不谈钱而只谈论居住体验显然是以偏概全的。千万的bungalow居住体验一定强过任何大平层(据我所知,不说penthouse,kl应该还没有任何luxury condo的大平层是破千万的)。 但千万以内,百万以上,尤其2-600万以内(新旧),luxury condo的大平层是追求生活品质的人基本上不可以忽略的。在这价位,基本找不到地点好,gated guarded,有设施的半独立更别谈bungalow了。 马来西亚很多低价landed都是隐藏着很多“陷阱”的。“贫民窟”里的“假皇宫”处处都是。这些房子因为高额房价未来的二手市场一定很难交易出去。 而有私人电梯的大平层,隐私其实丝毫不输于半独立甚至bungalow。 很多富人区的原landed住户都开始“downgrade”到大平层,所谓春江水暖鸭先知,未来的趋势是什么一清二楚。。。

打工的时候住公寓,过后买了landed 很多地方和你所说的很相似 主要打理很累😂 ,下一间要买的话肯定会选公寓,我是马来西亚人 还是公寓比较适合我。

大馬公民。。多數會選擇 landed house ...privacy, land title belonging, convenient, second hand value is better than condo..and also the utility bills is lower than condo ...and also niid need to pay higher monthly cost of maintenance

看過casaman 和mansion 的layout, 很多朋友都說its ID's nightmare. 如果沒記錯,當年launching price才1.8m 和2.8m,現在直是翻倍了 For 8m, 可以在KL買到更好的豪宅了

家庭成员多经济OK 别墅该没問题 但如果家庭成员4,5名 就多保重了😊 成員不多半独立最適🈴️

Landed 也能有自己的泳池,花园也能有一个篮球场大,不管是二楼或三楼也能有电梯在屋里或屋外,你应该还没看到吧😊 住公寓最怕是上下层的邻居,楼上小孩乱跑你被吵到,你沒在屋里乱跑但楼下compliant你吵到他们,楼上漏水到你家或你漏水到楼下, 太多事发生。

你不能拿luxury landed 和 一般公寓比较吧,个人觉得最重要还是遇到好的并且有素质的邻居比较重要,不然landed一样很多问题。除非你的landed没有邻居 就当我没说😂

@@A-Nomad-Life 不是,是邻居素质好😂😂都住park regent了难道还天天在家里跑制造噪音被投诉???很多留言其实一看就知道他所说的是靠想象的。不知道park regent不会有噪音问题的能真正了解有私人泳池,花园比篮球场大的bungalow???

我工作的关系所以在市中心有套公寓自住和一套不在市中心的别墅。如果家庭我还是会选择住别墅,只是偶尔住一下公寓。如果买自主的公寓就要买高楼然后配备一楼的停车位。投资出租的可以选底层的,因为低层楼的比较便宜,但租金是一样的。

相较等电梯和去停车场、兜圈子开车出门,我完全接受在家爬楼梯。因此,我一直很喜欢住有地住宅。但我实在厌倦了不停的打扫,所以搬到公寓。出乎意料的是,我真的喜欢公寓的通风和采光。有地住宅真的很闷热!但现在我在公寓里完全可以不开空调就能睡个好觉,下雨天还很冷。超市和餐饮店都在公寓楼下,除了上班,基本上不需要开车。虽然如此,我依然保留了那套有地住宅,所以还得应付维修的烦恼。期望退休后搬回去,有保安和围栏的环境幽静安全,我喜欢园艺,也喜欢我的穆斯林邻居。住公寓4年,我基本上不知道我的邻居是谁😅。

