what I bought. Took a 30 year so not facing a potential default if had to move to a high cost market. Or lost my job. A cushion. Every payment made was extra principal paid down. My last and present house was cash. Zero debt. Really big cash cushion!

Danielle's comments on rents are 100% accurate. Anecdotally, when we moved into our new build apartment complex after viewing multiple in the beginning of Q4 2024, initially rents were $2300-2500 for a 2 bedroom 2 bath and by the time we signed 2 months later, we received incentives that lowered our monthly rate, over a 14 month period, to ~$1900. Essentially what we were paying further from our metro area, in a smaller and much older property with less amenities during all of 2024. Oversupply of multifamily properties entering the market and weak demand from labor growth gave us this competitive advantage.

In my opinion $2300 is a lot to pay for rent. Mind you it is a 2 bed 2 bath. Even $1900 is a price to pay. That’s around $22,000 per year. I hope that includes utilities.

@ I live 5 min from a large metro on the coast in the sunbelt. 1 bedrooms within the metro go between $3-4,000. I’m assuming you are more familiar with rural prices.

Thanks for the report. Your post helps gain perspective on the subject. I'm in Vegas, which is strongly influenced by the California market continuous exodus since the Peace Division started in the early 1990s (post-Cold War MIC workers in CA coming to Nevada for better tax treatment). It will be interesting to see how the Newsom Fires affect our rental market since so many people did not have insurance, and hence, their net worth literally went up in flames. So, many of these displaced people from CA has one option: Rent in Vegas. Sidebar: AMH Homes out of Irvine, CA, has built two SFR Serf Colonies in the SW Sub-Market of Vegas at Hualapai & Blue Diamond Road (State Hwy 160). Those rents are going back to CA for Newsom to TAX & WASTE while the renters in those homes built zero equity & are effectively paying 100% tribute to their Lords, AMH Homes. Interesting to see play out.

My spouse and I have been a two-year journey of downsizing from our house to a condo paying off debt. I got rid of my truck and got an old truck no payments. We aren’t buying anything but silver, this is how we save money we do not save fiat currency in this household.. I’m 37

Inflation is used as a blanket term to explain raising prices. Is it Inflationary? No. Will prices go up? Yes. Example If american meat is 15 dollars. Country x is sold 10 dollars in america. Country x is hit with tarrifs. Both are now 15 dollars. No cheaper alternative. Prices raised. Either you pay the price or don't. If you don't then store will carry less or not carry at all.

Before that, I've been watching off and on since we were at s&p 2000, she's always bearish, always some problem about to blow up. I have never heard her say You know it's a good time to load up on equities. Meanwhile the s&p is up 3x. I would suggest that the FED caused the recession that they were "worried " about in 2019 by continuously raising rates from the moment Trump took office until that time. I think the Fed funds rate was about .2 when trump won the election and they had it up to something like 2.4% by 2019? Then wondered why the economy was slowing?

Trump 1.0 and immigration slowdown coincided with rate hikes in 2018. Reducing the inward flow of labor, either directly via migration barriers, or indirectly via trade barriers, creates higher demand for domestic labor and higher wages and prices.
