Kindly help me with this issue. When one buys a land in 2024, does the person need to have an indenture and lease agreement separately as the laws in Ghana prohibit Outright sale of land or the indenture and the lease needs to be merged? Can one apply for land title as land sales are lease.

they are not two different documents like you think. dont get confused . an indenture is the physical document which conveys title/ interest in land..these interests could be a lease, conveyance ,assignment, sublease, or deed of gift

thats why you have the right to renewal in your lease docuement.pay close attention to the renewal clauses and raise concerns if you want to.... this shouldnt discourage you from owning landed properties.. infact thats why its the best to use lawyers in landed tran sactions

@@parmark_emmanuel you have misunderstood the renewal clause , you only have right for a renewal if it was granted to you before purchase, in other words if the seller said he will offer you a renewal for a period of time he has to sign that agreement in your indenture, after that renewal is expired you do not automatically get a second extension of your lease unless he or his family decides to further extend the lease but they don’t have they can say no more extension we want our property back.

Don’t lease land in Ghana it’s a scam , your better off in Zimbabwe or South Africa for freehold land
