I am glad someone finally covered this estate. My first visit to this estate years back left me in awe. It was amazing to see Nigerians come up with such well thought out estate. This is definitely one of the best videos on real estate in Nigeria especially in Lagos. Although on the expensive end, i love the vegetation, landscaping and how all the estate is neatly planned. This is the second video I'm watching after the first one, and I'm not noticing no rubbish nepa wire that makes the place look tattered. The organizers of the estate really used the white people standards and its very good. And I don't know why my mind is telling me this place looks better than that so-called banana island. Hello Tolu! Happy birthday, belatedly. Hope you enjoyed your birthday. The houses are massive and beautiful! I absolutely love the grounds and the greenery. Love the HOA directive that 40% of the property must be set aside for greenery. But even in this estate of expensive beautiful homes, you can see signs of lack of maintenance around some of the houses, thankfully not all of them. Some of the sidewalk/gutter covers are broken or popping up. The perimeter fences, the sidewalk/pavement, driveway concrete need to be power-washed badly and regularly, to get rid of that black mold. Some lawns need to be edged. Also, the owners of the empty lots should be made to maintain their lots by regularly mowing them. They are eyesores, and can invite unwanted vermin. That recreational facility area is so unbecoming of such an estate. I do love the houses though! They are massive and beautiful. With garages as well, awesome!

The idea is almost like yankee neighborhood but then i see some things that reminds me its still lagos lol, people parking in the over grown bushes and some of the gutters look broken but nice place overall; one will definitely break the bank to purchase a property here. Wonderful video. Though I have a question. Ive watched many videos of people showing Lagos, or houses around Lagos and one thing Ive always noticed was how bad the roads are maintained. Even the sidewalks. I understand that city roads can be badly maintain, BUT why are private estate roads so bad? Sometimes I see videos of newly built neighborhods but the roads and sidewalks often look like they have been used for many years and are getting or already are bad.

Nicon estate in my opinion is nicer than Banana, no pylons with wires across the sky, no fences beautiful gardens.
