Nice home. Fair price. You do very good home presentations. And here I was thinking that I would have to look in California to find reasonably priced real estate. From reading other comments on other properties, prices are being jacked up like crazy. Actually, some people would be happy paying twice the amount the Chapala area realtors are fixing. $50-70 a sq ft is normal all over Mexico except for the American expat towns....................then the fleecing begins.

Actually, there are people from all over the world that live here. Property taxes run $300 per year on average. Electricity is around $25 US per month, cell phone is $10 per month, water is around $100 per year, some television packages are $20 to $35 per month. Appreciate the comment.

Thank you sir. Home buying is a processs. If a buyer is at a lower price point I feel it is important to jump on a property when it becomes availble. Or ifa home presents a tremendous value, a buyer should put in a offer and make the home his or her own. Otherwise, the buyer needs to be thoroughly educated before buying a property here. This property is worth the money but it does not show well and the seller fails to do the things that would allow a strong offer. If the furniture was removed, landscaping was done to maximize the view, a new cook top was placed, light bulbs replaced and the home cleaned, it would show better and it would fetch a larger price. I believe the home will sell but not at the price the seller is expecting. Feel free to reach out via email at [e-mail] if you wish to start a dialogue on your needs. There is a neat condo development right on the main road I think is pretty interesting. Not for everyone. 4 story structure with a rooftop pool. Fairly priced and I believe half of them are sold. Construction completion date is the end of next year. This property is not for everyone though. It depends on how you wish to live. I wrote a comment that I felt the property could be shown better with a few improvements to the property. A viewer commented that if I was their realtor representing them, they would fire me. I deleted my comment and their comment but realized I should not have. My job is to represent you and to get the best price for your home. Sometimes I have to say things sellers do not want to hear. Sellers should remove their family photos as people want to buy THEIR dream home, not someone else's. Sometimes repairs need to be made. Sometimes landscaping needs to be done to maximize curb appeal. Sometimes rooms need to be painted a neutral color to attract more buyers. It is difficult to inform sellers that changes need to be made to their home as it is one of their biggest assets. It is not just a house, it is their HOME. It can be upsetting to sellers to give them advice on how to get a better return on their home investment. Again, i should not have deleted the viewer's opinion nor should I have removed my comments that some things need to be changed on this property in order to get the best price for their home.

It's in the best interest of any seller for prospective buyers not have their expectations sky-high and thus be shattered. Goodness, my 4 bedroom, 2.5 bath, in an excellent bedroom community of Dallas, TX, built in 2008, 1/2 acre, does not cost that much. Are ex-pats driving other ex-pats out of the market?

The prices of homes are definitely escalating in Lake Chapala. Of course this home is solid brick and concrete. Property taxes would be around $300 or $400 per YEAR. Electric will run around $25 per month. Cell phone would be $10 per month. Internet would be $28 per month. Large TV providers with all sports. all movie channels, over 8000 channels runs around $30 per month. Food and restaurants are signigicantly cheaper here as well. So Ex Pats are paying significantly more for their properties but after doing so, are able to have a very comfortable life. Thank you for your comment.

@@wormslakechapalamexicoprop8376 - overall expenses and cost of living are definitely cheaper - which make it still a bargain. I am thinking about retiring near Lake Chapala. (My US home is high end also: brick, stone, concrete, granite counters throughout, stick built, etc.,)

Of course this is US information. This home is 400 square meters or 4305 square feet. So if we take the low number of $110 per square foot multiplied by 4305 it totals to $473,550 US dollars and this calculation does not include the lot. You figure the cost to build a home here is significantly less than the United States but you add the lot of 600 square meters, you reach the rough sale price. I do appreciate your comment though.

@@wormslakechapalamexicoprop8376 I'm Mexican and I have built 3 houses In the Ajijic and Chapala area, the construction cost for the quality of finish of the house above is around $11,000 pesos per square meter ( $550 US or approx $55 sq ft ) the realistic cost of the house is around 350K US. 220K for construction, 120K lot, and 30k landscaping.