只要有gng的小区不管individual或strata都是有物业费的,只是landed的物业费一般比公寓便宜,像小区的公园,道路,保安都是要人打理的

从小住地屋(双层半独立),近年也买了公寓(60多万的中阶公寓)。两边住下来觉得还是地屋住的更习惯,也不需要每个月还管理费(地屋是每半年还门牌税assessment rate给市政府,一年下来还是比公寓管理费便宜很多)而且如果土地面积大,有更多的私人空间,庭院也可以种些花果。邻居间也比较熟络。停车上下车进屋方便多了。打扫清洁有钟点佣人或者有空自己打扫就可以了。我能想到住公寓的优点只有楼层住的够高的话比较没蚊虫,不像住地屋门窗都要关紧紧。。。哈哈

其实有不少3层或以上的别墅,屋主家如有老人都会本身额外装电梯,最低马币15万就有了。

landed通常卖到8m都是比较靠近市中心或者那边是比较繁荣。其实你在找仔细一些有些地方的别墅只是卖2m-4m这些质量更好,当然不好的地方可能开车需要20分钟车程会比较远离中心一点点。但是如果买8m但是也是塞车20分钟回到家。另外一个距离远一点但是也是20分钟回到家。那干脆住远一点。😂

对,跟我老婆和岳母的想法 都是一致🤭 把那个公寓整个楼层买下来就好了,真的是很宽敞。就好像商场要够扩大才好观看。🫰🏻 有些公寓,一层楼才有六家。两大两种两小。4 个打通,剩下两个小的 可以给亲朋戚友来住。全部装修的美美 🫰🏻

住公寓不方便,shopping 回家,停好车,左一包右一包,还要等电梯,是夠麻煩的。如果你的車要充电,可想而之。 地屋就方便的多,有保安圉篱,种花种草可请專人处理,养魚养島猫狗,打扫除了女佣也有專人打扫的,费用不是很高,工作忙碌一整天,回家看看花看看魚,解压。。。。而且爱车停在车房里,看得到摸得着。。。

Less is more. Some condos force the facilities down your throat with facilities that I personally never liked and never wanted but still need to pay for them. For me, definitely less is more..Less facilities is more for me. And landed villa doesnt have to be 2 or 3 storey. You can build your own single storey villa

保安良好freehold的有地住宅,1-2樓就好, 若需要的公設, 再去參加club就好. Just like, Leisure Farm ,near 2nd CIQ, is the best.

纠正你一下,现今三层以上的洋房,都可以按装小型电梯 (只供四至五人使用) 不存在爬楼梯的问题。再者豪宅 (三,四层) 电器,生活用具每层再买一套有何不可,只要有钱就任性一回,又不是天天买。房子要整理干净不须要长期请保母,可以找钟点女佣每星期须要多少次随你喜欢,做完就离开。

Condo maintenance fees are varied from year to year and can be millions after 10 years. You are actually paying another condo for local residents. All the cons that you mentioned about landed are near your residence areas. Can not compare with Bukit Damansara villa that worth 10-20m. Besides Desa park city is the villa of Damansara height on the hills. Country heights Damansara.

小家庭不要住别墅,做家务或是打理是最头疼,而且您很难请到佣人来做工,没有人要一个人来做这么大间屋子,至少两个到三个佣人,他们才会来来做!

还是推介 DPC 的 Breezeway landed. 人车分离,虽landed但用公寓设施,花园物业打理(屋主不用烦),Best of both worlds. 但可能屋内面积比不上Mansion.

也许你看到的别墅一般的,不是特别高级的,我朋友的还有电梯,基本上连草地也很大,都是一间而已,连旁边的地有草地隔离着,kinrara, country heights一带的那才是真的别墅。

關於lift,个人比較喜歡分开式的,試想有一天我被人hijack了帶回家,从carpark直上unit 的就沒人能幫到你了 split的需要經過lobby,守衛還可能从我的眼光蔡觉到我被人挾持了 還有小偷也沒那么容易从lobby进到resident lift,居本守衛認識每一戶人家,陌生人几乎沒可能可以混进去

我不确定高级公寓区什么情况, 不过有听过一些公寓如果你楼上防水没做好漏水到你楼下的话,你还是需要跟楼上邻居协商怎么解决,甚至听过楼上邻居为了不想负责,直接扮傻不在家,或者长期没人住的,想到就会怕

