Less is more. Some condos force the facilities down your throat with facilities that I personally never liked and never wanted but still need to pay for them. For me, definitely less is more..Less facilities is more for me. And landed villa doesnt have to be 2 or 3 storey. You can build your own single storey villa
You should make a trip to Penang then you buy the Millionaires’ Row, just next to the seaside👍🏻💪🏻

保安良好freehold的有地住宅,1-2樓就好, 若需要的公設, 再去參加club就好. Just like, Leisure Farm ,near 2nd CIQ, is the best.

You mention the word 'troublesome' over a dozen times, so I can easily figure out what is your preferred ideal residence. But I do agree with your viewpoints. Villa or large apartment? I go for medium size condo. Less troublesome 😊

Why share your land and space when you have so many beautiful landed properties to chose from in Malaysia. Try looking at single storey Semi-Ds or Bungalows for a change.😅😊

Condo maintenance fees are varied from year to year and can be millions after 10 years. You are actually paying another condo for local residents. All the cons that you mentioned about landed are near your residence areas. Can not compare with Bukit Damansara villa that worth 10-20m. Besides Desa park city is the villa of Damansara height on the hills. Country heights Damansara.

One's choice will depend on the person, of course. However, after living in Malaysia for over two years, I'm a little tired of living in new condo buildings. Yes, they look nice and are generally nicely decorated if it comes furnished. But here are my negatives: 1) No soundproofing. Currently, I can hear my upstairs neighbors talk sometimes or when they even open creaky cabinets or doors. Previously, at another place I had one person move in below me who brought in an acoustic piano (below my bedroom) and played it anytime during the day or night (e.g. 4am). Depending on who you talk to in the management office, noise issues may take considerable time (in my case, three months) to resolve, or they may not get resolved to your satisfaction. I once lived below an elephant when he walked, for instance. I now prefer an old condo that has thick concrete walls. 2) In my current building, it takes almost ten minutes to get my parking space from the ground level. I want my car to have covering but I don't want to take that much time to park or leave. I prefer parking my car next to my place so I can easily carry in groceries, for example. 3) Sometimes staff can be noisy at a large condo. And while amenities are nice, I think people need to be honest with themselves in terms of how much will they really use the gym or pool, for example. Anyway, I plan to look for a townhouse when my current rental agreement is about to expire. I may still share a common wall on the sides, but it should be quieter than having someone above and below me. Note: I won't buy property here because the rules for expats are subject to change and I don't think it's a particularly good long-term investment. Rental yields aren't attractive either, in my opinion.
I believe the Malaysian government should impose a ban on foreigners purchasing landed properties. Allowing this will likely drive up prices and negatively affect local residents. There should be a strict prohibition on foreigners buying property, whether landed or condominiums, for investment purposes at the expense of Malaysians. This situation is simply unacceptable!

First, this practise has to be brought up to Utusan Melayu, TheStart and Malay Mail and it will go straight to the government in the Ministry of Housing and Local Government (KPKT)