在中国,别墅的土地是永久产权吗?如果不是,那么将马来西亚与中国的别墅进行比较是不合适的。其实在马来西亚,没必要一定要买别墅。两层半独立式或联排层就足够了。甚至不需要是全新的房子。 10年以上维护良好的房子也不错。

公寓不保值,如果以后你想离开马来西亚,很难买出去, 而且回公寓停车场,想象每天每年开车重复转圈圈回家,好难受。

1. 首先,不要一直劝外国人和楼主住别墅,青菜豆腐各有所好,你们喜欢landed不代表全世界喜欢landed 2. 很多外国人和楼主也是住过landed 房子,移居大马也没必要再去体验landed 3. 有些人就喜欢高楼层的公寓,不一定人人都爱landed 4. 我们喜欢椰浆饭,laksa,rojak……不代表全世界都爱这味

我喜欢 low density condo 既可以有 landed 的感觉, 也不会忧虑因为 40楼的 condo 加速老化问题,比如 sunway vivaldi 9层那种,一个楼层只有两个 unit

我觉得这里可能有一些认知上的差别。马来西亚人所谓的别墅(Bungalow)是并不是类似您之前看的房。所以才会有人说电梯、游泳池等等。

@@A-Nomad-Life 马来西亚人说的bungalow 是独栋别墅 (detached house),最少两层楼,豪华的自家有电梯,四面环地 (比如Tropicana golf & country resort, Sierramas, Setia Eco Park)。下一个级别是semi-detached (俗称semi-D, 与一个邻居共用一墙)和clustered house (4间屋子的屁股黏在一起,比较不普遍)。最普遍的是double-storey link house (也有triple的)。Townhouse 比较少。Single-storey bungalow 或 Single-storey link house 在大城市都是以前建下来的老房子。

One's choice will depend on the person, of course. However, after living in Malaysia for over two years, I'm a little tired of living in new condo buildings. Yes, they look nice and are generally nicely decorated if it comes furnished. But here are my negatives: 1) No soundproofing. Currently, I can hear my upstairs neighbors talk sometimes or when they even open creaky cabinets or doors. Previously, at another place I had one person move in below me who brought in an acoustic piano (below my bedroom) and played it anytime during the day or night (e.g. 4am). Depending on who you talk to in the management office, noise issues may take considerable time (in my case, three months) to resolve, or they may not get resolved to your satisfaction. I once lived below an elephant when he walked, for instance. I now prefer an old condo that has thick concrete walls. 2) In my current building, it takes almost ten minutes to get my parking space from the ground level. I want my car to have covering but I don't want to take that much time to park or leave. I prefer parking my car next to my place so I can easily carry in groceries, for example. 3) Sometimes staff can be noisy at a large condo. And while amenities are nice, I think people need to be honest with themselves in terms of how much will they really use the gym or pool, for example. Anyway, I plan to look for a townhouse when my current rental agreement is about to expire. I may still share a common wall on the sides, but it should be quieter than having someone above and below me. Note: I won't buy property here because the rules for expats are subject to change and I don't think it's a particularly good long-term investment. Rental yields aren't attractive either, in my opinion.

I believe the Malaysian government should impose a ban on foreigners purchasing landed properties. Allowing this will likely drive up prices and negatively affect local residents. There should be a strict prohibition on foreigners buying property, whether landed or condominiums, for investment purposes at the expense of Malaysians. This situation is simply unacceptable!

@@heathxakuma 我从2018年以来到现在已经第三个了,前两个一个做了两年多因为疫情回家,第二个做了三年,现在这个明年满两年,全部都有完成合同起码的两年

@@A-Nomad-Life 哈哈 小姐姐 有Single-storey bungalow 的 不用爬楼梯,還有如果你要隱私好,籬笆和外門可以建高點的。 如果能入住那區的,基本大家的素質level 都差不多的。
